Do not let any of the shiny advertisements or 5-star reviews (which were most definitely bribed) fool you into moving into this apartment. My boyfriend has been living here for a year, and it has been a nightmare for both him and I. Like many of the other reviews, maintenance workers do nothing. He had a broken washing and dryer machine, and the worker placed a button that didnt attach to anything. The AC doesn't work. The hot air and the mold infestation made living there feel like a vacation to hell. The management is extremely unprofessional and garner absolutely no empathy towards their clients. We had a migrane-inducing time trying to communicate to an employee that they had charged him twice for rent. Though the employee was the one misunderstanding, we had to deal with his massive attitude. They also require a receipt from a professional cleaning service prior to move-out, so they're lazy too. I have no doubt that the people running this place are money hungry, so please just look somewhere else to live. To the management, have fun generating your chatgpt respose to this one.

If i could rate this a 0 out of 5 stars I would. DO NOT LEASE HERE I ASK ALL INCOMING COLLEGE STUDENTS OR ALREADY ENROLLED STUDENTS. They over charge you for poor living spaces, they harass you to no end about renewing even though you make it clear you will not be renewing. The AC is completely messed up all the time no matter how many times you contact maintenance. I had many issues with roaches and bugs in the apartment. The have the nerve to OVER CHARGE in the last month of your lease to “cover for ac usage” or something along those lines, as well as force you to pay their dumb trash fee on the last month you pay for even though you are leaving/moving out. Through the course of living here i had issues from day one with a very dirty apartment that i was promised was cleaned properly and ready to move into, It was not clean at all by the way. I spent hours on move in day clenching the “cleaned” room before moving in. There were constant leaks in the laundry room, when reporting obnoxious neighbors they did nothing about it, the heat would be messed up in the winter and the ac is messed up in the summer, the amenities such as the pool and hot tub were disgustingly dirty the times i went. The dryer at my apartment was completely broken and i had to buy a new filter for the lint so that the dryer can dry my clothes properly. I rather commute an hour every day than stay at this complex. DO NOT LEASE HEREZ

honestly my experience here has been over the top. i just moved in a few months ago and it being my first time away from home it was honestly so nerve wracking but the staff was sooo incredibly welcoming and supportive ESPECIALLY Daniel. from the moment i moved in he's honestly been one of the biggest reasons my experience has been so positive. he's always been incredibly professional and has gone above and beyond! he makes residents feel valued and respected- regardless how busy the office is he takes the time to address any and all concerns and ensures things are handled ASAP!

To preface, THIS IS STILL AN ONGOING ISSUE AS TEMPERATURES ARE RISING FOR THE SUMMER. Living at Forum Denton has been an extremely frustrating experience, largely because of how poorly property management handles serious maintenance issues. My AC repeatedly stopped working over an extended period of time, and despite submitting numerous work orders, the problem was never permanently resolved. There were multiple occasions where the temperature inside my apartment reached 80 degrees or higher, making the unit uncomfortable and honestly borderline unlivable. What stands out most is that this does not seem to be the fault of the maintenance staff themselves. The maintenance employees were generally respectful and did what they could with the resources they had. The real issue appears to be property management’s lack of willingness to invest in properly fixing ongoing problems or giving maintenance the tools, parts, staffing, and support necessary to actually resolve issues long-term instead of repeatedly applying temporary fixes. I had to submit an unreasonable number of work orders for the exact same AC issue over the span of months. Each time, the cycle repeated itself: wait for a response, receive a short-term patch, then deal with the AC failing again shortly after. It became clear that management was more focused on minimizing costs than ensuring residents had reliable air conditioning during Texas heat. Communication from management was also disappointing throughout the process. There was very little urgency, accountability, or transparency despite the seriousness of the situation. For the amount tenants pay to live here, residents should not have to continuously fight for basic living conditions like a functioning AC system. I cannot recommend this complex to anyone who expects responsive property management or meaningful resolution to maintenance issues.

I am honestly so sick of this place. The AC has been broken in the gym for A YEAR. The food and health city dept shut down our pool for safety reasons. My kitchen is full of gnats and my bathroom is full of silverfish. I just forgot to fill out my friend’s visitor parking form (she was parked in the visitor parking area) and she got towed. it cost $340 to get her car back. This is the only complex that does that that I’ve seen. I can’t wait to move out to somewhere where they’ll fix my AC and not just tell me that it’s “not broken enough” for them to bother. The office ppl are really nice but whoever makes administrative decisions looks for maintenance short cuts to save money.
