The Avenue On College, bloomington-in

Horrible, greedy management. They charged us $1,000 a month for a 4-bedroom/2 bath apartment, while advertising the same unit for $599 a month. When I called the leasing guy and asked to switch to the lower rate, management denied our request, so we ended up paying almost 2x what the apt was going for (which btw, was far more than anything in the area). Our unit was in the back of the building and was close to the back elevators. The elevator worked well for 2 years, but then stopped working in Fall 2025. This meant we would have to walk all the way around to use the front elevator, which was quite an ordeal while hauling groceries in freezing temps. When I asked the front desk if the elevators would be fixed, I was told: “the back elevator is really only for cargo. Residents should be lucky they were even allowed to use it in the first place.” Cargo? In an 8-story college apartment. Really? On top of this, there were random, steep hikes in electricity pricing and also ridiculously expensive move-out fees (ex: the fee schedule said cleaning one couch cushion would be like $50). Overall, management just rips off tenants. I would not recommend it. Plenty of other options down the road or in downtown Bloomington.

It's not perfect, but it's pretty good for the price. Avenue has its older building problems, and general college apartment predatory practices, but realistically speaking, it doesn't have mold, pests, or loud frat boys and it's insanely close to Kirkwood. I never doordashed once in my three year time at Avenue. Can't beat that.

Had a great experience touring this apartment complex. Katie, who led me through the tour, was very welcoming, understanding, and knew the answer to each one of my questions. Overall, great place and great staff.

I toured this apartment complex and had such a great experience! From the moment I arrived the property felt clean and welcoming plus you can’t beat the downtown location compared to some of the other complexes in town. Alyssia, who helped me through the tour, was absolutely fantastic. She was friendly, knowledgeable about the complex and surrounding areas, and patient with all my questions (trust me I’m picky and had a lot to ask). She made the whole process easy and I could tell she genuinely cared about helping me find the right fit. The amenities and location were impressive, but what really stood out was the excellent customer service. I highly recommend stopping by and asking for Alyssia if you’re considering moving here!

Catfished so hard. I did a tour of the place, and they sneakily dodged any mention of the hundreds of units that have their windows face INSIDE. Absolutely horrid. The sun doesn’t reach the lower floors, and if your window faces west, you get sunlight for like two hours and then it sets behind the building and it goes dark…don’t even get me started on the colder months. You’re also facing other tenant windows, and I was on the corner and the number of times I have made awkward eye contact with our neighbor is just… And if one window is open the noise from their unit ECHOES so bad. I have so many complaints about this place, (like how we sent dozens of complaints and they never answered…) and it would have ended on a good note if the avenue did not charge us (yet another fee!!) for “light cleaning charges” despite us deep cleaning the place and leaving it quite literally spotless. So disappointed in the avenue taking advantage of students trying to find housing, and for their dodgy advertising.
