This place has a HUGE ***COCKROACH*** problem and has for YEARS and management does not care. They will lie to you and say you are the only apartment with them. That is not how cockroaches work, and they're acting like we don't talk amongst eachother and know everyone has them. Entire buildings with cockroach INFESTATIONS that they will not take care of because they put their precious precious money above the health and safety of their residence. But what else would you expect from landlords 🙄

Erika and Jenna are absolutely amazing to work with! They make the move in process smooth and are always open to feedback! This new management is a major upgrade! They have also done a ton of new renovations and host fun events! Great option for student housing!

Living at Resident College Hill Apartments has been a huge disappointment. The apartments themselves are average at best, but the real problem is the management. They are unresponsive, unhelpful, and make you feel like you’re a burden whenever you bring up a concern. Emails go unanswered for days (if they ever respond at all), maintenance requests are ignored or take forever to be addressed, and any issues you raise are brushed off without real solutions. What makes it worse is the complete lack of communication and accountability. Instead of being professional and supportive, management is dismissive and acts like tenants’ problems aren’t important. For the price they charge, you’d expect much better treatment and care. If you’re looking for a place where management actually cares about residents, I would strongly suggest looking elsewhere.

This place was much better when Hannah was in charge. She was way more understanding and nice. Then came Ben, and now the new management (Cedar Valley Living), led by an incredibly rude regional head who seems more focused on harassment than taking responsibility for their mistakes. When I first moved in, I was assigned the wrong room (which they never told me until they moved someone in when I was looking for a sublease & I got to know it from my roommates). Later, when I vacated to find a sublease, they opened my room, gave it to someone else, and refused to end my lease. I paid rent for a month while someone else was using my room & on top of that, they charged me a lease break fee. When I tried to explain the situation, I was met with utterly unacceptable behavior. After a frustrating back-and-forth, I finally got my lease canceled, and I’m relieved to be free from this nightmare.

They let me live in an apartment with water damage that they claimed they would fix for 3 months and never did. This water damage eventually led to mold which they never addressed or fixed. All they did to “address” this problem was to rip the soaking wet smelling carpet out a month after it was brought to there attention. They also couldn’t keep a property manager for more than 4 months so they lost my move out documents and are charging me for things that were broken when I moved in. The “on property laundry room” worked so rarely that it was better to just go to a laundry mat for fear that it would ruin my clothes like it had on more than one occasion. And the “gym” was opened for a month of the 2 years I lived there. All of that to say DON’T live here, DON’T call them, they are the worst place I have ever lived and I would never move back there.
