I have never written a review for anything in my life, but I had too for this. When I moved in, the house was literally covered in layers of dirt and dust. The carpets were disgusting, the walls had weird stains, and all of the floorboards were brown with grime. My bathtub had mold growing on it, and there was hair painted into my windowsill after they claimed they come in over the summer to flip the houses and clean them for the next tenants. I have also never experienced the amount of bugs in one house in my life. If you love sharing a house with HUGE palmetto and centipede looking creatures then this is the only time I would recommend living here. After living there for three years, the gate only worked for approximately two weeks total. Every time someone asked about it, they said it was something out of their control. The pool was also closed a lot of the time for reasons that were also out of their control. Our washing machine never worked, even after we submitted multiple maintenance requests. They eventually replaced it, but the new one still didn't work. At one point, the laundry room light fell from the ceiling and shattered glass all over the floor. Our microwave broke once, and maintenance told us that if they couldn't find another one in storage, they would have to charge us for a brand-new microwave, even though it had been in the house for years before we moved in and simply happened to break while we were living there. They regularly cut the grass, but the bushes were overgrown and looked awful. Our water heater leaked, and our utility bills were unreasonably high. The company they use for utilities charges an absurd amount every month, even after splitting the bill between roommates. I paid more in utilities for this tiny house than my family pays for a two-story house with a basement. When I moved out, they charged only me a $350 utility bill because my roommates had already moved out. There was no notice that roommates would be removed from the utility account once they turned in their keys. Had I known that, I would have moved out much sooner. Consider this a warning to anyone who lives there or is thinking about living there. I also kept the thermostat set to 76°F whenever no one was in the house, but I would come back and find it set to 70°F. The air conditioning constantly ran, which drove the utility bills even higher. During the summer, when no one was living in the house, we turned everything off to keep our utilities low. However, whenever maintenance came in for inspections, they would leave every light and fan turned on. Since no one was living there, we wouldn't discover it for months, and our utility bills ended up being higher than they were during the school year when we actually lived in the house. The "gym" they advertise consists of one treadmill, a set of dumbbells, and one rack. The only good thing about this place is the parking. Overall, I would not recommend living here. There are many nicer places to live in Clemson, and I wish I had moved out much sooner.

This is one of the most poorly managed rental communities I have ever lived in. Throughout the past year, I have encountered numerous issues involving maintenance, management, and the overall condition of the property. To begin, when we were first brought into our home, we had to choose a completely different apartment because the one they wanted us to move into had clearly not been properly prepared for new residents. We were moving directly into the old residents filth. That being said, our new unit was dusty, the flooring was scratched and chipped, and paint splatters were visible throughout the home. These issues should have been addressed before move-in. The mirrors have black rings around them, the door handles and faucets are rusting, and all appliances are outdated. Another ongoing concern has been a leak in our ceiling caused by my shower not having a gasket. When I contacted management about the leak, I was informed that this was considered “normal.” In fact, the staff immediately knew the source of the issue because it had occurred in many other homes on the property. The repair consisted of spraying sealant over the area and painting it. A noticeable crack is still in the ceiling. Additionally, one of the amenities advertised to residents was an on-site gym. However, the gym did not open until eight months after we moved in. Even then, it consisted of only a single treadmill, an elliptical machine, and two basic yoga mats. The pool is also routinely closed. The management office has been equally disappointing. The “office” is located inside one of the townhomes and is frequently unlocked with no staff inside to help. This became especially concerning during a recent incident when I was locked out of my home and needed assistance. I went to the office, but no one was there. I then called the emergency maintenance line THREE separate times, and each call was disconnected without anyone answering. I eventually had to contact emergency services for assistance getting back into my home. Lastly, the community gate is broken and has been for the entire year I have lived here. No one works at the front gate, and the guest and resident sides of the gate are both wide open. Why are we paying for a gate that does not close? As a resident of The Cottages of Clemson, I expect a higher standard of assistance and property management. Based on my experience, I would absolutely not recommend this property to any future residents.

I lived at this complex for years and it was genuinely a wonderful experience from start to finish! The houses have MORE than plenty of space in the living room, kitchen, bedroom, and bathroom areas, which made everyday life feel comfortable and relaxed. The community has a welcoming atmosphere, and it was always easy to feel right at home! The office staff is so friendly, and they consistently go out of their way to help with anything you need. Maintenance has also been quick and dependable, which made everything feel even more stress free. I really appreciated that there were no extra or unexpected fees because you only pay rent, utilities, and renters insurance, something that truly sets this place apart. Having my own parking pad was another little perk that made coming home each day feel simple and convenient! Overall, it has been a happy, easy, and the best place to live!

Best place to have your child live!!! My daughter lived here for the whole three years of her undergrad and absolutely loved it, and so did I. As a parent safety is my top priority and she felt safe enough with everything from walking alone to feeling safe to bring and concerns up with the office/maintenance. After reading the reviews and knowing some of the other kids living at the cottages, these people are incompetent and brainless. They do not know basic life skills and I feel sorry for them and their parents (though the parents are half the problem). Everything such as events taking place and maintenance concerns are exactly as the lease says, otherwise I know for a fact that these people are fabricating story’s to the extreme, because they don’t know what their children are REALLY up to. If I was back in college I would 110% want to live here!! The houses provide so much space all for a very reasonable price. I could say so many amazing things about this place, but I want to give a big thanks to the office team. Especially to the property manager Matt, and the assistant manager Amber Owens!! Will always love the cottages❤️

My name is Cameron, and I have lived here for two years. This has been the worst place I've ever lived. I paid $600 for a background check. There were times when I was alone at home, with my room door locked, only to have someone unlock it and enter without knocking. Then the maintance man told his team someone was in there .I moved out on December 4, after paying rent on the first. I went home for Thanksgiving, and upon return, I had to pay an extra $400 because the utilities were two months overdue. This place feels like a scam. The pool is not regularly cleaned, and maintenance hardly does their jobs.
