Regency Gardens, bryan-tx

Lived here for two years, and I really enjoyed my time here. I stayed in a 2B, 2BA and the price was reasonable for the market in the Bryan-College Station area. On top of being affordable, I utilized the pool and gym fairly frequently. No issues with other tenants, it seemed most tenants were college students. In the two years that I lived there, I only had to put one work order in for our fridge not cooling. It was fixed the next day by maintenance. Overall, I had a good experience here. The only issue I could think of is the parking can get crazy. I bought a reserved spot and every now and then I still had issues with someone parking in my reserved spot.

I lived here a few years ago and never got the chance to review as I had seen previous mentions of the owners going after renters who left negative reviews and not sending them their deposit back. Our stay here was the worst living experience we’ve had. There was never ending loud maintenance and renovations constantly going that left dust and debris everywhere. It was a hazard to get around, especially if you had older family visit or children. Black mold was exposed under the siding before being replaced (not fixed, just covered up). The parking is horrendous — you will not find a spot if you get there late at night and don’t worry, you WILL get towed. I got towed twice due to their lack of parking, and since it’s on a main road you’re really SOL. Residents are always parking in the 2 guest spots so if you have guests over, good luck. My worst issue here was that I witnessed a SHOOTING. I was woken up at 1 AM after hearing yelling and gunshots. I called 911 and the incident was even reported to KBTX. All I got from management was a halfassed “sorry about that”. We cut our rent early feeling completely unsafe (mind you this was the SECOND shooting here in our span of living, although I didn’t witness the last one). They offered no discount or anything for the renovations and shootings and even UPCHARGED us. The absolute worst apartment in Bryan and I hope they eventually shut down. Please take this as your warning not to live here…

I’ll be honest, I originally moved to Regency Gardens about a year ago and it was pretty rough. Since then management has changed a few times and there is improvement. Parking used to be extremely frustrating, but it has gotten much better. Maintenance has also been great and has followed through with all my requests. I give 3 stars to the complex itself. The biggest positive change has been the new management, especially Nicole. I fully give her 5 stars. She is truly the best! She is incredibly helpful, responsive, and genuinely wants to make the move in and living experience as seamless as possible. She truly looks out for the residents and makes an effort to help whenever she can.

Moved in about a week ago and I’ve liked it so far. The apartment is clean and well kept, better than most of what I looked at around Bryan. Neighbors have been friendly and the office has been easy to deal with. Ellie is the reason I’m here. I needed a place fast and she got it done, and she did more than she had to. Never made me feel like I was being a pain about it. If you’re looking at this place, talk to her.

After a previous bad experience with another complex, I have found Regency Gardens to be top-notch. Management, leasing, and maintenance team are friendly, responsive, and efficient. The units are very nice. Parking can be a bit of a problem, especially if you arrive later at night. I would highly recommend paying for a reserved spot. All and all, I have been quite pleased. What a difference it makes to live at a property that cares.
