I have had a literal nightmare of an experience here at park place. The only good thing to come out of this place is the Courtesy Officer. My first year I was set to live with all girls, 3 of which I knew, but the random was a transgender, which I have no bias against, but I was in no place comfortable living with her. My second year my roommates were fine, and this past year I finally decided to live with just my friend since the rent prices dropped. I had had my car broken into in the apartment parking garage, which park place did nothing about, then made me pay for another mail and room key (they got stolen). The courtesy officer was a big help with that situation. THE POOL PARTIES HERE ARE RIDICULOUS. There is probably a pool party every weekend when the weather is good, and it’s not a chill party. There is probably 100 people upstairs all drinking alcohol and smoking, and the music is so loud I can hear it from the first floor. A pool party recently happened, and I believe it got broken up by the cops, and as I was trying TO PARK, there was a full line coming out the garage and people stumbling everywhere to the point I could barely drive. The management here sucks, never listening to their customers. The customer service is terrible and some of the new staff are better, but some of the staff are outright disrespectful if there is a disagreement. Also I swear everything is always broken in this place. I think every week one of the elevators is down. In my opinion, if this wasn’t one of the nicer places to live that’s is close to campus I would never pay money to be here.

Fake bougie. It looks nice and is expensive but is managed horribly. Things get destroyed and never cleaned up. The elevator breaks every 2 weeks and they’ll take all the time in the world fixing it. I’ve seen trash, dead bugs and literal dog poop that will sit out in the hallway for weeks before someone picks it up. The maintenance people steal from the units and if you try to ask them about it they’ll make you feel wrong for even asking. Neighbors will be very loud but the second you turn on some music or the TV you will get a noise complaint. I have gotten a noise complaint here before when everyone in my unit was asleep! The staff is also very immature and messy and likes to act like teenagers even though they are very old. They will tell you you’re not allowed to throw parties but then the staff will host parties all the time but call the cops on you if you do it. Each floor some how manages to have its on unique stink to it as well. Genuinely wouldn’t live here again if I was paid too. And don’t move in with randoms because more likely than not you’ll be rooming with some of the strangest people you’ve ever seen. DO NOT MOVE HERE!!

This review is largely in thanks to four incredibly professional, kind, and hard working women: Nikki, Essence, Jordan, and Jane. I would give it five stars if they ran the establishment, but I must write this honestly. Although I was referred to this apartment by Essence and it has generally great amenities, features, and events/architecture, my main gripes are with the quality of living and certain experiences I had upon move-in. While PPD is not liable for how roommates keep the shared floor plans clean, I was promised upon move-in that my room would be clean. It was not, and a male worker that I will leave unnamed just did not take my concerns seriously. I attempted to set my boundaries and even ask for an exception out of a relet since it was technically a violation of move-in, but he was very hostile despite laying the law. I have been miserable in the unit and I really hope to attain a better living space this summer. I should emphasize that the women I named and the general community, perks, and proximity to campus as well as security, access, and other pros helped levy that experience. Due to extenuating circumstances in my personal life, I have been struggling with mental health within this situation and outside of it, trying to carve a slice of heaven within my room. I do not blame PPD for this, but I do wish they set heavier rules for my roommates (who I am not even sure if they are all college students). The space is filthy and I just do not feel responsible for that; I keep my areas clean and try to contribute, but they seem content to live in squalor. Nikki, the property manager, and Jane, Jordan, and Essence have proven to me that Park Place Denton does care about its tenants. Sometimes, unfortunately, student housing can just be nightmarish. But I thank them and the cleaning staff, and all of the other hard workers who ensure that there is quality living—even if in just a state of mind. Thank you. Please be sure to advocate for yourself and do some research. Ask for the quality living that they market; it’s there, but I’d recommend moving in with your own roommates, independently, or asking to not be randomly matched up. I would never wish my experience upon my worst enemy, but please just stand up for yourself. The staff is willing to work with you. Lastly, one thing I recommend PPD changes: enforce policies for tenants’ cleanliness. Surely, it is a violation of many health or hazard codes; I’m not interested in pursuing anything because I believe the leadership that I’ve named is doing everything they can to ensure PPD has a high of a quality as it can. But please extend grace to tenants: while not all of them are students, the students especially do not deserve that. It’s hard enough working and studying. That’s just unnecessary distress. I’ve had such a great experience here! The apartment complex is always clean, well-maintained, and feels really welcoming. The manager is absolutely AMAZING—super helpful, responsive, and genuinely cares about the residents. The pool area is definitely one of the best parts, it’s beautiful and perfect for relaxing or hosting community events. Overall, such a great place to live!
