Victory at Burcham Woods (731), east-lansing-mi

Might be the worst place to live in east lansing. I have sent constant maintenance issues and they still have been left unresolved, when I first moved in they claimed to have “cleaned,” it was utterly filthy in this place. Dust everywhere, painting over dirt, my feet turned black from walking around here. I don’t have kitchen baseboards, the wifi connection is horrendous, my front door doesn’t even open properly. There are countless issues within this apartment but the worst part is you pay nearly a grand just to live in this filth. We were given a tour of an apartment within this complex that was 10x nicer and they claimed it was not different, my bathroom is the size of a closet.

I really don’t know where to start. A fresh coat of paint does not make this property livable. I was excited for my daughter’s first apartment but to start a pool that was never fixed and just lies that it would be done. A door handle to my daughter’s room that broke off and left her stuck in the room. The inability to use two appliances at the same time without the circuit breaker shutting off- ants- and water coming down her wall which required them to dry out her room replace the drywall and total inconvenience to her life she had to stay somewhere else because of this and they would not even compensate her. I asked for owners to call never happened and this last straw is a 25.00 charge for clean up. It’s a bunch of crap- my friends and I moved her out and it was clean. The issue was my daughters apartment flooded during a storm and they came in and moved all her stuff to a bathtub not a phone call nothing, this is a terrible place to live management is terrible and whom ever owns it never contacts you. Is the pool fixed yet? I am thinking East Lansing should come especially in apartment 31 and check wiring and make sure it’s up to code. Call after call just got ignored- yes we asked for a mattress to be removed in August and by February just kept it because it was never done. I am so so upset over a $25.00 charge after going through living here with total incompetence as Managers. A coat of white paint doesn’t replace that this place is just junky. I can not believe my daughter had to go through water coming down from her walls multiple times having to come home to live because it was unlivable at that time and management could not even compensate us. Now a $25.00 fee out of principal I just think it’s in terrible taste when I know we moved and cleaned that apartment before we left. Please please make sue pool is working make sure the management answers your calls and maybe have East Lansing inspect this place before allowing your child to live here. Oh the tv never worked-that may be partly my daughter fault but we did get her a router and it still never worked. Look beneath the coat of paint and read reviews before you come here.

My apartment would consistently lose heat during the winter months. A fault of the old furnace for the complex. Don’t worry you still get charged in full Advertising a pool is crazy work. It’s never been opened since I’ve been here. You could always take a dip in the massive potholes in the parking lot however

They charged me for a studio there way more than the price of a one bedroom apartment by the campus ( I have two friends who got one bedroom apartments right in EL downtown and paid less than me living in a studio at Burcham Drive). Also, the parking was not free and they charge you a ridiculous amount for it!!!! The internet also never worked!!!!!! The pool was not filled with water and we never could use it. One of the staff member was so rude to me that I cried after talking to her. Worst experience ever.

I WOULD NOT ADVISE ANYONE TO LIVE IN A VICTORY APARTMENT!!! My daughter has lived at Victory @ Burcham Woods since August 2023. The management is TERRIBLE!!! They do not respond to emails or phone calls even though they say they will get back to you. I have left numerous messages(both emails and phone calls) that have never been returned. My daughter was never given a mailbox key, the pool and hot tub which are to this day listed as amenities on there website still are not open. Every time we inquire about it they say "we are waiting on a permit". I checked and you can not get a permit without them being filled with water. We have been told several times we would be sent an email the next day with updates about things which have never come. Recently I was told they where having trouble getting someone to fill the pool. I contacted a company in Webberville that same day they said they could fill a pool by the end of that week. ALL LIES!!! They seem more interested in "GIVE AWAYS" to get new people to sign leases then taking care of the tenants that already have. It's my understanding that you have to leave a review online to even qualify to get a "GIVE AWAY" which means most of the of the reviews are not accurate. I do have to say the only positive thing has been the maintenance people. They has responded in a timely manner for the concerns we have had so far.
