I will say staff was nice. However, my apartment was so moldy and nasty. They had to replace maintenance team because the guy quit, as well as the property manager. That speaks for itself. Kind of a slumlord vibe, charging way too much for the quality of housing this is.

Here's my honest review: Pros: -Rent wasn't too bad. -Maintenance was able to deal with most minor issues and were kind. -The office workers are very helpful whenever I come in and ask for help. -free printing -furniture package was worth it Cons: -Locked into a 12 month lease even though I'm not going to be in davis over summer. -Laundry room has too many machines break down and fill with actual sewage. -The amount of water shutoff was ridiculous. -Most neighbors are kind but oml the people above me are loud and I can hear EVERYTHING. They are constantly opening and closing things, squeaking their chair, and pacing around their room until 2am. -i asked before moving in if carpets were cleaned. Not only were they not cleaned, but they had human and cat hair (I'm allergic to cat hair) and had to vacuum my room several times before I could go without breathing problems. -shower is cracked and has bits of mold (I have made several maintenance which never actually solved the problem but at least they sealed some of the corners) -i have found cockroach legs and guts around the carpet -the train is loud Overall: I wouldn't live here again, but at least I'm still alive

I don’t even know where to start! My time living here was a complete nightmare, especially when it came to management. They were unaccommodating, and unhelpful. In fact, one maintenance worker told me they “were surprised this place hadn’t been shut down.” When I initially moved into my apartment, management left the place in a poor and unsanitary state. I had to clean the apartment myself. There was MOLD, both in the kitchen cabinet & the bathtub. They told me they were going to replace the tub completely, BUT THEN they had someone refurbish it with white paint instead. The bathroom ceiling was falling apart, the counter tops were chipped everywhere, and they neglected to fill a gaping hole next to my toilet. Additionally, the mold had caused my tonsils to swell, and I became more sick as time passed living in that apartment. Not to mention, once my lease ended they charged me a ridiculous, unnecessary amount of money for painting fees. I would never live here again!

I've lived here in the past 2 years. Management has changed last year and are absolutely awesome. Night and day difference. Let's start with the pros: 1. Office staff is responsive and helpful, just make sure to call and let them know about any issue you may have and they will make extra effort to help resolve it. 2. The maintenance team is quick to respond for calls. 3. My one-bedroom is spacious and has a lovely patio (in the pictures). the patios are only available for ground floor apartments. 4. The swimming pools are great and there's 3 of them so they are never too crowded. 5. The property is well lit and feels safe to walk around in every hour of the day Cons: 1. I heard that the wifi internet provided by the office is not reliable. I have my own account with Xfinity and it works perfect. It's not a Spoke issue, but the provider they are using. 2. The owners are a company in Texas and they control the pricing strategy, which is aggressive (price goes up significantly every year, including 2020) and non-flexible. 3. Parking spot is extra (currently $25/Mo) and there were some break-ins recently. There are currently no security cameras, although residents asked the office repeatedly to install them. There is a free street parking and it's a good option too. 4. keep in mind, the place is old and the appliances are kinda loud, but work perfectly and fixed quickly if not working. Overall it's a great experience living here, and I recommend it, especially for roommates, as the one-bedroom for a single person is pretty expensive.

This place is horrible, mold everywhere, work orders never get taken care of in time. They show you a nice renovated space and you end up with a dump! Stuck in an uninhabitable space and can’t leave due to lease!
