AVOID NEXT CHAPTER! YOU WILL THANK ME. Even one star is too high for Next Chapter. It deserves ZERO star! See what happened to me... 1. The apartment was not ready on my move-in day: When I moved in, the apartment was full of dust, and they did not have an apartment (They told me that a cleaner brought my apartment key to Chicago, which I found hilarious given the apartment condition). 2. The company does not respond to your maintenance request: In JULY 2022, I noticed that my bathroom mirror completely fell off the wall. If I were in the bathroom, I could have gotten severe injuries (see the picture). Till now (April 2023), they haven't fixed my restroom mirror. Well, this was not the first time. I waited for at least a month whenever I made a maintenance request. 3. Random people park their car in my parking spot: As someone already mentioned, they always leave a garage door open, which allows anyone to take your parking spot. Still, they charge me $75 every month. 4. My packages have been stolen: Since the building is not secure, any random person can take your package. So far, I have lost multiple packages. Also, I found some of my packages left in basement stairs with a box opened. 5. They do not manage their building: I noticed that cement pieces are falling down from a garage ceiling. I am really worried about this...

Never look to them to provide you with a safe and comfortable living space. Upon moving in on August 14th, my apartment complex's garage door has been open and the lock on the front entrance to the building has remained broken. I have called numerous times since I moved in and representatives have said they are going to close the garage and fix the front door, but have not done so. I have submitted forms on the resident portal for requests to repair both of these issues. Additionally, I have received email correspondence stating that management is aware of both of these issues and that the garage door was supposed to be closed on September 1st. I called earlier this week and the manager of the complex said maintenance said the garage door was working and that they would close the garage. It is now September 21st, the garage door remains open 24/7 and the garage door clicker given to me upon move-in does not work. They maintain that they are not liable for any damages or anything that happens within the garage, but won't close the door. The lock on the front entrance to the building is still partially RIPPED OUT (see pic) and after following up with management, they have not made any progress or seemingly any effort to fix either of these issues. I've had multiple delivery packages stolen and I attribute that to the fact that the front door is broken. Additionally, I have filed multiple maintenance requests for in-unit repairs and management has yet to address them (it has been over a MONTH). I have previously submitted a complaint to the Attorney General's office and was contacted 09/16/2022 by a management representative regarding the maintenance requests I have submitted. I was given an update about the building security and was told that the maintenance team was supposed to come by on 09/16/2022 to address some of my concerns. The maintenance team did not only fail to show up without any notice, but the maintenance requests I submitted regarding my unit that never got addressed have been erased/wiped from my resident portal. I have a leaking kitchen sink, a broken/hazardous ceiling fan that hangs above my bed, a broken key fob, and a malfunctioning in-unit washer (washing machine). All of these maintenance requests were submitted between 08/14/2022 and 08/17/2022. I have called multiple times a week, every week, since I've moved in and management continues to lie about repair/repair efforts. I pay around $1000/month for this apartment; had I known they had issues like this, I would have gone to the Dean or 309. They deliberately try to screw students over and lie about the amenities they offer. I have reported this management company to the Attorney General twice and will continue to escalate this issue in every way I can. They are in violation of so many tenant rights and they just don’t care about their residents in the slightest.

Stay away from their apartments I stayed at one of the aparments owned by them at 507 2nd st. While my stay was largely okay, my unit was sitting at the 2nd floor with a large balcony that can be seen from the upper floors. Because of that, the tenants of upper floors have been throwing trash onto my balcony, some of which are cigarette heads and weeds. I have complained this multiple times (>5) to the property manager, yet all they did was simply telling the tenants upstarirs to not doing it. I had to reach out to the tenants office and police to get this resolved.

Won't suggest others try this apartment. The most annoying thing is about the service. I understand it takes time for any apartment to do maintenance for everyone during the move-in month. However, I cannot understand why I need to wait one month for nothing. Since the apartment especially emphasized in the lease that residents' property security is none of their business, and I don't want a stranger (even maintenance personnel) to come into my unit without any previous notification (this is their style specified in the lease), I stayed at home for almost one month waiting for the maintenance. The maintenance order was claimed to be accomplished one day when I was shopping outside (somewhat unsatisfying but no missing thing, fine), and I returned home to check and found that nothing at all was fixed: My drains are still clogged. I reported that condition to the staff, thanks someone replied to my complaint and claimed that maintenance personnel would check on the problem the next day. Well, I again waited one day and another one week for nothing. Finally, I bought some tools to fix my drains by myself, and I then became quite sure no one had fixed them before (even though they claimed they had). I don't trust their service since then (not to mention they keep the elevator button out of order for about one week, I am not surprised). Another thing may be the layout of the unit. My bedroom window gives out to the hallway of the apartment. It is kind of like everyone passing by could see what's in my bedroom. Oh, there is a surveillance video recorder facing the window, so I guess no one will conduct improperly under it. Anyhow, I still don't want my bedroom to be a showcase or a darkroom that needs to close the curtain all day. I wonder which "genius" came up with this design. A lot of probably mild complaints. The sound-proofing is just bad. I can almost hear my neighbor's phone conversation, fortunately, my hearing is so poor that they have preserved their privacy. Who lives upstairs seems to fall over to the floor several times a day, hope she's okay, and fortunately I do not have neurasthenia. A lot of winged insects. Just across the street is a park, that's great. The river in the park breeds mosquitoes and flies. Understandable, right? Express delivery may be picked up by others. The deliveries are spread out randomly at the entrance of the apartment. No protective measures. I have already lost one of my purchases here. The insurance choice provided by the apartment only protected their property. Someone told me I might buy other resident insurance by myself to replace the fee. Maybe it is my fault, I did not check information outside their website and argue with them. And today, I suddenly found an unidentified charge posted on my bill. It may be reasonable, but I do beg the apartment to notify us and justify any charges before randomly adding a charging item, just like I hope they could notify us before maintenance personnel come to our unit. Just some random things drive me to write these comments. Maybe not the worst one, but considering its monthly rent, not cost-effective at all.

I had a good experience with Next Chapter. Very responsive, attentive, willing to help with whatever issue. I had two issues with them though, they wanted to charge me over $400 after I moved out stating that I damaged their furniture, while I came to the apartment with such consumed furniture, and claimed that they did not receive the keys while I dropped them at their office the same day when I moved out. I had a call with them and they understood and reduced the amount from $400 to $100, and no security deposit. The second issue is that they DON’T have an emergency number. I was locked out of my apartment because one time the maintenance guy came and did something in the lock which prevented my key from working. Overall, way much better than the trashy management at green street realty.
