I never write reviews, but I felt like I had to for this apartment complex. I attended TAMU-CC, so I know this is one of the closest non-student housing options. Unfortunately, the convenience is not worth it. I lived here for two years in two different apartments. Both units were in poor condition when I moved in, with dirty rooms, damaged paint, and worn carpets. Despite documenting the condition, I was charged at least $600 each time I moved out for "paint and carpet damage." It didn't seem to matter that these issues existed before I ever lived there. Once they know you're moving out, it feels like they stop caring about you as a person. Another disappointment was the removal of the computer and printing room. One of the reasons I signed my lease was because they advertised free computer and printing access. They later converted that space into a package room, and the new process required sending documents to the front office for staff to print. Several times, I received backhanded comments about how much I was printing, to the point that I started bringing my own paper because I felt so uncomfortable. I also understand that management is allowed to enter apartments for certain reasons, but staff would frequently come in to leave lease renewal merchandise or flyers, often slamming doors and placing papers on every bedroom door. I understand they want residents to renew their leases, but there should be a more respectful way to handle it. The one bright spot was the maintenance team. Every maintenance worker I interacted with was kind, professional, and quick to help whenever I submitted a request. They were by far the best part of living here. If you've read this far, just know that I don't usually leave negative reviews. I've never felt strongly enough to write one before, but my experience here convinced me to do so. I remember my parents researching apartments when I was preparing for college, so if you're a parent trying to help your student find a place to live, I genuinely recommend looking elsewhere.

Tenant Remedies Under § 92.056 Five remedies unlock after the landlord fails to repair Once proper notice has been given and the landlord has failed to make a diligent repair effort within a reasonable time, § 92.056 opens a package of remedies. These remedies are cumulative — a tenant can pursue more than one at the same time. Terminate the Lease The tenant may terminate and vacate without further rent obligation. Proper statutory notice and a reasonable time for response must precede termination. Repair and Deduct (§ 92.0561) The tenant may have a qualified professional make the repair and deduct the cost from rent — capped at the greater of $500 or one month’s rent (higher for sewage or flooding). Recover Actual Damages Out-of-pocket costs, diminished rental value, property damage, and in appropriate cases damages for loss of use of the premises. genuinely do not know where these positive reviews are coming from. My only theory is they were written by my neighbors as a thank you for management’s unwavering commitment to never holding them accountable. This place needs renovation so badly I’m surprised it hasn’t been declared a local landmark. There is a bug issue, things break constantly, and every appliance here seems to operate on a combination of expired warranties and blind faith. My AC leaked so badly that my apartment briefly became waterfront property. The wall was soaked, the carpet was drenched, maintenance came, stared at it, and apparently decided the giant stain it left behind adds character. Now let’s discuss the washer and dryer — two machines that are technically present, spiritually absent. You need to wash clothes three times and dry them five times before they become socially acceptable to wear. Naturally this means the utility bill is astronomical, which would be easier to accept if anyone could explain where the charges are coming from. Unfortunately, contacting the utility company is like trying to contact someone who faked their own disappearance. No calls answered. No emails answered. No explanations. Just mystery fees appearing every month as a fun little jump scare. The front office staff are wonderful if your only goal is small talk. Need an issue solved? Suddenly everyone is participating in a community theater production of We’ll Look Into It. For six months, my upstairs neighbors have been stomping, sprinting, dragging furniture, hosting Olympic tryouts, and screaming until 4 or 5 in the morning. My roommates and I have gone to the office repeatedly begging for help. Every single time we are asked to send videos. We have sent around 25 videos from three separate people. At this point management has enough footage to submit this to a streaming platform as a psychological thriller, yet somehow the issue remains unsolved. Security here deserves its own award for fiction. The gate has been broken for two years, so it now serves mainly as a decorative suggestion. Cars have been broken into, one was stolen, random people run around yelling disturbing things, and there is dog poop everywhere, so simply walking to your car each morning feels like a trust exercise. Maintenance workers are actually the only people trying, which makes it even sadder. They do what they can, but management clearly refuses to replace anything. So instead of new washers, dryers, or updated equipment, maintenance has to perform low-budget miracle work.(I got a new washer on my second year living here) I also had opossums living on my porch. When I reported it, the office informed me that because I am on the lease, the opossums are my responsibility. So apparently this is not an apartment complex, it is a rent-to-own zoo. I removed them myself, and when I told the office, they laughed and asked why I didn’t keep them. Because yes, adding porch wildlife to my list of roommates seemed like the logical next step. The only somewhat decent thing here is the gym because it actually has a lot of equipment. However, judging by the dust and spider webs, I am still waiting to find out whether cleaning that is also included in my resident responsibilities. I was also placed with a roommate who used racial slurs, which really completed the luxury living package. And before management writes a polished response acting shocked, please know I have proof of every single thing mentioned here — videos, pictures, emails, timestamps, all of it — because this place teaches you very quickly that residents are expected to provide evidence for everything except management, who are apparently expected to provide nothing. To summarize, this apartment complex offers: mystery utility bills, broken security, nightly ceiling WWE, bug infestations, DIY appliances, wild animals, dusty amenities, and a front office whose main talent is smiling while accomplishing absolutely nothing. Would I recommend living here? Only if your lifelong dream is to pay rent inside an unresolved email chain
