I have lived at this complex for over 5 years. Pros: 1. It is close to Emory. 2. Many shuttles for Emory run on this route. 3. Safe and beautiful neighbourhood, and next to many stores, banks, and a supermarket. 4. The people working for management, like Sharron, Lorena, and others, are kind and helpful. There were some occasional misunderstandings, but they are professionals and just doing their jobs. Cons: 1. The apartments are old. 2. The amenities are very old. At least 2 of the 4 burners on the stove never worked, and they were always replaced with very old stoves. The dryer made a sound like a train running on a railroad. The fridge looks ancient. The closet doors had problems. 3. They have consistently increased the rent of the apartment in the last couple of years. It’s not up to the value they are providing. 4. In the last few years, they have given 1–2 months’ rent off to new movers, but the same advantage was never given to people renewing their lease. So, it felt like cheating their long-term residents, especially since they send lease renewal reminders almost 6 months in advance. 5. You can’t break the lease even if you have genuine reasons to move out. I was caught up in a situation where I ended up paying for 8 months (almost $9,000). They also couldn’t help because their apartments were empty and nobody wanted to move there, as it was obviously pricey for the amenities they were providing. Overall, I had a mixed experience

The management company are apparently not even based in Thailand which explains the immense neglect we tenants are experiencing. For some reason the owners came to the brilliant conclusion to hire two completely separate elevator companies who are both severely incompetent when it comes to replacing the lifts themselves (only 1/5 lifts are working in my building) I have complained before to receive a polite yet inadequate response. Do not spend your money renting apartments here because there are no cemented plans in action to currently repair any lifts (they have not even ordered the parts required to fix any, despite the 4 lifts not being functional since we have moved in). It is honestly something you would expect from a sit-com the way we have a new struggle every day living in this apartment so I strongly urge you to be more cautious when visiting this building complex on your house hunting venture.

I lived here for 3years from June 2021 to May 2024, I loved it. It’s very convenient as it is very close to Emory campus and most stores are also nearby. Sharon is great, she’s very understanding and helps with whatever issues you might’ve going on with the apartment. The people complaining about pest are people who don’t take care of their apartments, I never had that problem. When you put in a maintenance request on the resident portal app, it’s being addressed asap. My apartment flooded one time during winter break due to pipe breakage and the issue was resolved asap. The one thing I didn’t like is that rent kept going up every year, and it’s not by small amount which would’ve been understandable. And it wasn’t like anything about the apartment changed. I was paying $884 when I first moved in and by the time I was leaving it was $1035. Even inflation hasn’t gone up that much. It was still the cheapest option among apartments that are very close to campus. I would recommend this apartment if you are an Emory student or employee and you’re looking for a cheap and convenient place to stay.

Lived here for a year! Honestly it is located at a convenient spot. Close to Emory, Publix, MARTA routes, and walk trails. The leasing office is very responsive. I had to call leasing office after midnight due to emergency two times during my stay - both times my calls were answered and the issue fixed in a couple of hours. It’s especially great for incoming students. I like month community events where they give out free food and goodies/gift cards. I found the option of paying rent per-room instead of per-apartment very convenient for my needs.

AVOID these apartments at all cost. Old, poorly maintained, cheap-looking, bad appliances. I lived here during my first year at Emory and I had a very unpleasant experience. The most problematic aspect, and ethically compromising of them, is that before you sign the lease they advertise their single (or one of the few) good apartment (colorful, with good appliances, well maintained). After sign it they give you a unit that is falling apart and looks nothing like the pictures you've seen. How could this be legal? By the beginning of summer, the walls in my unit even had mold. I honestly don't understand how Emory sponsors this complex. Read the other reviews and you will see that I am not the only one who lived this nightmare. To be fair, the one positive aspect is that the staff members are nice. Still, it doesn't matter if they are kind to you, the apartments they manage are horrible and the tenant will have a bad experience almost certainly. So, please, do yourself a favor and stay away from this place. It's helpless! Spend a little more time and money looking for another place so you have minimal peace of mind.
