This apartment was affordable and maintenance was always fast with fixing small issues. But the reality is…you pay for what you get. I lived here for 3 years and when I moved in, the apartment was not in good condition. There were liquid stains all over the main where it was dripping down and wall paint was chipped, counters were in bad shape, and the floors were covered in paint, BUT besides that I had no issues until move out. I moved out a month in advance. Originally, I got charged with $8 in damages when I turned my keys in so I just went ahead and paid. But once the final person moved out, I got charged with over $1000 in damages. So I called and inquired what I got charged for: Damaged common space couch, chair, blinds (which I never touched and they were always drawn up), personal room carpet, and trash and belongings that got left behind. I got told that it’s because I was the only person in the apartment with an animal so the common space damages were put on my account. I can confirm that my cat accidentally got out of my room once and left some claw marks on the couch and chair but other than that she was not allowed out of my room. So I had to pay to replace the whole couch and chair which cannot be worth more that $200 combined with how cheap they are made. The belongings left behind were not mine and I confirmed that by look at the pictures of what got left behind and still got charged. The room carpet I shampooed and dried before moving out and still got charged with carpet replacement. The move out was the only time I had issues but charging over $1000 in damages based off of assumption is not fair.

Not worth it. I lived at The Reserve at Clemson for 3.5 years. My roommates and I chose it because at the time it was the cheapest option near campus. Maintenance was great, parking was abundant, cute amenities, everything else was unfavorable. Each year they raised our monthly rate higher without making any improvements to our unit. We started out paying $408/month and now rent is upwards of $500/month for the same unit. We would have been better off moving somewhere for similar price to have our own bathrooms. Now after we have moved out the problems are really rolling in. I graduated in December and tried to find someone to sublease my apartment for the remainder of my lease, but no one wants to pay that much to share their bathroom. So I’ve been paying rent each month since returning my keys, which I just accepted that for what it is. A few days after I returned my keys, I got an email with my final move-out statement and a sentence saying an inspection had been completed and no charges were listed. Except six months later, the remaining roommates have returned their keys early, and now the damage fees are coming in. None of us were notified of the multiple unsatisfactory inspections, which is especially frustrating since I’d received a move-out statement indicating no damage charges in December. They waited until we surrendered access to the space to charge us all a hefty fee to replace a refrigerator with a little expo marker residue and claiming they couldn’t clean it and had given my remaining roommates the chance to clean it after I moved out. None of us were given any notification of the potential damage charge. Now, since my lease term has not ended, I have been pleading with them to provide us with brief access to the space to remove the expo marker from the refrigerator. They told us over email they prefer not to replace a fully functional refrigerator, but so far have refused to let me re-enter the unit that I am still paying for to clean the expo marker off. They just want to profit off of young people to fill their pockets, otherwise they would’ve notified us as soon as they saw the expo marker. I will be happy to update my review upon response from the general manager regarding my request to re-enter the unit to remove the expo marker off the refrigerator to avoid fees for cleaning, damages, replacement etc.

My good friend lived in these apartments not too long ago and when I first visited, I was shocked that they were fully furnished and were so spacious. The units themselves are really clean and well-maintained, and the grounds themselves are too! Thanks goes out to the facilities manager for the hard work he puts in to maintain the buildings and keep them in great shape! I’ve known him for many years and his work ethic, ability to fix anything, and his eagerness to help makes him an indispensable addition to any company.

The Reserve at Clemson apartment complex is a disaster. You may not pick from the stomping above or running up and down the stairs neighbors at the not convenient after hours. You may expect your neighbor doing laundry at midnight and sit outside and smoke at the balcony and talk on the phone at 3 am. Animals are welcome, but noone cares if those animals encroments are around the ground. Garbage is outflow and it's up to you if you schedule for clean up, and pesticide service is up to your schedule as well, because it is not regulated by the complex unless your needs. Front office is very defensive in person. But they sent out a nice survey messages occasionally.

I lived here while I was attending Clemson and it was horrible. The place is infested with roaches, especially at night. The maintenance and management barge into your room for inspections during the year, without a specific notice with a date and time. I was resting during my lunch break before I had to go back to class, when 4 people came into my room taking pictures of everything. Including the manager, Hannah Scott. I felt completely overwhelmed and uncomfortable. Then, despite there being chipped paint, broken blinds, and stains on the carpet from the person before me, I was charged for those damages. When they came into my room there was one evident stain that a maintenance worker as well as Hannah Scott encouraged me to just use carpet cleaner and “it’ll come right out”. However, when I moved out, I did them one better and completely steam vacuumed the whole carpet several times. The stains were lifted and I even took pictures and have witnesses to prove it. Still, I was charged without being notified. I then sent an email to Hannah Scott to resolve the matter, she asked to see the photos, I sent them and then had to wait 72 hours, per her automated emails that was sent to me, for ME to then reach out AGAIN to finally get a response from her. It is not worth living here for the poor management and disgusting roaches. Just don’t do it, there is a reason why the renewal rate is so low! And it is because management does not do their job. Every time i’ve been in the office or passing through, the managers are always on their phones, and what seems to be relaxing.
