it was an okay living experience! cons: - stray cats that often got into trash lingered around the apartment - had a few issues with bugs in my apartment space (small insects, palmetto bugs twice, and stinkbugs a few times). - apartments were kinda dirty (especially the floors and carpet) and should have been cleaned better before allowing residents to move in - they are VERY quick to charge you pretty expensive fees for kinda minute things pros: - accessible amenities (they aren’t the nicest but they’re usable) - the 3x3 premium was spacious and i loved the layout - maintenance was pretty responsive overall a decent place to live. i didn’t resign but it’s definitely not the worst off-campus apartment.

Can I give it negative stars?? Buyer beware... or should I say, renter beware. The monthly rent at Stadium Suites Apartments might look like a bargain, but you know what they say: if it seems too good to be true, it probably is. In my experience, the "savings" have a funny way of showing up on your move-out statement. What should have been a simple move-out process turned into an Olympic sport in creative accounting. My experience with Assistant Property Manager Katherine Bryant was especially frustrating. Her emails were so carefully minced and parsed that you'd think they were written for a courtroom instead of a customer service job. Every response seemed to find a new way to justify charges that, in my opinion, fell squarely under normal wear and tear. Let's talk about the mattress. I was charged over $200 for a USED mattress. A used mattress. You can buy a brand-new mattress at retail for around $60–$80, and an apartment complex buying wholesale certainly isn't paying luxury-hotel prices. Make that make sense. When I asked for documentation supporting the alleged mattress damage, I didn't receive anything that, in my view, justified the charge. Instead of resolving my questions, an additional $300 charge for the community couch suddenly appeared on my account, replacing what had originally been $108 related to what looked like ordinary wear and tear. Apparently, if one charge doesn't stick, just throw another one at the wall and see what happens. And then came the plot twist: the $300 security deposit that I understood to be refundable somehow became a "non-refundable deposit" after I questioned the charges against it. That's a pretty interesting coincidence. If normal wear and tear is treated like catastrophic property damage, don't expect a fair conversation. Expect carefully worded emails, shifting explanations, and an exhausting back-and-forth if you dare question anything. My advice? Photograph EVERYTHING. Video EVERYTHING. Keep EVERY email. Ask for documentation. Read every line of your move-out statement like you're auditing the IRS. The rent may get you in the door, but based on my experience, the move-out accounting process is where they try to make up the difference. Good luck—you might need it.

Worst place to live, hands down. Believe it from someone who lived here for 3 years, I would not recommend ever staying here. Valet trash is never on time and when the bags are picked up they are dragged down the stairs causing the place to be disgusting. AC was always broken, many, many request was put in for the AC and was told it’s normal for an AC to break so much. Charged for basic cleaning when I was told over the phone nothing was needed, we still vacuumed, dusted and cleaned the whole apartment. The buildings are dirty and rarely cleaned, broken light fixtures, the ceiling in my room even started to crack with water damage. Additionally, the apartment was renovated while living there. We had no choice in the matter. Kitchen and bathroom counters ripped out, as well as fresh paint. Please do yourself a favor and live somewhere else.

I just started living at stadium suites and I LOVE it!!! Maintenance is always perfect and helps right away! We love the valet trash, I go to the dog park everyday, we love the pool and the study rooms. So many great amenities!!

I have lived here for almost two years now and all I can say is it has been nothing but an enjoyable experience and a good place to call home. The maintenance team is super nice and tends to be quick to respond to a maintenance request. I really love the pool, although it is a bit small and can get crowded on a nice day. I also like the hot tub and volleyball court when I'm with my friends. Overall, it has been a great place to live.
