I'd give it a -5 star review if able. Captive audience in Boone with App state. Absolutely miserable from a parents perspective. Things like paying simple bills and utilities are just miserable. Expect everything to be 10X more difficult than they should be. From the required renters insurance (we supplied out own but were billed for the "master policy" anyway) to paying the electric bill. Watch out for the "student credit building service" that they auto charge you for at $9 a month. The office is NEVER staffed, no one answers the phone all while the collect $4260 a month for a 4 bedroom apartment in Boone. What a rip off and scam. Just be ready to be charged fee after fee after fee for everything - example - $1.95 "convince fee" to pay online (the only way to pay btw) even though its a direct payment from a bank account. The ONLY positive I've come up with so far is location is good, my son says its better than most in Boone and it's furnished so I don't have to haul a bunch of furniture every year. Other than that............terrible!!! YOu don't even want to know the condition on move in. My all time favorite was cleaning the left over hair on the toilet...............vomit! Place was filthy , shower heads missing, paint EVERYWHERE and I do mean everywhere. It wasn't even "hotel clean". Literally zero effort made in making the place presentable for the students moving in. On a positive they did replace the missing shower head within 24 hours of filing a maintenance request......so at least they have been responsive in that area (so far).

I was just informed $100 will be deducted from the deposit. NO REASON! No Proof JUST A TEXT saying this. I did log in and it said: $ 100 partial painting. Before leaving I asked about painting a small wall as some drywall peeled and was told to patch it. (My daughter ripped off the sticky hooks for fairy lights.) I was told the following; "Painting NOT required. You don't need to paint...just patch." So I patched...a very good job at that. Living there was horrible for our daughter. The building is filthy. The garbage disposal/ compacter room was filthy with an intense rotten garbage odor the day of move in as was it on the day we moved out. Hallway floors, walls absolutely gross. Fire alarm going off almost weekly...at any hour. Freezing pipes and flooding. Contacting them is near impossible. Update. Sept.15th, 2025 No detail email was ever sent. As of today a refund of the remaining deposit has not been recieved. $100. I have tried to contact the Cardinal Group for over a month. I have left messages , voice mails at least 6 times. OMG. September 18th: ( 2 months after moving out). No return call or message. I calked abd actually spoke with someone Said my $100 was sent on August 15th Allow 4 to six weeks. Then, after 2 minutes,we were disconnected and i couldn't reconnect. I didn't expect Riverswalk to return the call. (Apparently their phone system is not very good. ) UPDATES September 24th: No deposit refund. No return call. October 3. : No security deposit refund. No return call. Oct 18, 2025: Received $100 of the $200 deposit about week ago. No return call from the property. The recent review by Kelly Bergen is amazingly accurate. On every point. I will update monthly. Happy Halloween..Oct 31 2025 3:45 . No contact from Rivers Walk Nov. 18,... Dont know what this response is about. I don't believe they read my review and may be confused with another. I never mentioned most things in their response. Contacting is feudal. I will loose my $100 .

I've lived here for the past two years and have had a great experience overall. One of the biggest highlights is the location—being so close to downtown makes everything super convenient, whether it's dining, shopping, or commuting. The front office staff has always been friendly, responsive, and helpful whenever I’ve needed anything. Maintenance is also top-notch—requests are handled quickly and professionally. It’s been a comfortable and hassle-free place to call home

Do not tour this apartment complex!! Your car will be booted! My daughter parked in “future resident parking” today at this apartment complex and her car was in the spot for fifteen minutes. The LMS towing company towed her car and refused to do anything and hung up on us as we disputed her getting a $180 charge. I have been told they are elevating my concern to their leadership. We will see if they respond, but we will only be satisfied if the cost is reimbursed and there is assurance that other students will not have their car booted for stopping by for a tour.

Get a better mail system, I have class all days I can’t ever make it to the office hours so I cannot get my packages FIX THIS NOW I’m tired of having to wait til Friday
