Do not walk - RUN away! One of the rare cases I would give ZERO stars. Management here is non-existent unless they want to tow your car or collect a bill ahead of when it’s due or threaten to kick you out unless you commit to a new lease TEN months before it begins. They constantly create health hazards with trash piling in and out of the building. Maintenance goes undone making unsafe conditions. Constant broken promises. There is a genuine lack of concern by management for the health and safety of the residents. I cannot stress enough how you will be disappointed and the difference between the brochure and reality. Edits below to feedback from Lark: "Regarding committing to a Housing Agreement, leasing for August of the following year typically begins in the fall of the year prior, which has been a common practice throughout the Charlottesville student housing market." - False. Most private leases are for the first year and monthly after that with notice. University housing application STARTS in December with cancellation up to mid-February. "According to our records, every maintenance request that you've submitted has been addressed within 24-48 hours. If there are any outstanding maintenance issues, please let us know so we can make sure they're resolved" - So you are posting my private maintenance records publicly which is a violation of your privacy agreement (which has been removed from your site and now just says "Please contact the property management company for more information on its privacy policy." - False. Several requests for trash rooms and chutes to be cleared/removed went on for a week or more with the solution given to walk trash to the dumpsters outside which were overflowing onto the ground. - Also, management violates unit entry agreements by not providing proper notice and ignoring lease entry agreements by declaring routine maintenance an "emergency." Room entry records are suddenly not available when requested by tenants. "In the images without snow, those photos were taken on our move-in day, hence the high volume of boxes and other packaging." - false - some of these were taken during the year when management failed to clear trash from trash chutes. - true - annually management fails to plan for the amount of trash that is associated with move-in/out. This is systemic of the management approach. "In the images with snow, we had just experienced a massive snowstorm across the East Coast, and our trash vendor was unable to come to the community given the state of the roads" - there was a snowstorm, everyone knew it was coming. Management left the walk and driveway entrance unplowed until the ice and snow melted creating serious hazards for anyone walking or driving. The walk was completely impassable by anyone in a wheelchair. The roadways and sidewalks surrounding Lark where plowed or clear of snow and ice. Systemic management lack of planning or response.

I would definitely suggest finding other places to live that are more accommodating and less expensive than Lark on Main. As everyone said before, it's all roses until you sign the lease. Pros: The staff is usually helpful, but often give off stubborn and passive auras that can be it uncomfortable for most people except those who they are trying to persuade into signing a lease. The maintenance staff is probably the best thing around Lark, being that they are timely in their responses to requests and are friendly to interact with. My roommate's matching was just about accurate. The gym and study areas are very useful and available for use. The area is also close to the corner. Accommodating during COVID Before I go to the Cons, I would again suggest finding somewhere else to live that has better amenities and a cleanlier and supporting environment. Cons: When I immediately arrived at my space in Lark on Main I did my initial inspection and my roommates and I marked how badly damaged the stove was. Maintenance was supposed to address these issues, but never Later during one of the quarterly inspections we were told that we were going to get charged and I had to consult with my lawyer because the office was told that this issue existed before we arrived and they did not care to address it, trying to get more money out of residents. They will charge you for cleaning and other "damages" but throughout the year they have never addressed the dirty carpet and floors in the hallways and use resident money to clean the areas that residents have to walk through. Krista, the manager, was helpful in that she looked at the stove with me after we were told we were going to be charged, and she also acknowledged that we were given an ADA accommodating room even though we did not have any roommates who needed such assistance. This caused a lot of issues with spacing and movement in our unit. When I requested maintenance on our stove and other issues in my unit, it was denied with no justification LOM needs to fix the damages in the gym and also seems to have staff making a fake page to leave 5-star reviews for the property. They also use a utility provider that charges an extra fee for the properties' use of their service, and the calculation of utility prices are not even based on resident usage. The 4th floor is filthy all the time! and the elevators are slow!, and there are also 2 times that I and other residents got stuck on one for about 5 minutes. They also favor many residents as some pay less for larger rooms and spaces while others pay more for smaller units and rooms. LOM will lie about the number of available rooms left to get residents to sign at a ridiculously high price, as several staff members have personally admitted to myself. Everyday and the weekends the elevators are filled with grotesque smells and dirt that are almost unbearable, and nothing is ever done about it. The garbage in the hallway is always filled with residents garbage that reek and staff continuously fail to notify residents on available trash chutes. Also, residents only have the option to take the stairs down and cannot access any floor without using those elevators that sometimes shutdown during the school year. I think it's so stupid that residents cannot access the stairs unless they are going down, but still then they can't access any floor without coming up the elevator. Lastly, Krista, the manager, should not be interacting with residents as she has no respect or courtesy. She made a passive " I cant breathe" comment on the elevator as we were going to inspect my final move out. As she had her mask on going up the elevator she said, "I'm gonna take my mask off because if you don't have COVID-19 I shouldn't either." She then proceeded to say, " ...and plus I cant breathe in these masks," as she followed her statement with a laugh and sarcastic eye roll. I wish I had time to fancy up and edit this review, but just don't live here, please. You will thank me later

A disgusting place with horrible management. They didn’t group me with my requested roommates and instead stuck me with 3 random people. They wouldn’t let me out of the lease so I lost >$1000 in the process of finding a replacement tenant as I had to pay them to take my spot because it was so hard to find a replacement and they didn’t care at all or help at all. Lark on Main should be renamed Garbage on Main. To the management: don’t bother replying to this comment, it means nothing to me.

After failing to notify me that they had moved up my move-in date by a month until the day of, I moved into my apartment only to find trash, broken blinds, broken window screens, and general dirtiness/splatters. I have attached pictures from the move-in inspection. Now, upon move out, they are trying to charge me a "cleaning fee" when I left the apartment in much better condition than I received it. Cannot recommend.

The positive reviews are 100% fake. Amanda Katz (the manager of lark) wrote a FAKE REVIEW, had the audacity to include her name AND respond to it. Lark is horrible, don't waste your money. Management is rude, charged me $250 last inspection and took photos of my belongings. The pool is closed and there is no gas in the grill. Management lied to residents about why the pool was closed, citing "renovations" which were completely unrelated and neglected a broken elevator and front door for weeks. ANY noise heard outside the apartment is considered a noise complaint and management consistently threatens residents with eviction. Lark is a toxic environment and everyone I know absolutely hates this place. Avoid this lark like the plague and choose the flats or standard if you want amenities.
