Saw someone say that their son’s apartment was filthy on move in. Guess what: that is NOT a one time event! Our apartment was NEVER inspected before we moved in in 2024. The chairs were shredded, no shower head, disgusting walls, dead light bulbs, ripped up carpet, bed cover from the last tenant, and the filter looked like it hadn’t been changed in years. No apologies btw. No one came up to check out the state of our apartment. I got over it, but seeing that they haven’t changed their ways has incentivized me to post this. The photo of the garage? They used a ladder as structural support…for at least SIX. MONTHS. June to December. It took them SIX MONTHS to do anything about it. They even started propping it up with unsecured wooden planks. I should have reported them to the fire marshall. After some pipes burst in multiple apartments, I can’t emphasize how poorly they responded to it. The only reason one of my neighbors actually got her month’s rent back after it was UNLIVABLE without any running water is because she threatened to sue. My neighbors had massive rectangular holes in their ceilings for ages. It was nightmarish. This also resulted in lots of damage to several hallways on the eastern end of the building. Like everything else here, it took…MONTHS. And the floors are just laughably disgusting throughout every hallway. They know it. They don’t care. If there is “no excuse” for how filthy it is…DO SOMETHING ABOUT IT. Knowing that this CONTINUES to be a problem tells me that this apartment has extremely poor management. I’ve really liked the newer leasing agents (some of the older ones who no longer work here were awful and disrespectful) and Logan the maintenance guy is great. But there is so much on their plate and clearly something is wrong. It seemed like the complex was making good progress for a while, and now they are back to what feels like no employees. It has nothing to do with “peak times.” The office randomly closes with no notice during business hours. There is no email posted to contact and right now the phone number does not work—you can’t even leave a message! AND they disabled our normal resident portal without another one lined up, so presumably you can’t reach out that way. I was so happy with the direction things were actually moving and it felt like someone actually cared. But after living here for a few years, they’re back to square one. I pay a premium to live in squalor.

I'd give it a -5 star review if able. Captive audience in Boone with App state. Absolutely miserable from a parents perspective. Things like paying simple bills and utilities are just miserable. Expect everything to be 10X more difficult than they should be. From the required renters insurance (we supplied out own but were billed for the "master policy" anyway) to paying the electric bill. Watch out for the "student credit building service" that they auto charge you for at $9 a month. The office is NEVER staffed, no one answers the phone all while the collect $4260 a month for a 4 bedroom apartment in Boone. What a rip off and scam. Just be ready to be charged fee after fee after fee for everything - example - $1.95 "convince fee" to pay online (the only way to pay btw) even though its a direct payment from a bank account. The ONLY positive I've come up with so far is location is good, my son says its better than most in Boone and it's furnished so I don't have to haul a bunch of furniture every year. Other than that............terrible!!! YOu don't even want to know the condition on move in. My all time favorite was cleaning the left over hair on the toilet...............vomit! Place was filthy , shower heads missing, paint EVERYWHERE and I do mean everywhere. It wasn't even "hotel clean". Literally zero effort made in making the place presentable for the students moving in. On a positive they did replace the missing shower head within 24 hours of filing a maintenance request......so at least they have been responsive in that area (so far).

I've lived here for the past two years and have had a great experience overall. One of the biggest highlights is the location—being so close to downtown makes everything super convenient, whether it's dining, shopping, or commuting. The front office staff has always been friendly, responsive, and helpful whenever I’ve needed anything. Maintenance is also top-notch—requests are handled quickly and professionally. It’s been a comfortable and hassle-free place to call home

Do not tour this apartment complex!! Your car will be booted! My daughter parked in “future resident parking” today at this apartment complex and her car was in the spot for fifteen minutes. The LMS towing company towed her car and refused to do anything and hung up on us as we disputed her getting a $180 charge. I have been told they are elevating my concern to their leadership. We will see if they respond, but we will only be satisfied if the cost is reimbursed and there is assurance that other students will not have their car booted for stopping by for a tour.
