Pros: - Apartments come furnished (Good for a starter apartment or students) - Washer/Dryer In-Unit - Covered Parking (for a fee) - Proximity to UCCS and Garden of the Gods - Pool, Hot Tub, Grills, Fire Pits, Basketball Court, Computer Room, Pool Table, Study Areas all available to residents -Overall good area of town Cons: - Hard to get ahold of front office and maintenance - Most residents are young college students (sometimes feels like more of a dorm than an apartment building) - Hallways and Garage are dirty, stained, and not well maintained - Large single building complex so you may have to walk very far to get to your apartment or the trash - Significant increase in rent each year - Elevators are commonly out of order - Frequent building-wide fire alarms (either tests or a rowdy, drunk 18 year old pulling the alarm) that require every single resident to exit to outside, which is disturbing to pets and forces you to evacuate at a moment’s notice due to the volume - Parking garage is advertised as safe and secure, but the automatic door that is supposed to read a sticker you place on your car is almost never operational, leaving the garage open and accessible to the public

I lived here for several years, and I can honestly say that overall, I do not recommend the West Edge apartment complex to anyone. While I lived here, I had countless issues that I will try to list here: I had a vehicle stolen from the parking lot that they advertised as safe (management did not assist me in any way with camera footage or anything, they would only work with CSPD directly) and at that time the security guard was known to fall asleep at the front desk I have had near constant issues trying to contact management for small issues like Internet outages and other small problems, which they failed to address in a timely manner we went several days without Internet on multiple occasions, and to compound this when talking with the leasing office staff are often unhelpful, rude in my experience. Maintenance does not do a good job taking care of this property, they replace furnace filters maybe once a year with the wrong size filters shoved in to place. And fix work orders as quickly and cheaply as possible. The hallways are often stained with trash and animal waste on the tile and carpet alike. Outside doors are constantly left propped open allowing open access to non residents. The pool is often gross, and pool rules are not enforced (allowing it to become gross.) The building fire alarm is set off seemingly every few months at all hours of day and night and continues sounding until the fire department shows up, due to poor cooking, or guests deciding to pull the levers with seemingly no consequences. People drive very unsafely in the parking garage and the garage door is broken more often than it was operational, allowing anyone to park in the paid parking garage. The trash rooms often overflow with trash and smell awful and aren't dealt with for days at a time. The rent is expensive, and they push hard to get you to commit to another year long lease. They did not return my full security deposit as my room had "dirty carpet" and charged me a cleaning fee. I disputed the cleaning fee with them and they denied refunding me that cleaning fee. In my 4 years living at West Edge I believe we went through 3-4 different sets of property management companies and staff and I noticed very little positive change with any of them I turned in keys 7/22/25 As of 9/02/2025 I still have not been paid my security deposit, It took several attempts to reach anyone via phone. Once connected to a real person on the phone I was told it was in the mail and it often takes "months" to receive the security deposit back. Attached to this review is a video of the trash room from 2021 showing how nasty and full they can get, and a video of my final room condition video before turning in keys showing that no $40.00 cleaning fee was necessary.

Pressure regarding a prior review The most important point for me is that during a conversation with the assistant general manager, I felt pressured to delete a negative review. I left that conversation believing I could be evicted if I did not remove a prior negative review. I am describing how I experienced that interaction. In my experience, the general manager’s tone felt like pressure. I believed residents were being pushed to delete Google reviews under threat of being moved out. BUGS In one of my rooms I dealt with bugs for more than two weeks. In my view the response was slow and I believed the situation raised a health concern. Picture attached. Tenancy and overall impression I lived at Westedge for a little over three years. My time there was frustrating and disappointing. Management In my experience responses from management were slow. When I raised concerns I often felt dismissed and did not receive the help I needed. Billing and fees On my billing statements I saw a charge labeled mountain view even though my unit did not appear to have a mountain view. At move out I was billed for cleaning and damages that I believed were higher than expected given the condition I left. These points are based on my records and observations. I have also seen online reviews that describe similar concerns. Amenities Many amenities felt poorly maintained during my tenancy. The pool was closed for an extended period after a glass incident. The steam room was out of service for months without a clear timeline for repair to my knowledge. Common areas Hallway carpets looked stained for long periods and shared areas did not appear to be cleaned regularly. On one occasion I encountered dog feces near the elevator. I have a time stamped photo from that day. Bottom line Based on my personal experience I would not choose to live here again, nor would I wish my worst enemy lives here. I hope management addresses these issues for the unlucky people who are current and future residents.

If I could give West Edge negative stars, I would. I lived there for a little over a year and my time there was absolutely awful. The management is TERRIBLE not only with residents, but with their own staff too. The general manager Ben or whatever is so slow at doing his job and kinda useless. He’ll say he’s going to take care of something and then takes forever, and when it finally does get done, it's another employee that I get an email from. They’re completely understaffed, and you’d think that would mean they have enough money to actually care for the property… they don’t. The hallways are disgusting. There’s dog pee, sometimes even dog poop just sitting there. The elevators were broken for the longest time, and now that they’re finally working, they constantly smell like dog urine. It’s nasty. I pay $40 a month for the garage and the door NEVER works. Because of that, my car got broken into. When I asked for footage, they said they’d send it to the police only but after numerous attempts to follow up, they never did. Nothing was handled. The pool barely worked last summer, even though they advertise it as year-round. It doesn’t even work properly in the winter. All the amenities suck. The gym SUCKS. Missing weights, broken machines, bathrooms are gross. None of it looks like what they advertise on their website. Maintenance is terrible. It takes forever to fix something as simple as a light bulb. My friend, who also lives there, waited MONTHS to get her dryer and dishwasher fixed. Maintenance will also just walk into your apartment without warning. When you complain, they claim they knocked and had permission which they did NOT. I’m home most of the time, and I never gave permission. And when you bring it up, they’re rude and act like you’re wrong for being upset that someone entered your apartment without notice. Packages are almost impossible to get, especially if the office is closed. The whole system is inconvenient and poorly managed. The property is not how they make it seem online. And it’s not just West Edge. Their sister property, The Lodges, which is also owned by Scion, sucks too. My friend lives there and deals with similar issues. Honestly, Scion in general is a terrible establishment. It feels like they’re just in business for scamming college students and their families. If you want out of your lease, you have to find someone to take it over which is basically impossible because of the reputation AND pay $600. Just to transfer rooms within your same apartment, they charge a $350 transfer fee for “labor and cleaning fees,” even though they hand you the room dirty as heck to begin with. And when you move out? They’ll charge you an arm and a leg for a speck of dust or a strand of hair. I’ve also noticed that if they have somewhat high reviews, it’s because employees like Mitch Gilmer rate them high and get their friends to do it too. They’ll even bribe residents with cookies, baskets, and stuff in exchange for good reviews. It makes the ratings feel completely fake. All the bad reviews you see are 100% true, BELIEVE IT. Literally live anywhere else but here. You will seriously regret signing here.

Just moved in. I saw the negative reviews which seemed strange so I thought I'd offer my perspective- Really nice area. My room was clean, the bathroom is nice, I got a view of pikes peak outside my bedroom and my roommates are chill. The trash room is clean, not sure about reviews with it looking a mess, but I haven't seen any problems. The dishwasher was broken but I talked to the maintenance people downstairs and they had a new one within a week. Overall Im impressed by the quality of the place and I believe the bad reviews are moreso due to messy people who may live here than the actual property management. I think the gym area could be a bit better, but thats a big ask Im sure. There does seem to be a lot of people living here so im sure there might be periods of chaotic stuff going down.
