Terrible and I don’t recommend. They have incredibly predatory business practices and can never explain why the light bill or the water bill is so high. Anytime billing concerns are brought to them we’re told to email US billing services, which is just another department owned by CLS Living, the property management firm that owns Terra. You’ll email and they’ll respond when they’re good and ready and with a vague response that probably won’t answer your question. I’ve been paying nearly $200 just in electric in a 3-bedroom, meaning me and my roommates are each paying $200 for the last few months. No one can explain why so I think they’re pulling these numbers out of thin air. Any other issues I bring to their attention, I’m told will be “escalated” and then I reach out 2 weeks later to learn they have no update for me. They’re currently doing construction on the lobby and ALL the amenities so there’s noise all hours of the day and the main entrance isn’t open so some of us have to walk all the way around the building to use the trash chute, grab food orders, or get our packages. Instead of using the built in mailboxes in the building, they hold our paper mail and we aren’t notified when it’s received so if you’re expecting a letter or important piece of mail you have to go to the office and have them check for it. Notice that a lot of the 5 star reviews here aren’t from current residents, they’re from people who toured the building. I renewed my lease before a lot of these issues came up and now it’s too close to the school year to find another option, but if you haven’t already signed a lease with them then I don’t recommend.

I just called this apartment, which is under new management, a couple days ago. Myles was so friendly over the phone and gave me all the info I needed. I heard the new management did multimillion dollar renovations across the property and they have free parking. I’ll definitely look into moving here!

I came in for a tour a couple months ago and the staff at the front office is super sweet and welcoming! I am so excited to see the new renovations being built right now. The housing is affordable even for a 2x2 and parking is free for everyone.

I am a Howard student but currently leasing with Mazza. I have had the pleasure to be here for my Junior year and the only complaint I have is the Wifi not working for certain devices, slow maintenance with the previous owners, and the fact that there will be no Howard shuttles for next year. I really like it here at mazza and I would like to continue living here for my Senior year. I always try to recommend other classmates to choose mazza but with there being no shuttles for next year it has become a bummer. Outside of that Mazza is a really nice apartment and I am excited to see all the new amenities and changes the new owners will be bringing! We also have a pool but unfortunately have yet to be in it, I hope they open it up soon!

While this apartment complex has great potential, the current management makes it a frustrating place to live. I want to highlight that the two leasing assistants are wonderful and highly communicative; however, the property manager, Melanie, is consistently unprofessional and rude. The building's upkeep is severely neglected—trash chutes are left overflowing for weeks at a time, leading to pest issues in the units. Furthermore, their billing practices feel predatory, as they frequently charge hidden fees with vague titles, seemingly taking advantage of college students. Renters beware.
