What is Individual Leasing?

Individual Leasing, also called “by the bedroom leasing”, means that you are only responsible for your bedroom, bathroom, and shared common are If another roommate decides to skip, sublet/lease-takeover, or damage the apartment in any way they are liable for the rent and damages in their individual space, unlike in joint leases.

Will I need a guarantor for my lease?

If you do not meet the qualifying criteria when applying individually (proving you make 2 times the monthly rent) or fail to pass our background and credit check then you will need a guarantor or to pay the entire lease term up front.

Question 3

If I don't have a guarantor, how can I still qualify to live here?

Accepted Answer

If you are not a student and do not qualify individually or have a guarantor to sign with, we’ve partnered with Leap, a lease guaranty service, to offer an additional way to qualify. If you are a student, you can enroll in our Guarantor Waiver Program through your online application. The cost for this service is to be paid directly to the property with your monthly installment amount.

Do I need to be a student to live here?

No! As long as you meet our qualifying criteria you do not need to be a student to live here!

Are the apartments pet-friendly?

Yes, our apartments are pet-friendly! Each apartment is allowed to have a maximum of 2 pets with the exception of restricted breeds that can be provided by the leasing office.

We offer a comprehensive roommate matching form that our dedicated staff thoroughly evaluate to find the most compatible roommates.

What's Included In The Rate?

We want your living experience to be as worry free as possible. Newly upgraded WIFI & Cable, water, trash, and sewer are all included in that rate. We also included $25/bedroom/mo. of electricity in your rate. If your apartment goes over, then it is split evenly and will be paid through an account with Simple Bills. If your apartment stays under, it is split equally and the credit will carry over to next month. In North Carolina, we legally have to use a 3rd party billing company (Simple Bills) for electricity. Since they auto enroll you, they charge a $3.75 fee every month. Less bills = less stress!
