Beautiful townhouses. Closest option to campus, affordable, friendly staff, furniture provided… everything you could possibly ask for. Excited to have my student stay for another year!

This was supposed to be an exciting day, starting a new chapter living off-campus. Sadly, that excitement quickly turned into disappointment when we arrived to find the apartment in completely unacceptable condition. The unit was visibly dirty both inside and out, as if it hadn’t received any cleaning or maintenance for months. This was extremely discouraging—we expected to move into a clean, safe, and ready-to-live-in space. After two days, they finally agreed to move us to a different unit, but the initial experience was unacceptable and disappointing. It feels like they take advantage of students and parents acting in good faith. On top of that, they charge a $150 annual fee for maintenance, which is not reflected in the condition of the units or common areas near to the unit. There is also tall overgrown grass and weeds beside our unit, which haven’t been trimmed and could attract pests. Since these apartments are located in the back of the complex, where fewer people walk by, maintenance seems to be neglected in these areas not visible to the public.

If I could give this apartment complex 0 stars, I would. When I first moved in during the 2023/2024 school year, the place was a DISASTER. It was messy (so disgusting I can't even describe it), holes were in the walls, my shower was broken, my roommate's toilet was broken, the AC didn't work, the locks on our front and back doors didn't work, the washer and dryer didn't work, and as you can guess the list continues. All these problems were addressed to management, but the owner didn't seem too concerned, and we could never contact her because she wasn't available and neglected to give us her contact information. When we informed them of all the broken utilities in the apartment, they said, "We are not able to fix them at this time." Luckily, my roommate's dad fixed my shower and the toilet and replaced the locks on all the doors because no way in hell are 3 girls going to be staying in an unlocked apartment by ourselves when there have been several break-ins around the complex. Furthermore, my 2 roommates and I spent 72 hours deep cleaning the apartment before moving our items into the area. This wasn't how I wanted to spend my first week of Sophomore year before classes started. They make the model home look amazing, but in reality this is not the case. I even made friends in the neighborhood who had the exact same experience as us. Plus paying $800+ a month for this was insane and the apartment always had issues with it throughout the whole year, and no matter how many times you put in a maintenance request they don't answer for weeks and then do nothing about it. Don't even get me started on the move-out process which is a disaster within itself. They contradict themselves and then are so money hungry that they just love giving out fees. We moved out and are now happy in our new place. As a 20 year old girl who tries to never be negative this was the worst experience of my life and I don't recommend moving here. The photos below aren't even the worst of it but I unfortunately can't find the worst ones.

Ive only lived at 864Clemson for about a month now, and I genuinely couldn’t be happier with my experience. From the moment I moved in, the leasing/management team has been responsive, professional, and incredibly friendly. Any maintenance request i’ve had was handled quickly — usually within 24hrs! The community itself is clean, quiet, and beautiful maintained. The amenities are top-notch: the pool is pristine, the gym is well-equipped, and the clubhouse is always so welcoming. If you’re looking for a place that feels like more than just an apartments, I can’t recommend 864Clemson enough. It’s been more than a perfect home for me :)

This was my first apartment and it has been an amazing experience! Maintenance is extremely responsive and helpful. I love the community events which allow me to meet neighbors and the other wonderful people in this neighborhood. Amazing culture and tons of friendly faces who are always concerned and willing to make sure that you have the best experience!
