This is by far the worst apartment complex in Columbus, Georgia. Nothing gets fixed. Maintenance requests are ignored, and the staff is extremely rude and dismissive. When I moved here, I was told this was a gated community. It has NOT been gated since the day I moved in. The gate has been broken, and because of that, there was a girl shot on the property. There was also an apartment that was broken into by people who do not even live here they simply walked in. That is a serious safety issue. When you ask the office when the gate will be fixed, they look at you like you’re crazy for even asking. There is no urgency and no accountability. They refuse to let residents out of their leases, yet they are not upholding their part of the “binding contract,” as they love to call it. It feels like the only person actually bound by the contract is the resident, because the apartment complex certainly does not fulfill its obligations. Everything advertised online is misleading. If you don’t want to be stuck somewhere for a year dealing with safety concerns, broken promises, and unprofessional management, I do NOT recommend The Hill Apartments or University Crossing. They are run by the same company, and it is the same experience at both properties. And corporate is no better. Complaints go nowhere. There is zero accountability at every level. Rent here at your own risk.

Everything sucks. The hill used to be great, open pool, 24 hour gym, grass cut, property was well maintained, maintenance orders were worked on promptly. After Heather left, and Terrell took over, everything went down hill. Nothing gets done. I haven’t had AC in months, & there’s no timeline on when it will get fixed. Burners on my stove don’t work, put in work orders, never got fixed. You can’t access mail because he never puts the mail in the boxes, & when you go to the office to retrieve the mail, the office is locked. Terrell is on property half the day and when he is, he’s never at a desk, he’s walking around looking like he’s doing something. Every time I ask him for any type of help regarding my unit, he doesn’t know. I have reached out to the property manager multiple times with no resolution. The hill is supposed to be under new management, I reached out to the new management, no resolution. There’s no form of accountability with anyone. The hill is severely ran down, the pool isn’t open anymore, the grass never gets cut. Theres no incentive to live here, everything that is listed online is a lie.

If I could give this place 0 stars I would. Do not live here. Parents do not let your children live here. The security measures on this premises only consist of a few cameras around the property. The front “security” gate hasn’t worked since I’ve been a resident here in august. Anybody can freely come onto the property with ease. In January of 2025 someone tried to kick in the back door to the unit I was staying in. They were not able to get in because of security devices i purchased with my money. I should’ve left in august when I first moved into the hills. I was told I would be able to move in to a 4 bedroom unit with my friends on the second floor. When move in day came they moved us into a different unit than the one we were told we would get. At first glance the unit looked fine however, the more you looked there were so many issues. There were burn marks above the stove, mold in the window seals, the pipes under the kitchen sink were leaking, the air filter wasn’t working properly, the furniture was slashed, none of the bed rooms were properly cleaned, and two of the toilets in the units could fully turn around. My roommate’s parents helped us move in and they agreed the condition of this unit was unacceptable. After going off on the leasing office they finally agreed to allow us to move into a different unit. This unit was in the bottom floor. This unit looked way better however, it still had major issues that needed to be fixed. One of my roommates had a hole underneath her bathroom sink, the other had basically no water pressure in her shower, and the bathroom that I was in had piping hot water constantly running. The wether trimming on the back door was completely removed, and one of the pantry doors was ripped off the hinges. When we moved into the 2nd unit, we made a list of things that needed to be fixed and gave it to the leasing office. They said they would fix these things as soon as they could. Some of these things never got fixed to this day. The bathroom that I used“leaked” hot water for 4 months before anyone did anything. After weeks and months of the leasing office telling me they would fix it. When they finally did come to fix it they flooded my room and bathroom not once but twice when I wasn’t home. This is because they did not have proper maintenance to fix this issue. Our kitchen sink broke at one point, the leasing office told us they would send maintenance to fix it and the issue got so much worse. The piping underneath the sink completely fell out. The windows and showers in this unit had black mold all in them. This property sends emails about issues but proceeds to not actually do anything. There in animal feces all over this property. The upstairs neighbors to the previous unit I was in would throw clothes, trash, and beer cans down from the balcony. The number of fights that have occurred on this property is truly concerning and the amount of times the police have come to this property in just the 10 months I’ve been living here is terrifying. Due to personal issues and the lack of upkeep in these units me and one of my roommates decided we would like to transfer to a two bedroom unit to finish out our last year of college. We recently moved about a week ago. We got to see the two bedroom unit and it looked nice and clean. There were a few minor things that needed to be fixed however, the leasing office told us these things would be fixed before we moved in. They wanted us to pay the rent which is $765 and transfer fee which is $400, for a total of $1,156. After paying the rent and transfer fee me and my roommate got the keys to our new unit we were very excited to move in. Upon moving in we saw that none of the issues that the leasing office told us they would fix were fixed. There is electrical issues in one of the rooms, the washer didn’t work, and the new two bedroom unit is infested with roaches. I have seen over 100 roaches for only being here a week. Me and my roommate have gone through 6 cans of raid in a week. This is not right. DONT LIVE HEAR. Has rats!

This place with scam you with hidden clauses in thier contract allowing them to go up on rent in the middle of your lease. DO NOT falll for the "Change of Management" lie! Its part of thier scam and they dare you you sue them. No body has time for that. If it is even possible to find a place with worse conditions, choose that place! At least you would know what your paying for and not get stolen from.

She answered all my questions and made me feel comfortable from the first call. I’m really looking forward to working with her and hopefully becoming a future resident!
