Maxwell Terrace Apartments, bloomington-in

While the apartments are in fantastic condition and, in my opinion, are great for the price, the administration team is unfortunately shady! They charged my sublessor rent for August when we, in fact, moved out August 1st. They have refused to take off the charge despite providing proper paperwork & evidence. Additionally, if you are used to getting your security deposit back as I have from my 2 apartment complexes before this one, do not expect that. They will hit you with a hefty painting fee (~$600) and a cleaning fee (~$300.) If a leasing agent tells you "there's no need to clean, it is a waste of time. We have an industrial cleaning company come anyway" -- they are lying! There are countless administrative errors that I am having to text and/or call to correct. Poor organization on their part. This company's only saving grace is how nice the apartments are for the cost.

our son lived here for 3 years. They were newly renovated when he moved in, so that was nice. However, the place has moisture and water issues. His apt was in 903, lowest level. There was no getting around the bathroom having mildew as there was no vent, no fan, and the window did not open. The water in the shower came out as very very light trickle, not enough to rinse off. Because of this it also took forever for warm water to come out. The sink in the kitchen backed up once and he had to stay there bailing until help came just to avoid the overflow going on the floor. That problem stemmed from hair in the drains of other apartments that caused backup in his. My guess is that females in other apts. were washing their hair in the sinks because if their apts. were anything like his, they would not have been able to get it rinsed in the shower, (my opinion only). He constantly ran a dehumidifier in his room. If you get any substantial rains, forget about it, water is coming in. Water was under floorboards in kitchen from front of building. Water also came into the bedroom next to the utility room that often flooded. They responded with many dehumidifiers, but the underlying problem was never addressed while he was there. The reason I write this is because they kept our entire security deposit. They apparently had to repaint a lot, but a lot of that was also due to mildew along baseboards from the buildings water issues. Not safe health wise, and continual water issues. My son also moved out several months prior to his roommate moving out, and I admit when looking at the pictures, the place was left in less than ideal condition as far as being wiped clean. So choose your roommates carefully and know you will ALL pay the price in the end. I would not recommend due to water issues in plumbing and flooding.

Apartment was so clean when I first moved in, and it looked like some appliances and cabinets were brand new. Area is very quiet and feels safe. Any maintenance request I've needed has been addressed and fixed very quickly! Management replied quickly to all of my questions and concerns, and were very kind and welcoming. I would highly recommend this complex to any incoming Jacobs school of music students who are looking to live off campus, but do not want to live too far. The apartments are 5 minutes away from the music buildings and make the commute extremely easy!

Literally the worst managed complex I have ever had the displeasure of living at. 65$ for a parking pass MONTHLY to park in a parking lot that has the quality of lunar terrain AND they sprayed my car with paint when they resurfaced it last summer and didn’t compensate me since I was away over the summer and didn’t get on top of it when it happened. Management is rude, rent is hiked up yearly, maintenance is rude and poor quality. Literally the IU dorms provide a better experience than this place. STAY AWAY AT ALL COSTS!
