I’ve lived at canvas townhomes for 2 years- with two different property managers… My experience with the new managers has been almost nothing but negative- so take the pros and cons with a grain of salt. Pros: Spacious Townhomes - Truly a large space to live in with plenty of room for hosting. Amazing Shuttle Drivers - The shuttle drivers are super friendly and reliable Cons: Small Gym- gym feels crowded if there are more than 2-3 ppl and during busy times there can be upwards of 8-10 people in the super small gym. Lacking Amenities- No pool, insignificant club house, very few community events (every blue moon they give out redbull) , janky mailboxes. Increasing cost- cost are rising quick like 2-3 years ago a 4 bedroom was like 350-$550 now that cost is around 650-$850. I’m sure by the time new management is done rent will be near $1k. Random Roomate Asssignment: If you are paired up with randoms they don’t really use the “pairing system” advertised. Got assigned with 27-30 year old men who were very anti social…as a very social college aged male. Additionally, one of them had a dog (which I am allergic to) and the office tried to guilt trip me into signing papers to allow the dog in at the expense of my health. Reached out to the office and the answer was “tough” followed by eviction notices because those roommates were reporting smoking in the apartment, that wasnt happening- to get us kicked out bc when they reached out to the office for reassignment they got no help from the office. Outrageous Move out charges- Just expect to be bent over when you move out. Parking Enforcement - they tried to implement and enforce (via towing) new parking passes… not to be insulting but it may have been the least thought out plan of all time. They gave us a small sticker to put in our back window (that didn’t stick in many cases that I saw- even had to teach my neighbors how to apply it so that it stuck)- the issue is in Missouri in an SUV the back windshield can be tinted

I have been living at canvas townhomes for about a year. They definitely have their ups and downs. Their package/mail system is very concerning, I have been receiving random peoples mail in my mailbox the entire time that I’ve lived here. My personal mail has also been lost countless time and not shown up entirely. Whenever I go to their clubhouse to get a big package there is always an issue with them not finding it. There are also internet issues every week and sometimes the bus leaves way early than scheduled. However the rooms and property itself is very spacious and nice. I would definitely recommend living here but the place could definitely improve on things.

Do not recommend living here. Maintenance and cleanliness are terrible on Canvas' side of things. They hire 3rd party companies that leave a mess and do a terrible job. When you ask about getting the incomplete work fixed they say that's an issue to bring up with the company THEY hired. The carpet was nasty on move in, walls were peeling at spots and had black marks behind the bed. Bathroom had a leaking rusty pipe which maintenance failed to do anything about and that slowly created a brown puddle in the bathroom. On moveout they had the audacity to give 4 separate cleaning fees of several hundred dollars despite it being left cleaner than it was found.

DO NOT LIVE HERE! Currently all single bedroom apts are being renovated WHILE WE ARE STILL LIVING IN THEM. I came home to my apt and all the renovators did was move my furniture and paint the walls, and take my cabinet doors. They also left nails and screws everywhere. My apt is pretty much uninhabitable and is a construction zone. They started the renovations on a Friday (don’t work on the weekend) so now I have to wait till Monday for them to finish anything. Maybe your apt complex should not do major renovations while you are still living here. This is not a one time thing, this apt complex does not care about you and will raise your rent and make your life hell.

When I arrived to move in during my designated time slot, our unit was still being cleaned and maintenance had not done a run down yet. Several things were broken— AC, garbage disposal, stove, doors, faucet. Luckily, maintenance came right away, but it took a day to get our AC fixed and we slept in 78° heat. Come to find out, our unit was the only one being lived in by the carpet installers until Saturday morning. Extremely disappointed. Update (11/24): we have been dealing with a mold issue for a month now and have received no updates about resolving the issue. The management is incompetent. Do not live here. Update (8/25): they charged me damage and cleaning fees upon moving out even though we left the unit better than it was when we moved in. Shocker!
