The Village at Muller Park, bloomington-in

I have lived at Village Muller Park for the past two years, and I wanted to share my personal experience to help other students who may be considering living here. During my time here, I have had experiences with children from the nearby apartment complex approaching me while I was getting out of my car, asking if I would purchase items they were selling for a small amount of money. There have also been multiple occasions where children came to my apartment door asking if I would pay them to take out my trash or clean inside my apartment. While I understand they may have been trying to earn money, these interactions were unexpected and sometimes uncomfortable. The apartment itself has also had some maintenance concerns. The washers and dryers are not always effective, as clothes sometimes require multiple drying cycles and occasionally come out of the washer with excess water remaining. During the winter months, three out of the four bedrooms in my apartment remained very cold, even when the heat was adjusted. Although maintenance was contacted, the issue continued. During the recent winter storm, snow and ice removal around the apartment complex was also a concern. It took a long time for the roads and parking areas within the complex to be cleared, making it difficult for residents to find parking and safely walk around due to slippery conditions. The lease renewal process can also be challenging for students, as residents are asked to renew their lease very early, and choosing not to renew can result in increased rates for the next lease term. Additionally, breaking a renewed lease requires a $500 fee, and residents are responsible for finding someone to take over their lease. Other concerns include the limited pool season. The pool opens later in the spring and closes early in the fall, limiting residents’ ability to enjoy it. The bus system currently runs about once every hour, which can make getting to campus difficult for students with early classes. Overall, I believe there are several areas that could be improved to create a better living experience for residents. I hope this review helps future students make an informed decision and encourages management to address these concerns for current and future residents.

DO NOT RENT HERE. TAKE PICTURES BEFORE MOVE IN AND MOVE OUT. GET A CAMERA. Believe the reviews because I regret ever renting here. The rent may be "cheap" but the utility bill is sky high that you might as well get a nicer apartment near campus with more bus routes available. There is so many hidden maintenance and cleaning fees during move out. They will charge you for anything and everything. The wifi/cellular is decent but not very good. The walls are thin and there is no privacy. Maintenance is slow and there is no guarantee they will get around to your issue at a normal time. It seems like they are always coming and going whenever they please. I had a leak in my closet that literally caved the ceiling and took 2 weeks to fix. I was only given back 2 weeks of rent during that time because I asked and was adamant about it.The bathroom was bad, there was mold or something growing in the toilet that if I left for more than 2 days, there would be a black ring when I came back. Water pressure in the shower is meh. There was mold or something on the ventilator in my room and in the kitchen. I was actually in a different unit D before moving to C where they graciously waved the moving fee of moving down the hall to a different bedroom because in D, the water damage was so severe, I was having intense allergic reactions that sent me to the ER. That ER bill was not cheap either. It's also a bit of a drive from any IU Health stuff so I had to drive with swollen fingers and feet in the middle of the night. I even got myself allergy tested (also not cheap) because that is how bad bedroom D was. It's an old complex and the nicest thing is the renters office. For the students, they also charge you for printing so it's better to just do it at IU or another place. I moved here for my last year thinking rent would be cheaper because I didn't have as many classes and deeply regret it. I was living at The Standard and that place WORKS. The bedrooms have their big bathrooms, the water heat is the same, the electric bill is not the bill of a middle income house, maintenance responds, no printing fees in the main office, closer to campus, 4 buses go through there, the walls are thicker, the kitchen is bigger so you don't have to buy extra storage racks like I did at the Village. Even the community is nicer. I got my TV stolen there at move out and while it was never recovered, they were on top of it with police and the communciation with the leasing office was good. I recommend splurging that extra 200 ish a month because in the end at the Village, with all the fees for electrical and move out, you will end up paying more overall. I lived at The Standard for 3 years with less issues than I had at the Village within 1 year. Which is a real bummer since I moved to the Village for cheaper rent. I have had to email about charges every step of the way and it's still ridiculous. I am unsure how they allocate and decide on these charges as I had to ask for an itemized statement with pictures just to confirm. Definitely stay on the east side of Bloomington near campus and where things are because the rent here is not worth it at all. The roads in winter are well maintained there and not very well in The Village. I had to wait a while before my car was able to be free from the snow. The leasing office is much nicer than the apartments and the amenities are not that great. I wish I could attach more pictures but they don't let you look at the past maintenance requests or images sent after you move out. TLDR: Don't rent, get an apartment with a 2 month security deposit near campus for slightly more. There's a reason rent is "cheap." Get the bang for your buck somewhere else. As always anywhere you rent, take pictures and get a security camera.

Absolutely never live here. It’s the biggest scam of my life. For starters, maintenance sucks. We had issues with our dryer for example and they had to come 4 different times for it before they just gave us a new one (the village maintenance team didn’t even give us the new one, people from another apartment came. They looked at it for legit 2 seconds and said “yep this just needs replaced”). This should have happened on at least the third time calling, but they didn’t. In fact, they were gaslighting us asking did you clean the lint trap. Of course we did that. Second, there was a massive silverfish issue and I had to contact them multiple times before they really did anything, but they did resolve it after I sent them a long paragraph about it. Maintenance would also show up literally all the time for inspections which was annoying having to deal with. I used to live at the quarters and from talking to other college students this was not normal. We also had maintenance show up at our door once at seriously 1 am. I have it on the ring doorbell. What can they possibly be doing at that time. We were 3 girls living there alone. It’s scary to have a man at our door at 1am especially knowing they have keys and could enter if they wanted. I could go on about maintenance honestly. We also had someone try to break in to our apartment. They were actively trying to turn the knob and everything I know this isn’t anything the village can control really but if I was a future resident I would want to know this information. Finally, at the end they nickel and dime you like no other. They charged my roommate a ton of fees before she even moved out and then me and my other roommate were also charged. They scam you by having no deposit and then just charge you a ton at the end for cleaning and damage fees. These apartments are old. There is going to be wear and tear. So be prepared to spend an additional $200 at the end minimum. I could honestly go for so long about how much I hated living here, but just be warned do not live here.

At first glance, the village seems like a great place to live; a nice pool, decent gym, and spacious apartments. However, management is horrible. Me and my roommates have faced countless issues this year including pest control, winter parking, and most recently they charged me move out cleaning fees for a shared living space that one of my roommates was still living in! Trust me, they’re not worth the hassle.

If I could give this place a zero I would. This is the absolute WORST apartment complex and management system I have ever seen. The apartments are filled with mold to the point where you get sick constantly. They charge you extra fees without telling you and literally will never help you. Please do not ever live there or give these people your money. Oh and also they will try and respond to any reviews to make it seem like they are a good organization and that is FAR FAR FAR from the truth.
