Peak of Boone, boone-nc

i don’t even know where to start. i have lived here for the past year and have had so many issues. my washer was broken at the beginning of the year and it took maintenance forever to come fix it, then my dryer broke. i told them it wasn’t working and i was gaslit for over a week saying it was until the manager came to come fix it and he said i was right all along. the hallways have been cleaned maybe once and it was after a set of complaints. they are absolutely disgusting and the whole apartment complex looks unfinished. we have complained to them and they said “they’re working on it”. the whole place is covered in dirt, bugs, and floor that is ripping up. the doors to the outside do not lock and everytime we try to tell them we don’t feel safe and to fix them, they say “they’re working on it”. as a girl, i never felt fully safe in this apartment as all of the doors to the outside are unlocked, which has attracted a few random people walking around the hallways and banging on doors. this includes the mail room which i have had packages stolen because it is completely unlocked and there’s mail just all over the floor. it feels like this apartment complex has been forgotten. do not let pictures fool you, the “rooftop” has like a few chairs. it’s not as nice as the picture. when i went to move out, they said they’d be there at the office in rivers walk and when i got there they weren’t there and there was no email or message saying what to do with our key besides a tiny note on the side of the door that was pointed out to me by another annoyed resident saying to leave it in an envelope under the door. the leasing office never answers the phone and does not call back and they lack professionalism and communication. there are also random times where maintenance comes to “check” on something without warning. there were also times where i’ve had friends have their rent weirdly go up without explanation. this building was also clearly made quickly without proper construction as the floor is uneven and comes up, the bedroom doors don’t fully shut, the windows don’t work well, my shower drain has broken 5x, i’ve had issues with all appliances breaking, and eventually a massive pipe leak in my roof where i woke up to tons of water all over my floor, and the whole place looks unfinished. for the amount we are paying in rent, this place is absolutely NOT worth it and i heavily discourage people from living here. **also they apparently got dropped by their management group because they suck so bad. they all told us they’d be there during move out and now everyone has left their keys on the floor outside of the leasing office because nobody told us what to do with them. absolutely ridiculous and a safety concern as the envelopes have names and the key with the apartment numbers just outside the building. people can get in with the key into the UNLOCKED building to do damage, squat there, stalk, etc. insane. there’s also currently literally no management so good luck if you need something or if you’re renting there next year.

Lived here for a year. The apartment itself is nice besides the paint that leaves a mark if you even look at it. The maintenance people are amazing when called upon so they are not included in the next bit. Holy s*** this place is incompetent. Never got anything besides a voicemail in over a year of calling the office. Had to go into their office once for information (located in another complex with no parking).They never clean the common areas and there were multiple spilled milkshakes that stayed in the stairwell until I moved out. Someone would even leave bags of cat feces laying around the stairs and they seemingly couldn’t do anything about it when we called. They were not transparent about parking and I did not get any after filling out all the stuff about it which left a sour taste before even moving in. The towing company they use is incredibly predatory and often boots its own residents and are rude to everyone. I honestly wonder what these people get paid to do, they are completely absent until it’s time to collect your money. Hope you never have problems outside of emergency maintenance. This place could be awesome if management did literally anything or at least held residents accountable bc there were some nasty people in my building. Hopefully this changes in the future and my comments age poorly, but as of now this place gets away with way too much to charge what they do.

Peak was incredibly disorganized and it was a problem the entire year I lived there. I didn’t have AC my fall semester. Then, we didn’t have heat until late winter with freezing temperatures and horrible snowstorms. Then, I moved back to work for the summer and AC was broken again and maintenance said they were going to fix it but never did, the day I moved out… still not fixed. I also had an issue where the police for called on me for making noise when I was sleeping, I went to the office and they said they’d get back to me and they never did. It was an ongoing issue as I lived alone in my apartment over the summer and worked often. The cherry on top was when I went to turn in my key and the door is locked and residents just left their keys in a pile outside. I did have pleasant experiences with a few women who worked in the office and I appreciate them. However, for the very expensive rent, it’s not worth it. Maintenance never got back to us, I often called the office and never got the help I needed, etc.

My daughter moves in in 3 days and no one at the office has any answers (when you get someone) and their billing is incorrect. I have sent 4 separate messages and now tried calling 10 times to only get Voicemail that won’t let you leave a message and just hangs up on you. I have no faith in their office management. Ugh

Run don’t walk…away from this property! I realize there aren’t many choices in Boone but apparently the management here knows that too! The property manager (Kim) is no manager, she may not even work there, as she is never in the office and doesn’t return calls or emails. Our daughter has lived here for the past 3 years and all of a sudden the water use is through the roof!!! The town of Boone has asked Peak of Boone to look into it and there has been no effort made to resolve it. Kim will not do her job to address this issue and quite frankly she knows she doesn’t have to. We spoke to the town of Boone and they have not heard from anyone at Peak of Boone at any time! Avoid at all costs if possible, once they have you as a client you are just a number. I don’t leave this review lightly and wish it could have been better but I guess it’s hard to do a job if you’re never there to do it! 1st Edit 7/24/25, Today the reply from Peak of Boone is... "If you’d like to discuss further, we’re happy to connect directly." Really? As stated in my original review, Kim does not call back or reply to emails. How are we to discuss further? Try returning a phone call, we have been trying to discuss further... 2nd Edit 7/24/25 Just an hour or so after my first edit, Peak of Boone has removed their response to my original review. Why? Hmmm? They don’t want people to know they have taken money that isn’t theirs? Or that they don’t return calls? Like I said run don’t walk away from them. I still have the original email from google that shows their response telling me to just “give them a call to discuss”. Kim you have our contact info and have been left multiple messages to call back!!! Your customer service skills are non-existent!!! 3rd Edit 7/31/25 So now you have reposted a new reply? We are not talking about water rates; we are talking about water use. And no way they have used as much water as claimed. Kim has not returned any calls as claimed. And if she did you would have additional dates to provide as this has been going on for 5 months. If she waited until July 12, 18, and 22 you just proved my point about her customer service skills, since we vacated the property May 24, 2025. The maintenance man that did stop by the apartment months ago never checked anything, he knocked on door and asked my daughter if they had any leaks. When she said no and asked if he needed to check he said, "no I trust you", really...that's checking for leaks? Peak of Boone has no interest in resolving this issue, so my statement stands, RUN, DONT WALK AWAY from this place. I will be happy to update this review to 5 stars if you want to fix the problem.
