If there was an option for zero stars I would jam my thumb through my phone to make sure it was pressed. DO NOT LIVE HERE. From the literal very first day I lived there it was constant BS on top of BS. Within 12 hours of living there my car was towed right from the front of my house. I was blessed to be put right arcoss from the terribly placed and tiny guest parking which if I had lived anywhere else in the complex I would have spent more on gas to pick up my friends from it each weekend than I would on rent each month. Oh and by the way it’s no longer free. We did not have a working dryer for the first 4 full months we lived there and each time we asked we were told it would be fixed/ we would have a new one “by this Friday”. But if you can get passed all of these things, this is what bothered me the most. And before I say this I want to say that all of the onsite staff were all very helpful when needed and all very respectful. It’s the company making them do these things that piss me off. I have lost count of how many times a Redpoint staff member has entered my house without us being home. I have come home to my own personal bed room being locked. Once when I left my bedroom key in my room. I had to literally kicked the door down at 10 pm when I arrived home from a trip. Getting emails about how a plastic 3ft grinch we bought for Christmas time was hanging from our porch and we had to take it down. I’m really not trying to be funny when I say this, but I feel like I have a small idea of what it was like to live in the USSR back in the day. It was so bad it got to the point where my roomates and I had a running joke that Redpoint had hidden cameras in our toilets, which might seem ridiculous to say but after living there for a year it genuinely is a valid joke to make. I packed up all my stuff and went home for the summer once the school year had ended. I had about 2 months left on my lease so I left a couple things in my room that I was planning on taking care of later in the summer when I had some free time to come down and get them. Redpoint somehow knew I had moved out, (because they come in your house about once a week) and decided they were just going to fill my room in the house with someone else and took everything that was left in my room and bagged it up and put it on the porch for the trash man to collect later that night. Probably around $1k worth of items. Thank god my roommates caught it and when I called them and crashed out on the phone they chalked it up as “oops that was a mistake”. The summary of my overall experience was HORRIBLE, I could NOT WAIT to move out and I advise you to plz not live here. There are so many better establishments with all the same extra amenities in college station. Save yourself your privacy and peace of mind. DO NOT LIVE HERE. I have never written a review for anything in my life but I absolutely had too for this situation.

My roommates and I have been trying to resolve a compensation request related to a hot water issue since August 2025. As of June 2026, the issue is still unresolved. The original issue became a safety concern when maintenance adjusted the water temperature to an extremely high setting without informing residents. As a result, one of my roommates was burned while testing the water because we had no reason to believe the temperature had been changed so drastically. After we raised concerns and requested compensation, we were repeatedly told by Santonio that the matter had been placed on a bookkeeping list for review. Months passed with no resolution and little communication. When Ryan became property manager, I brought the issue to his attention in January 2026 and repeatedly asked to be kept informed. I was not asking for constant updates, just basic communication so we knew the issue was being worked on. Despite multiple conversations, management never proactively reached out. Every update required us to call the office or visit in person ourselves. Ryan told us multiple times that he would send updates and failed to do so. On one occasion, he specifically stated that he would email us by the end of the day, regardless of whether he heard back from the regional manager. No email was sent. We later learned that although Ryan was aware of the issue in January, the regional manager was apparently not contacted until April. This was not the only issue we experienced. We also dealt with a leak that required industrial drying fans to run in our apartment 24/7 for approximately a week and a half, increasing our electricity usage. Concerns regarding those additional costs were never meaningfully addressed. After nearly 10 months of phone calls, office visits, follow-ups, and broken promises regarding communication, the issue remains unresolved. The most disappointing part has not been the delay itself but the lack of accountability, urgency, and professionalism shown throughout the process.

Upon moving out, after a deep clean of my apartment, I was charged $850 worth of move out fees. Many of these fees were backed up with images of blank walls (that I did not use). I also only lived here for one year, so there was little to no wear and tear from my period of being there. Additionally, I had talked to people at the front office about how to ensure I would not be charged for items left behind by my roommate who moved out after me. I sent pictures of all the common spaces after I cleaned to Redpoint's email (as I was told to do), and yet I was still ignored and am being charged for that person's left over items and trash. I have lived in cstat for 5 years now, and this is the worst experience moving out that I have had or that I have heard from others.

Management here is crap, and they will scam you out of money. When I moved in my carpet was soaking wet, to the point where I couldn’t put any bags on the ground without them getting pretty wet, which I thought was bizarre, but I let it slide as just something that likely just fell through the cracks when I was moving in. Then a week later I get an eviction notice due to an “unauthorized animal”. After speaking to office employees, they blamed a new employee for accepting my application, even though I had documented conversations with management about my rabbit they were still going to kick me out after 48 hours (mind you this was during the first week of school mid-week). I asked to speak to the manager, the office staff tried, but Brittany wouldn’t come out of her office to speak with me. Then, when my parents called and asked to speak to the manager, the problem was suddenly resolved without them ever speaking to her. That being said, maintenance and student employees are very kind, though maintenance requests are seldom answered quickly, we only had a few problems come up during the year, a smoke alarm filling with water and going off, and our washer breaking. From what office staff told us, there were so many people with their A/C breaking, they couldn’t get to our problem. Then came move out. We did a walk through with the manager to get a documented list of everything that we could be charged for, and were told if we fixed those things, we wouldn’t be charged. Only to get $165+ worth of damages EACH on our accounts that weren’t listed on our move out inspections. These charges were listed for months after our move out date and were not accompanied by photo proof as the legitimate charges were. Even weirder, they were vague and kept changing in name and amount. I also got charged for something clearly documented on my move in inspection. You can, and should, dispute charges, and 7 months later I finally got my charges zeroed out with the explanation of “that shouldn’t be there”. Great. Oh also- we got a couple of notices that law enforcement was handling domestic disputes and gunshots fired during our year there, which isn’t Redpoint’s fault, just maybe something to consider if you’re looking into living here.

The maintenance is deplorable. Front door broken for months. Carpets are disgusting, AC is terrible and the utilities keep climbing. All BOTS no people when you call. Outrageous fees for a place that is completely neglected. Stay away! Not to mention there is little to no signage about visitor parking and they must get a kickback because the towing is rampant. All in all—avoid at all costs.
