To preface, THIS IS STILL AN ONGOING ISSUE AS TEMPERATURES ARE RISING FOR THE SUMMER. Living at Forum Denton has been an extremely frustrating experience, largely because of how poorly property management handles serious maintenance issues. My AC repeatedly stopped working over an extended period of time, and despite submitting numerous work orders, the problem was never permanently resolved. There were multiple occasions where the temperature inside my apartment reached 80 degrees or higher, making the unit uncomfortable and honestly borderline unlivable. What stands out most is that this does not seem to be the fault of the maintenance staff themselves. The maintenance employees were generally respectful and did what they could with the resources they had. The real issue appears to be property management’s lack of willingness to invest in properly fixing ongoing problems or giving maintenance the tools, parts, staffing, and support necessary to actually resolve issues long-term instead of repeatedly applying temporary fixes. I had to submit an unreasonable number of work orders for the exact same AC issue over the span of months. Each time, the cycle repeated itself: wait for a response, receive a short-term patch, then deal with the AC failing again shortly after. It became clear that management was more focused on minimizing costs than ensuring residents had reliable air conditioning during Texas heat. Communication from management was also disappointing throughout the process. There was very little urgency, accountability, or transparency despite the seriousness of the situation. For the amount tenants pay to live here, residents should not have to continuously fight for basic living conditions like a functioning AC system. I cannot recommend this complex to anyone who expects responsive property management or meaningful resolution to maintenance issues.

I usually never leave reviews but please don’t ever sign a lease here. My roommate and I have had so many problems with this place. The maintenance team takes forever to complete work orders or they just never show up in general along with pest control. The previous unit we had upon move in was infested with mold so they moved us to another unit that was infested with bugs and no working AC in the summer or heater in the winter. We weren’t able to wash clothes for three months because maintenance kept saying our washer was fine even though it wasn’t turning on. Half of the lights in the unit don’t work and my roommate has had problems with her toilet our entire lease. The leasing office is a horrible point of contact because there’s never a manger available and when there is they always brush you off. On top of that a previous manger told us we could break the lease only to find out that the information she gave us was wrong and they couldn’t do anything about it. Overall this place has poor communication when it comes to anything and they will continuously brush you off as not a big deal. Please do not sign a lease here.

Legitimately the worst management of any apartment I’ve ever lived. Staff is uninformed and generally unhelpful in solving most issues. While most of the staff is kind, at least one person on staff who I’ve spoken to who is rude and dismissive. Maintenance is slow and frequently marks work orders complete without ever addressing the issue. There’s bugs throughout the living space and despite repeated attempts to get someone to come fumigate my apartment, nothing has been done to address the issue. I’ve attempted to get in touch directly with a property manager to solve issues, but this person is frequently absent and difficult to get a hold of. Issues with bad management seem to be common in Denton and unfortunately the Forum is no exception. I will not be renewing my lease and would recommend others look elsewhere for housing.

I am honestly so sick of this place. The AC has been broken in the gym for A YEAR. The food and health city dept shut down our pool for safety reasons. My kitchen is full of gnats and my bathroom is full of silverfish. I just forgot to fill out my friend’s visitor parking form (she was parked in the visitor parking area) and she got towed. it cost $340 to get her car back. This is the only complex that does that that I’ve seen. I can’t wait to move out to somewhere where they’ll fix my AC and not just tell me that it’s “not broken enough” for them to bother. The office ppl are really nice but whoever makes administrative decisions looks for maintenance short cuts to save money.

For my first apartment I truly do enjoy living here! The staff knows me by name and are very nice. Maintenance request are completed in a timely manner and I’ve never had issues with anything. I’m glad that the staff are nice enough to help with anything I may need!
