Please live somewhere else if you don’t support predatory towing (like any decent human being). 12 North does NOT have proper signage on visitor spots. Getting towed from an unmarked spot is absolutely ridiculous. I’ve never had a traffic ticket, let alone a car towed, in my life. I ALWAYS read the signs to make sure I’m following the rules, and this instance was no exception. The few signs they have tend to get blocked by parked cars, which was exactly the case for me. Do they expect people to have x-ray vision or something? Hard to read a sign when it’s blocked. How about management takes accountability and improves the visitor parking instead of deflecting the blame to reasonable people. Even residents here admit the visitor parking sucks and needs to improve. Never seen such a terrible system in my life, and I’ve lived in/been to apartment complexes all across Texas. Even I would do better at running visitor parking. I’d try to minimize the number of cars towed rather than maximizing, by having visible signage. What do they even achieve by doing this?

Excellent maintenance service! My air conditioner stopped working, and they responded very quickly. Desmon came out, diagnosed the issue, and had it fixed in no time. He was professional, efficient, and made sure everything was working properly before he left. I really appreciate the fast response and great service.

Honest review from a short-term resident (April–July 2026) I stayed in an Elite 2BR/2BA Classic B apartment. Overall, 12 North offers a great location and convenience, but it comes with a few highly disruptive flaws that heavily impacted my daily life and sleep quality. The Good: * Location: Excellent. Just a few minutes' walk to the TAMU campus. * Friendly Staff: The staff members are very nice, attentive, and always willing to help whenever you talk to them. * Amenities: The free coffee machine is a major highlight and a huge plus for residents, absolutely loved it! The Amazon locker is also highly convenient, and the study rooms are great. The gym is really good and rarely crowded; if you go early or even during peak hours, it is usually very empty. * Contract Flexibility: They allowed me to start my lease in April without forcing a sublease, which is rare in College Station. (Note: Rates were $825 base rent + $15 insurance fee + $54 guarantor waiver fee since I didn’t have US credit). * Pest Control: Zero issues with bugs/pests; just standard, avoidable fruit flies if trash is left out (Living on the 2nd floor). The Bad: * Constant, Unbearable External Noise & Poor Blinds (Boyett St. Side): Living on the 2nd floor facing Boyett St. (near the pool) was infuriating. There is a maddening, literal 100% constant wall of noise from 5 AM to 2 AM. On weekdays, construction right next door blasts heavy machinery noise from 5 AM to 6 PM. Then, every single night without fail, nearby bars blast loud music and bass from 10 PM to 2 AM. On top of that, the bedroom blinds are low quality and don't block the night lights properly. The noise and light were so bad that I had to start using noise-canceling earplugs and a sleep mask just to get some rest—something I have never had to do in my entire life. Avoid this side of the building at all costs. * Chronic & Nightmare Fire Alarm Issues: This is a severe, recurring problem. In just 4 months, the alarm went off falsely 5 or 6 times, almost always in the dead of night between 8 PM and 2 AM. The sound is absolutely deafening and distressing, forcing everyone to evacuate in the middle of the night. * Poor Ventilation & No Natural Light in Common Areas: The layout has a major design flaw: the only windows in the entire unit are the ones in the individual bedrooms. The living room and kitchen area are completely dark without artificial lights, and there is zero natural air circulation. Because of this, the apartment gets stuffy very quickly. The kitchen exhaust hood is very weak, so you are forced to constantly run the ceiling fan every time you cook just to clear the air (which honestly might be why the building's fire alarms trigger so often). * Move-in Disorganization: Despite confirming my arrival days in advance, staff seemed completely surprised by my move-in. They did everything in a rush, forgot to give me basic info like the Wi-Fi password, and didn't even notify my roommate that I was moving in until I arrived in the lobby. * Lease Terms: Like most of CS, all leases strictly end on July 31st. Since I needed to stay until September, I couldn't extend it without renewing for a full year and finding someone to take over my lease. A solid choice for TAMU students solely due to location and amenities, especially if you need an atypical lease start date. However, demand a room away from Boyett St. if you value your sleep.

I would do 3.6 if I could. 2x2 apartment was pretty good/valid for my first year. I wouldn’t really sign again but I’m thankful for the time I was in it. I didn’t have issues with noise since my apartment was in the backside, next to the 12 north parking lot, if anything you might hear people laughing at the pool from time to time (mostly weekends). I liked that they had free food/snacks a couple times. I was in the 4th floor and didn’t have a huge issue with bugs, only 2 roaches in the spring semester. However, I was also mostly out. The apartment itself wasn’t well lit up, I didn’t get the remodeled deluxe elite tho. It was good for walking to class too.
