[SUMMER 2026 UPDATE BELOW WITH EVEN MORE ATROCITIES] If you’re wondering how they manage the property, this is how the pool has looked for months now. I’ve lived here since 2024 and the pool has only been open a few months this entire time, and currently won’t be open again this year. There are several other housing options in this price range I definitely recommend over this place (for example: The Radley, The Roost, 21 Oaks). This is just one example of a series of unfortunate incidents stemming from their mismanagement, others include: - In October they LET THE ELECTRICITY GET CUT OFF AND MANY TENANTS GROCERIES SPOILED! - Over the summer especially is trash NEVER picked up on time, and it got to the point last year it was attracting stray animals and smelled like rotten food. (photo of the trash is from June 2025) - They’ll schedule quarterly inspections during midterms w/out the ability to make appts and then have the nerve to tell students (majority of their tenants) to go somewhere else to take their online exams. - CONSTANT SHUTTLE DISRUPTIONS- and then without reimbursement for ubers most of the time. This has improved in recent months with their new driver, but it was an issue consistently for 2 years. - Our ex-roommate was charged for damages that STILL have not been even addressed almost a year later- they said it was up to us to keep hounding them if we wanted them fixed in a timely manner. UPDATE: THE GRASS HAS NOT BEEN MOWED SINCE MARCH 2026, AND IT IS NOW JULY 2026; the weeds are several feet tall in some areas. The pool was open for a couple weeks this whole summer before closing again and returning to its health hazardous green lagoon color. The office has barely been open this summer, resulting in package theft and residents being left without a way to reach anyone about apartment issues in a timely manner (for example, several tenants haven’t had A/C all summer). We’ve been through 2 property managers already just this summer, and are currently without management of any kind. This place is the definition of a sinking ship. And as a response to the old property managers reply, when confronted about the illegal nature of her replying about my renewal status (breach of tenant privacy and confidentiality), she did not care. And for the record, the ONLY thing keeping me here is the hassle+costs of moving and the gap between leases in student housing. And as for the issues mentioned that were resolved, the fact that they were allowed to happen in the first place and then persist for months IS the main problem with this place; I agree with allowing grace for issues, but they won’t do anything even if hounded about it. I had an hour long discussion with her about getting previous damages finally repaired, and she made no effort to address them still in the months following before her departure (which was not allowed to be announced, nor was the entire office staff quitting and/or getting fired announced either (idk exactly what happened, and that’s the messed up part, one week suddenly the office was just consistently closed during business hours and it was up to residents to piece together what happened)).

Do not live here under any circumstances. Late fees for rent when it’s been paid already, a pool that looks like shreks swamp for half of the year, police constantly patrolling and being called for utter chaos, while paying more than many other apartments while having absolutely zero draw for night life or value on game day, pick your poison on where to live but my god don’t let it be here it’s the most unprofessional circus I’ve ever seen.

Do not lease with this apartment complex. The corporate company that owns this complex does not carry about their residence, and have broken various contracts. Multiple problems that take forever to be solved around the apartment buildings. Property managers don’t even get responses from their corporate office. Any other apartment complex is miles better than this one. Only thing that is good about this place is that it’s cheap.

This place can't keep the pool open or your AC running. Don't ask questions either. They'll give yu a vague answer and then blast a rude email. The only thing Cayce Cove can give you is a room for cheap rent. Don't be fooled by their tours.

I lived at cayce cove last year and it was a horrible experience. The apartment was gross and the shuttle was never on time and constantly shut down, and half the amenities were not even able to be used until two months before I moved out, but it was cheap so this all was mostly excusable. The people who work there, however, are miserable. They were not at all helpful with anything ever, did not respond to maintenance calls in a timely manner, and were just snotty and short about everything. I tried to sublease my apartment over the summer and I was told that I could do so but I needed to pay $400 to transfer the lease which was annoying but whatever. I then was told not even a day later when I had everything together and was going in to sign the papers that I could not sublease unless the person was signing on for the following full year. And, because this place is a piece of crap, no one actually wanted to live there past the summer. When I confronted the office about this, they confirmed yes in fact this was not in the lease or anywhere in writing it was just something they did and that they “weren’t a hotel and didn’t want to lose money over subleasing”. I’m still confused as to how they’d lose money in that situation, but it is what it is. Highly highly would recommend NOT living here.
