My son’s apartment has water leaking from upstairs. Leskingcstsrted las Saturday, 7 days ago. Maintenance has been out at least three times this week, and no resolution . Maintenance wanted to use a bucket and towels to fix issue. The apartment has begun to smell. The closet is now wet. This morning I spoke with Trin at office asking that my son be moved to another unit. Told her the story. She said “maintenance needs to go and assess situation. If issue can be repaired and your son is safe, he’ll have to stay in that unit. Today is move-in day so I’ll submit request but your son has to wait”. I called at 9 am when office opened. It is now 2:02 pm. Maintenance saw my son and said “I’m going to bring fans”. This situation is unacceptable and unprofessional! The Arch Denton needs to be ACCOUNTABLE for this!!

My experience at this apartment complex was unacceptable, and I feel future residents should know what happened. After a fire and flood in the unit above ours, our apartment suffered major water damage, including damaged walls and ceilings, HVAC issues, and mold concerns. We were moved into a temporary unit that was dirty when we arrived and already had someone living there without our knowledge. The biggest issue wasn't the emergency itself—it was how management handled it. From November through March, nearly five months passed without any repairs being made to our unit. During that time, communication was almost nonexistent. We were given conflicting information, no clear timeline, incorrect contact information for management, and very few updates despite repeatedly asking. When we finally reached upper management, our concerns were dismissed instead of addressed. We ended up terminating our lease early. After months of trying to get answers, following up with management, and dealing with constant uncertainty and frustration, we received no apology, no compensation, and no acknowledgment of everything we had been through. Emergencies can happen anywhere. What shouldn't happen is a complete lack of communication, accountability, and concern for residents.

I’m aging myself, but I lived here for a year in 2012 when the complex was called The Grove and had just opened. Things were great and well-maintained then. I’m horrified to see in others’ reviews that the same furniture and mattresses from that time are being used. Aren’t mattresses supposed to be replaced every 8 years anyway? I can’t imagine how many people have used them over the years, and I’m sure they’re not cleaned between tenants. After almost 15 years, this place clearly needs a lot more than just a name change. I’d avoid at all costs.

Tenants do not follow valet trash guidelines, leaving stinky and leaking trash bags outside the apartment doors that have stained the concrete around apartment entrances. The apartment management has done nothing about it. My unit was also filthy at move-in, with the toilet bowl caked in cat litter that was evidently dumped into it at some point. If that wasn't bad enough, I found fingernails, a false nail, and 8 transparent thumb tacks scattered throughout the carpet over my stay that had not been vacuumed in who knows how long. I even found 3 more thumbtacks as I was moving out. It's a miracle I did not step on any of them. I do not understand why neither the previous tenant nor The Arch keep these units clean for the next move-in. Additionally, everything is constantly prone to needing maintenance and breaking. My dishwasher was flooded with filthy, putrid water at move-in. And later, I was without hot water for nearly 2 weeks when my water heater broke and The Arch only wanted to finally replace the faulty water heater after trying minor repairs over that period of time. I had no hot water during this time and I received no compensation. Moving out was a huge boost to my mental health; I suggest looking elsewhere if you have the option.

I’m usually not someone who would leave a very harsh review unless it was true. I came in with an open mind and someone who can honestly make most situations work fairly well which I’ve done here also, but honestly this place just plain sucks. I haven’t had to rlly deal with bug issues like other reviews said (besides gnats), however the trash disposal options here are so limited and awful. They do door to door pick up, charge u for it, yet if your bags are slightly heavy they will not take it at all. And news flash any bag filled with trash is gonna be a little heavy, the only alternative option is to take it yourself to the dumpster which is no problem, except they’ve made the dumpster so insanely far from everyone and every single building, and we live in an apt complex with no elevators or anything so having to haul bags of trash from the third floor all the way there is so hard and inaccessible, also considering people with physical limitations or disabilities, but they don’t care. All the bathtubs are peeling and look awful, the appliances are wack, the gates malfunction a lot, it’s not too safe plenty of people cars have gotten broken into. The maintenance and management teams are all very nice, but the management team especially struggles to get anything done. And the towing policies are crazy here too, I’ve had three ppl visit me and get towed before in less than ten minutes because I wasn’t given clear rules when I first moved in. Living in a college dorm was honestly much nicer than this, don’t move here.
