Everything is perfect as far as the service, quick help, clean area, the 24-hour gym, and the shuttle service. The only thing that was unfortunate was our pool closing in like early/mid September, and we cant use it again until May. It’s still very hot outside, and other off-campus apartments can use their pool. No other complaints.

If I could leave 0 stars, I would. This apartment complex has been so unprofessional. This is my first time being in an apartment. The communication regarding the utilities bill for the first few months were nonexistent. Every time I asked the staff when would we be billed they ultimately told me “they’re not sure, or soon” of August/September 2024. At the end of December close to January’s rent being due, I was double charged with utilities for the month of August and December with no notice. A snow storm happened the week before school hit and they have yet to clear any ice off or snow for certain parking spots. I can barely walk on my sidewalk without feeling like I’m going to fall. I wouldn’t recommend leasing here at all. Also, the rooms are nice, however, it’s one room that’s smaller than the others. I mean really small. You don’t get to pick your room, you’re basically assigned to them. So if you want to take your chances on a small room and pay a great amount, go for it.

DO NOT LIVE HERE. Tara Jefferies is easily one of the most unprofessional property managers I’ve ever dealt with. Between the unexplained charges and the overall lack of integrity, this place operates in a very sleazy way. Save yourself the stress and look elsewhere.

Quite possibly, the worst apartment complex to stay at during university. Here is my itemized list of reasons why. I lived here for 3 years. 1. Management, while some staff members like Tara, and most of the maintenance staff, are easy to deal with and friendly people. Some workers, like Michaela, alternatively make it almost unbearable to stay here. Both my roommate and I offered to pay the entirety of the rent for a 12 month lease in one payment, but at the time they couldn’t manage that. Which was fine, besides the fact that my roommate (after 2 years of not one missed rental payment) genuinely forgot to pay rent one month, and Michaela took it upon herself to threaten eviction, in the first email!! Fortunately, my roommate quickly sent the rental payment and that was that. But if he were not in that position, I couldn’t imagine how Michaela would make one feel for going through tough times. Furthermore her attitude and general demeanor will put you off quickly (as it has many other residents), and make you feel uncomfortable. 2. (See attached photo) Birds and squirrels in the walls. We had birds living INSIDE OUR WALLS, for 2.5 years, during this time they said “the contractors will get it taken care of.” Spoiler alert, they never did. Not until they removed us from our apartment in the final 2 months of our lease due to “renovations”, in the middle of finals week, right before graduation. 3. Poor quality amenities. For the price they are asking, expect a run down apartment, with a horrible floor plan that allows no space for oneself at an outrageous price. You’ll pay for a pool that is poorly maintained, if you even get to use it. You might even get to have construction noises outside your apartment from 6am - 9pm. And expect maintenance requests to act as mere suggestions, not due to the Maintenance staff who work their butts off, but due to incompetence of front end communications. 4. You won’t pay for what you get, expect old washers/dryers that don’t work. The furniture is lackluster as best for the markup they’re asking. Not to mention you might have your things stolen (like my roommate’s 2019 Honda ruckus) but fear not, because signal 88 is there and will not stop any crimes, but they will shine flashing bright lights into your windows (even when we asked them not to because my roommate is epileptic) at all hours of the night. So at least you get the illusion of safety. Side note there was also a shooting here recently so the quality of protection is fairly low. All In all, if you can avoid it. Live anywhere else. Edit: In response to The Landing's Poor attempt (as seen below) to reclaim their lost reputation (see every 1 star review if you don't believe mine). I will provide a breakdown of their response, so you know how fake they are as a facility. First and foremost, in regard to the eviction threat. I will include the email he was sent in a further attachment so you can see what I am talking about. Michaela gets a bonus if you pay your rent on time, which is why I imagine that she sent the nasty email she did to my roommate, which I will say was sent the day after the 5 day grace period. Regardless of this, it is poor practice to be unkind to your residents for no good reason, other than Michaela's unfounded power complex. Especially considering he never missed a payment prior to this. Moving onto the amenities, don't let their unfounded promises of revamped modeling entice you. In the exact words of the contractors who are actively working on these apartments they are "putting lipstick on a pig." I will add more photos to give you a real-time understanding of what the standard of upkeep is like at this facility, as soon as I get the chance. The tennis court, is cracked, uneven, and unkept as is their basketball court. Regarding the stolen bike, we did report it, to the police and the front-end staff. Them not knowing this just exemplifies their incompetence as a team. We even had the bike returned by police over a year later, on the property. Don't read into their reply's its only PR.

I’ve lived here since 2019 & it’s just gotten worse & worse. I have had to move a total of 3 times to different units while living here. The management is awful here. I had to move during midterms & the start of a major internship. They also made me miss my internship 2 days in a row for unnecessary reasons. I signed my lease in May 2022 with confirmation that I wouldn’t have to move or have roommates. Well they made me move & threatened to give me roommates the whole year. This past year was so stressful living there. On top of it I requested to be on the 3rd floor because I can’t stand hearing people above me. They put me on the first floor & there was a family with 2 children living above us so you can imagine how that was… The worst thing was a sewage leak. It was absolutely disgusting there was feces everywhere. My boyfriend had $300 worth of clothes destroyed from it. We also had to throw away a mini fridge & a small couch because it got feces on it. They also refused to replace the flooring when it had feces soaked in it. They said they wouldn’t replace it unless someone moves into that room. So my boyfriend & I had to live in unsanitary conditions for months until we moved out. Even though the room was locked it was still so gross knowing it was never fully cleaned. I honestly wasn’t even going to leave a review but they just charged me $40 for cheap blinds, so that pushed me to the edge to write this review. All the good reviews on here are probably fake….
