Review and ratings

Do not recommend living here without touring first because while the price says luxury, the apartment is not. The construction next door, while not 8th and High's fault, is extremely loud at all hours (through the night) and has blocked views. On top of that, they raise the rent astronomically each year, even though the value of the unit has gone down because of construction. The hallways consistently reek of marijuana, they have really loud tenants, they only have one elevator, which is often broken or takes forever. These reviews are not truthful about the safety of the apartment. The surrounding area is not safe. Packages are consistently stolen. I have encountered multiple unhoused members of society in the lobby. My car was broken into in the garage. Sirens blare because you are on High Street at all hours. The doors are consistently broken. I mean, in the time I have lived here, the doors have been shattered no fewer than 5 times. There have been multiple shootings, armed robberies, and stabbings in the block surrounding the apartment. Further, upon moving out, they will charge you for every little thing, including items you put in the garbage room (and 3 items I inadvertently left for $100). They sent me move-out charges and literally the next day threatened to send me to collections if I didn't pay it. If the rent was lower, perhaps it would be worth all of this, but paying $1535 for a studio is insane for all the issues.

When choosing an apartment near Ohio State University, I looked at several options, but ultimately chose 8th and High because of the outstanding hospitality and professionalism management originally provided. At the time, they stood far above every other nearby apartment complex. Unfortunately, that version of 8th and High no longer exists. Since new management took over a little over a year ago, the property has gone downhill in every possible way. Selective enforcement, ignored maintenance issues, security breaches, and complete lack of accountability has become the standard. Management has been made aware of these issues repeatedly, yet continues to do absolutely nothing. Rules and lease clauses are only enforced when it is convenient for management. If you are not part of management’s obvious “favorite residents” group, expect your concerns to be ignored while others are allowed to violate policies without consequence. When questioned about why certain lease terms were not enforced equally, management openly admitted that some residents are “more difficult than others,” so they simply choose not to enforce the rules for them. That alone tells you everything you need to know. For a so-called luxury apartment complex, the current property management shows a shocking lack of professionalism, leadership, and basic competence. Apparently, Coastal Ridge Real Estate values excuses over accountability, because hiring someone capable of enforcing a legally binding contract clearly was not a priority. My frustration extends far beyond just 8th and High—Coastal Ridge Real Estate as a whole has proven to be just as disappointing. Their corporate office is useless: unresponsive, impossible to reach, and completely uninterested in fixing legitimate concerns or holding anyone accountable. College is stressful enough as it is—your apartment should be the one place that provides stability, not another source of constant frustration and unnecessary stress. I will be more than happy to reassess and update this review when these issues are properly addressed and management begins enforcing policies fairly and consistently. Until then, if you value order, professionalism, and equal enforcement of the rules where you live, I would recommend looking elsewhere.

My name is Temuulen and I'm an International Student. I hope my experience help you to get a better idea about 8thandHigh. First of all, big shout-out to 8thandHigh! I've been living at 8thandhigh for almost four months now, and honestly, it's been an exceptionally great experience! I can't recommend this place enough. Seriously, the people here are what make it feel like home, especially Beth and Jackie! They are the absolute kindest and most understanding people. Coming from over 6,000 miles away as an international student, they truly made me feel at home. I decided to live here back in April and had to do everything—leasing, paperwork, Q&A—completely online, via phone, text, and email, without ever setting foot in the apartment first. Guess what? They never ghosted! Communication was always on point. When I ran into some financial issues, they seriously went above and beyond, trying their best to help me out in every possible way. They put a lot of effort into making this a beautiful community, constantly hosting cool events and giveaways. Plus, every time I see them, they're always smiling and greeting you with genuine warmth. The maintenance staff is fantastic—super kind, quick to fix any issues ASAP, and they always have a great attitude. They respond to emails really fast, too. Also, they frequently check in on us and offer assistance... Yeah, and I felt that security is the #1 priority in the US ever since I got here and I can say the security here is great! It truly feels like the safest place to live. There's even a security staff member working at night, making sure we're always safe. Also, I can say that the location is perfect—close to the campus, bus stops, restaurant, shops, etc. If you are a gym rat, there's a gym in the first floor. Overall, 8thandhigh is an amazing community and I'm so thankful to be here. You should definitely check it out!

I moved in in August, but the process of obtaining a lease and touring was so easy! The apartments are so nice, and the staff is so helpful, and friendly! I can’t want to move in!

I have been living at this apartment complex for a little over two years now and keep resigning because this complex has been so wonderful. Beth and Jackie are both lovely people and always greet you with a smile and are so friendly. Whenever I have issues in my apartment, I know I can always rely on them and CJ to help out/resolve the issue quickly. I love how understanding and receptive they are, and I appreciate the fantastic job they all have been doing to keep this apartment complex running smoothly. Everyone here is super reliable and always wants the best for their residents. I would highly recommend this complex to anyone that was looking for housing in Short North!
