*I WOULD AVOID LIVING HERE* In the 4 years that I lived here, my apartments sustained some kind of water damage on 5 separate occasions due to faulty equipment, one requiring me moving into a new unit (attached photos are of 2 different units that I lived in). In the last months of my lease, my bedroom flooded again, requiring a complete renovation of flooring and drywall, during which time their method of accommodating me with a temporary living space was subpar and communication was terrible. Upper management basically refused to communicate directly about the situation and kept pushing it off to the front desk workers that had no clue what was going on. They didn't adjust my rent to compensate for making the room I lease unlivable. They also "accidentally" took and broke some of my property and I had to hassle them for weeks to get them to compensate me for that. Seems they care more about renovating the clubhouse than taking care of the people that give them money. On one occasion, I was accosted by a private security guard that patrols the property and was demanded to provide ID. The guard was armed and started lying about how I was required to provide him my ID and unit number or I would be in violation of my lease. I brought this up to management and they brushed it off. They also offer concessions/giveaways, etc. for good reviews, and after taking tours, the guides will sometimes as you to give them a 5 star review right then, so take the generic 5 star reviews with a grain of salt, pretty sure people just never get around to editing their reviews. New management (Peakmade) isn't any better than the previous company. tldr, a lot of college station apartment complexes suck, but I'd definitely steer well clear of the Cottages in particular.

The Cottages - College Station On the day of my tour it was a little chaotic here. Save your time by not touring the model unit. My pics are of the model unit. They had students lined up, outside and inside to get new keys or other issues. Some, I heard mentioned their key fob doesn’t work and they can’t get inside their unit. Others, stating they weren’t getting hot water in the shower. Still others, mentioned about bugs problems or that the model unit they saw wasn’t their actual unit layout. While I was waiting in line to tour the model unit, I noticed there was a dead bird laying outside by pool area that looks like it’s been there a while. After fifteen minutes past my scheduled tour, someone finally showed me the model unit. Of course, it looked great and perfect. Everything was nice and tidy. No blemishes. I then asked, “Is it possible to tour a unit that’s not a model home?” “Unfortunately, our policy doesn’t allow us to show you what your unit might look like.” I respected that but it was concerning that you’d get into something sight unseen. I got back in my car and just about to pull away, when I noticed a college student walking by. “Excuse me, would it be possible for me to see your unit? I tried to ask leasing staff and she mentioned she had non available to show, and or they’re not allowed.” “Yes, of course I can show you,” he replied. Once we got inside his unit, him and his roommates were cleaning the place. After asking them some questions, overall they were satisfied but they didn’t like that their unit had paint on the floors and some other minor issues, including bugs. (To respect their privacy, I didn’t take pics of their apartment) Yes, this place does get very mixed reviews. Reviews are like a rollercoaster ride here. Location didn’t seem that bad. Some of the amenities seemed good too. But, the fact that weeks have gone by and I’ve opted out of receiving messages from them. They were persistent to continue sending them. I finally blocked them. I can’t say I’d recommend this place.

I have lived at the cottages for five years and honestly have really enjoyed it for the vast majority. I used to have some issues with ever getting in contact with anyone but with new management things have very much improved! The maintenance are all amazing and very responsive and kind! I did move units to be on the ground floor and my current unit does have paint in the floor. Overall I have enjoyed the cottages and love the size of my unit and my closet

For the most part, everything has been going great, but the biggest issue is the quality of the build. The place feels like it was put together very quickly, and the sound insulation is really poor. You can easily hear people talking from a room over, and every step my upstairs roommate takes is loud and clear. It can get pretty frustrating, especially if you’re trying to study or sleep. I’ve even recorded it because it’s that noticeable. My other complaint is the gym. It’s honestly pretty bad with several machines missing handles, which makes them unusable, and the equipment that does work isn’t great. But overall, it’s a nice place with good amenities and staff, but I really wish it had been built better. If you’re considering living here, make sure you live with quiet roommates.

The Cottages of College Station is hands-downs one of the best housing in town. The floor plans are incredibly spacious, and the management team is always super responsive with maintenance. Between the resort-style pool and the 24-hour gym, the amenities are always in top shape and make living here feel like a vacation. It’s the perfect blend of comfort and convenience. I'd highly recommend it to anyone!
