Extremely predatory pricing (think $7000 per apartment) and on the first floor you basically can't open up your window/get no natural light at all, making it more of a dungeon feel than a home. Last months rent includes a cleaning fee despite a long list provided of things each apartment needs to clean or will be fined for - example includes $15 fine for not dusting a fan... Absolutely would not recommend.

I am deeply disappointed with my experience with The Edition apartment company. I had eagerly anticipated moving into my new apartment on October 1st, but to my dismay, it will not be ready until January 1st. This delay has had a profoundly negative impact on my semester and the lives of countless other students. The Edition's inability to meet their promised move-in date has caused an immense amount of stress and frustration. Many of us have had to scramble to find alternative housing arrangements, which has been a logistical nightmare. The financial burden of securing temporary accommodations and the wasted rent we've paid to The Edition during this extended delay is simply unacceptable. Perhaps the most concerning aspect of this ordeal is the toll it has taken on our mental health. The uncertainty, constant changes, and lack of communication from The Edition have caused significant anxiety and stress among the affected students. It is unconscionable that a company would be so indifferent to the well-being of its tenants. Furthermore, the way The Edition has handled this situation has been nothing short of abysmal. Their communication has been sporadic at best, and they have provided little to no reassurance or compensation for the inconvenience and hardship they've caused. It is clear that they have failed in their duty to provide a safe, comfortable, and timely living environment for their tenants. In summary, my experience with The Edition has been a nightmare. They have not only ruined our semester but also caused severe mental health issues, wasted our time, and drained our finances. Their poor handling of the situation has demonstrated a complete lack of concern for their tenants' well-being. I would strongly advise anyone considering renting from The Edition to think twice and explore other options. This has been an utterly disappointing and frustrating ordeal, and I would give them one star only because zero stars is not an option.

Would not rent here again. Front office staff is never available. Amenities are lackluster for the amount of rent they charge. Parking is atrocious. They told us we could move in on the 19, but owed an entire months rent. Had to be out by the 22, and again owed an entire month rent. Other than the location, there is nothing redeeming about this property.

Living at The Edition on Rosemary has been a great experience. The location is incredibly convenient, with Franklin Street just a short walk away, making it easy to grab food, run errands, or meet up with friends. I also really like the lighter color palette in the units—it makes the space feel more open and modern. One of the biggest perks is the public parking lot right next door, which was recently repaved. This makes it so much easier for friends and family to visit, especially on weekends or after 5 PM during the week. After dealing with the hassle of constantly requesting guest parking passes at my last apartment, having this option has been a game-changer. Another highlight is the prompt maintenance response—any time I’ve needed something fixed, they’ve been quick and reliable. Overall, The Edition has been a great place to live, and I’d definitely recommend it to anyone looking for a well-located and comfortable spot in Chapel Hill.

If you value your peace of mind, look elsewhere. After living here for eight months, I can confidently say this apartment complex is not worth your money. Despite the high rent, the quality of construction is shockingly poor. The walls are paper-thin, and the building is riddled with cracks and crevices that have allowed a severe bug infestation to take hold. We've dealt with spiders, ants, beetles, and now, the worst of all—roaches. And this is happening on the fourth floor. If you're a student, don't be fooled by the aesthetics or the novelty of this place. The reality is far from what you might expect. It's unfortunate that I have to endure the rest of my lease in these conditions, but I hope my experience serves as a warning to others.
