I've had my many many issues with the landing in my two years of living here. As I'm going to be moving out soon, My overall experience was actually really good. The biggest perk about this place is of course the greenery around and the dog parks, not to mention the pond next door. I love the running water in the main pool. Of course they have their upgrades now but as someone who lived through construction I didn't really care about it very much. Staff had their on and offs but maintenance here is always top tier. Super quick and super friendly most of the time. There was one time where they notified us of routine inspections but didn't show up until 2 months later so even though they let us know it very much felt like they were entering without notice. There was a while where it took almost a week for them to get you your package but they're starting to use their lockers often now and I appreciate that. It's more expensive than they need to be but sometimes you just pay for convenience of living next to a&m and all the bus routes. I will say I've never heard of an apartment charging a cohabitation fee because two people are on the lease. It's $50 and I always felt like it was a scam. The actual apartments are very spacious (I live in the A2). So I was always happy with my space and especially the huge walk in closets.

It’s not terrible, but it’s not the best place. If you have other options, go with them! My apartment wasn’t ready on move in day and I had to wait 6 hours for the cleaners to clean it. When I got in, I noticed damaged blinds and outlets. 1 of my outlets still doesn’t work, despite a guy coming into “fix” it that very day. I’ve had birds nesting in my dryer vent, bees building hives in the wall behind the dryer, and wasps in the door to get to the washer and dryer. The maintenance team has also left a ladder outside my bedroom window and it’s still there 3 months after use. They lack motivation and care for this property. They charge for packages if you can’t get to it within 2 days. They won’t refund you if your car has been illegally towed, for no parking pass DESPITE there being one the entire time.

Feels like they’ve gone through a change in management. First year here was great, but the experience has been a pretty steady decline over the last month or so. If you want a spot that’s conveniently located, it serves that purpose. But I wouldn’t rely on much else, especially if you’re a grad student or just a bit older in general. I’ll emphasize though that the staff, front desk and maintenance included, are awesome humans.

I live in a 2x2 Vintage unit. While I can’t speak for the "Luxe" apartments, here is an honest breakdown of the pros and cons of living here. The Good: Space & Maintenance Living Space: The bedrooms are spacious, and the closets are massive—honestly more room than you’ll ever need. The bathrooms are a decent size. Layout: Having the washer and dryer outside is unique, but I’ve grown to like it; it keeps the noise out of the living area. The common area is comfortable, though the fireplace is decorative only. Cleanliness: Moving in from Callaway House, I was blown away by how clean the unit was upon arrival. Maintenance: Despite the complex seemingly having a small crew, I've spoken with them and one guy told me its like 3–6 guys for hundreds of units, which is a bit low lol. Despite such, Most issues are resolved within 1–2 days. -- The "Very Good": Amenities The Gym: This is easily the best gym in the area. It’s two stories, features dumbbells up to 100 lbs, and has every machine you need for a full-body workout. If you go in the morning, you’ll have the place to yourself. Pools & Pets: There are two pools (the second one is a hidden that’s usually empty) and I have no idea about the dog parks. Bus routes: 36, 40, and 41 hit this, its kind of a jackpot for people who don't want to deal with parking om campus -- The Bad: Kitchen Layout The kitchen is the weakest part of the actual unit. It’s crammed into one corner, making counter space and storage a constant struggle. It’s manageable, but tight. The "Very Bad": The Package Nightmare The package system is the "Achilles' heel" of this property. It is unnecessarily complicated, involving FOUR different drop-off points: 1. Standard Mailbox (this sometimes makes it, but no notification if it does) 2. Amazon Locker (rarely used, as Amazon ships w UPS most times and does not drop off here, but always easy) 3. The Clubhouse (very easy, they ask for appt # and name and you get the package) 4. Parcel Pending Plus (THE BAD) -- Since the switch to Parcel Pending, getting a package has become a multi-day ordeal involving dozens of calls and trips to the clubhouse. I’ve already lost two packages. Through my own research—since communication from the office has been lacking—I discovered there is a discrepancy between the two parties: Parcel Pending claims they have given the property manager access to manually open the lockers if there is an issue, yet management claims this hasn't happened. Even if the manager does have access, she is frequently unavailable, and the staff states they can’t help unless she is present. It is incredibly frustrating to pay rent for a service that currently feels like a part-time operation. Verdict: If you don't mind a cramped kitchen and rarely order things online, this is a 4-star spot. Truthfully, management is very nice! I have never had a problem with asking for help, but I frequently have a problem with getting help solved. And, I would love to get in contact with the property manager to understand their side of it and get some things across!

We have called The Landing our home for four years, and it’s been a wonderful experience so far. The staff, including César and Kimberly, is always on point and responsive, and they are consistently amazing and willing to help. However, since the property changed owners, the quality has noticeably declined. The basketball and tennis courts have been removed, and many amenities are being replaced by additional buildings to accommodate more apartments. There is also a significant need for more visitor parking, as many of our friends have been towed due to the lack of available spaces. Moreover, many trees have been removed to make room for these new buildings. Sadly, we will be moving due to a substantial rent increase, almost $200 more per month compared to last year.
