Courtyard Lofts, chapel-hill-nc

My daughter lives at courtyard lofts this year (23-24) and has renewed her lease for next year. The reviews here were very troubling but we took a leap of faith and hoped for the best. We have been extremely happy with our decision to move our daughter from the dorms to courtyard. She has a 2 bed/1 bath and has been extremely happy with her place. We have not personally had any problems with bugs or management. There are different buildings so maybe she lucked out and didn’t get the building with the bug issue but she also keeps everything clean, no food left around, trash emptied, etc - all the standard things one would do to stop bug infestations. The management has been responsive, kind and helpful in my experience. We have only had one maintenance issue which related to the dishwasher. My daughter submitted a maintenance request ticket and someone was out to fix it the next day. I contacted the management during the initial process of setting up payment/drafting and they were very helpful and considerate of the confusion I had with the online portal. It is one lease with two families paying so I just needed clarity on my portion. Next year, the girls will each have individual leases which will make paying easier. I just want to offer a different perspective. This has been a perfect home for my daughter’s college years. We are very pleased with our decision to rent here.

I've lived here for about a year and the new management has been great! I have no problems with bugs and of course there are little issues here and there but they always respond and try to fix them in due time. I renewed my lease and safe to say I'm pretty happy with choosing this apartment complex!

I've lived here for a few months now and have loved the complex. The reviews here were very worrying when I first signed but I just hoped for the best. I lived in a 3 bed/2 bath and really enjoyed the space. Pest control comes a few times a month and maintenance is responsive to any concerns. When I've needed to talk with management, they respond quickly via email and always get back to any voicemails. Overall, I'm glad I overlooked some of the past negative feedback from prior years of management.

I lived here 2022-2023 and it was truly horrible. You always expect older reviews to be untrue, but every single complaint is still a problem. So so so many cockroaches, damaged amenities, bad management and the list goes on. Besides all of that, the big issue was the main door to the apartment complex. The door was unlocked every day from about 8am to 7pm, meaning anyone can walk into the main door and go right up to the apartments. I personally had several creepy men follow me up to my apartment, usually in the evening when the doors were unlocked, and ask for money, to come inside, etc. We often had to get our male neighbors to make sure we were okay leaving our apartment. I also know other apartments had break-ins and other bad interactions. The only thing we were told was that the door would "probably be locked next year". Also, if you pay an extra $150 every month to park your car in the lot provided, it will most likely be broken into. These issues do not even delve into how overpriced the apartment is. Maybe it would be more reasonable if there were actual security measures, exterminations, and reliable management. But definitely not now. We practically did not have a landlord for half of our lease. A majority of complaints, maintenance issues, etc were not addressed. I know there is "new" management now, but they did not listen to any of our complaints when they took over. I expressed multiple time my fear and the safety concerns but they were ignored.
