I have lived here for about a year, and resigned for next year. There were some issues with maintenance at the beginning of move-in, but this seems to have improved a lot with the new manager. They usually come within a day or so, and do well around my dog. Overall, it’s pretty nice as long as you get an apartment you like. The office staff are also very nice, and plan really fun events! My favorite was the make your own bouquet. I hope that the improvements they’ve made recently also includes opening the pool back up!

I wish I could leave a 0. My experience with Victory was absolutely awful from start to finish, and I strongly recommend doing your research before renting from them. When we moved into our apartment, it was covered in weed and had clearly not been cleaned at all. We shouldn't have had to move into an apartment in that condition in the first place. Then, shortly after our first rent payment was due, our power was shut off for two days because Victory had apparently not paid the electricity bill that was included in our rent. We were paying our rent on time, yet somehow our electricity was shut off because of something on their end. We were never reimbursed or properly compensated for the inconvenience. It is completely unacceptable to pay rent and then have to go without electricity because the property management company failed to pay its own bill. That was quite the dispute we had with them but what really did it for me is the current situation my roommates and I are in with Victory. At the end of June, my roommate went back to the apartment to pick up some belongings and discovered that someone had apparently been living in our apartment after we had moved out. There was trash everywhere, along with a Wii gaming system, a cable box, and other belongings that absolutely did not belong to us or come from us. To add to an already disgusting and violating situation, my vanity and mini fridge were taken from the apartment! I had intentionally left those items because my sister was going to be taking them when she moved in. This was still my apartment if I am paying rent and I never was given any notice of anyone entering our apartment, never gave anyone permission to enter, or gave anyone permission to take my stuff! We filed a police report and throughout this investigation were then told that the individual who had apparently been staying in our apartment was someone from Victory's maintenance team. He was caught on our neighbors ring camera entering and exiting over 50 times over the span of the month. How disturbing. It makes you wonder how many other apartments did this EMPLOYEE squat in? How many other personal belongings were stolen? Better yet, what if we were not moved out and this random man brought himself and his lady friend to our apartment and just walked in when we were there?! Throughout this entire situation, I have tried to communicate with Victory and have been far more patient and polite than I should have had to be. I have provided them with everything they wanted and needed information wise except for the ring footage because, who knows what your management team had in mind. Getting someone to actually answer the phone or take responsibility has been nearly impossible. And now, after all of this, I received a charge for damages to my apartment. I have explained multiple times that the apartment was left a mess because of the person who was apparently staying there after we moved out. Today alone, I called approximately ten times myself and had a roommate calling another 10. I was only able to speak with someone once, and I was told, "I'll make a note for the Community Manager to call you back." It's been over two hours. Really. At this point, I am not interested in another note being made. I want someone to actually address the situation. This was my senior year of college, and instead of being able to enjoy it, I had to deal with completely unnecessary stress caused by this company. The lack of communication, accountability, and basic professionalism has been incredibly disappointing. Please please please do yourself a favor and thoroughly research Victory before signing a lease. I would strongly recommend staying away. My experience has been one problem after another, and when something goes wrong, getting anyone at Victory to actually take responsibility is nearly impossible. Protect yourself and your kids from this shit hole!

Excellent customer service. Jess and Alejandra in the leasing office are so friendly and easy to communicate with. They answered all of my questions and helped my daughter find the right fit for her at victory. Their pricing is very fair for East Lansing, the apartments are nice and the location is not far from campus or downtown. Thank you!

This is my second review, and unfortunately nothing has improved. I’ve lived here for five months, and I have never wanted to leave a place more than this one. For months, my wall has been leaking gallons of water into my room. Before I moved in, the unit clearly wasn’t cleaned—there were heavy dust buildups in the A/C and heater, and black mold was present in the shower upon move-in. My kitchen didn’t even have baseboards. When I requested they be installed, management placed loose blocks of wood on the floor without nailing or securing them. My closet door does not close properly, and multiple electrical outlets still do not work. When my shower drain broke, it was replaced but never sealed correctly. These are basic habitability issues, not cosmetic complaints. We were also told that paying more for an upgraded unit would include a washer and dryer, which we never received. As a result, doing laundry on-site costs around $5 per load, adding yet another unexpected and ongoing expense. What’s especially frustrating is that management clearly has the money to fix these problems, yet instead prioritizes gimmicky resident events like a “tater tot bar” or coffee bar while ignoring serious maintenance concerns. During an arctic blast, my heat went out multiple times in -15° weather, which is unacceptable and dangerous. Despite constant discounts and promotions, this place is not worth the price. I would genuinely rather live in the dorms. Seasonal maintenance is also severely lacking—leaves and snow are left unaddressed. Lastly, do not pay for parking. It’s $100 per month, no one checks permits, and parking spots are constantly taken with no enforcement. I strongly do not recommend living here.
