Beware of Ridiculous lease Policy! Their management is absolute worse and lease policy is outright ridiculous. My son's lease ended on July 31, 2021 and which I am guarantor. When we hand over keys to completely clean and empty apartment for inspection. Then we asked when our security deposit will return then Kayla mentioned we are all good and will get our security deposit in 45 days. When 45 days passed and we contacted the office to Kayla initially and Sandra), it took more than 2 weeks to get concrete response why we are not returning our deposit back . Finally we hear from them - Horror movie starts - now they said that they transfer our security deposit to new person who signed a completely new lease starting August 01, 2021 with my son's ex-roommate. My son did not given any consent to transfer the security deposit. They said deposit will be returned when a last room leave the apartment. Then I asked they will hold our deposit for next 5 years, if these new guys continue or sign new lease with one of them? I was shocked to hear that deposit will not be return to us instead it will go to new guy who never put that deposit in the first place. Then I asked why they did not collect deposit form new person instead transferring our deposit to a new guy. They hang up on me when I try to convey then it may be against Virginia law 'VA code 55.1-1226(2020):Security Deposit' that they did not return security deposit within 45 days of lease end. They said my son is not responsible for damage or breakage done by new tenants since he is not in the new lease but still refuse to return deposit. My question is why they are still holding our security deposit when my son is longer in the lease and not responsible for damage after July 31, 2021. It defies any rule of gravity or mustard test. I just want people to beware of how Stonegate handles your security deposit and will not follow common sense to collect security deposit from the people actually in the new lease instead of taken our deposit and giving to somebody else with out our CONSENT. I sent them follow up email to Sandra and Kayla today that I like to talk to them on how we can resolve or correct this issue ; however, I have yet to hear from them. 10/9/2021 - Update I called Sandra yesterday after getting her response on this thread, person named Joy who picked the phone said Sandra is another line and will call me back; As usual , I never got call back from Sandra and also send her email with questions- same results - no response. Since Sandra is not responding my email from yesterday or returning call, here are my questions to Sandra: From my son's perspective - joint lease he signed signed officially ended on July 31, 2021. So there is no renewal whatsoever from his perspective. Why is his deposit in limbo for the new lease he is not responsible for? Second point is why Stonegate cannot collect a security deposit from a new person who you guys hand over the keys of the apartment? How come a new guy who is responsible can get in the lease without any security deposit? Anytime lease holders change why Stonegate cannot treat it as a new lease ( as it is a new lease) instead of calling it unilaterally as "renewal" even though one of original lease holder (my son) is not a part of new lease and has not given any consent for renewal? Here is common sense solution I am proposing to resolve this issue: 1. Collect deposit from new person who is in the new lease instead of granting him my son's deposit without my son's consent. 2. Then return my son's deposit. It is a simple and logical solution; I am not sure why Stonegate is unwilling to do it.

I lived here for one year after my friend recommended it. I never had any major problems. The manager (landlord maybe) was nice and relatively flexible. She cared enough to learn my roommate and I's name which was nice. The neighborhood is really nice and there is free parking. Though it would have been nice if there were painted lines to separate parking spots. I lived on the third (top) floor and it was a really nice view and quiet. The bare brick wall detailing in the the living room is really nice. The balcony is a touch addition. I did not hear the neighbors except for when the window was open. Its a short walk (10-15min) to campus and the bus stop is very close. We got back most of the security deposit (eventually). It took a little longer that I would have liked (couple months after moving out) It was nice that this place did not have any hidden fees or annoying requirements for renters insurance. You just have to pay for your own heating/electricity and that was it. The kitchen pantry size is really big and nice. The trash dumpster and recycling are really close also. The one downside is that since the complex is pet friendly, the shared laundry always had dog/cat hair remains which was a little gross to deal with. It was nice that there was not really an application fee or processing fee. It is a small local complex which gives it that personal touch unlike the big corporate ones that are really strict and impersonal.

When me and my roommates moved in, our apartment was still under construction which caused us to be unable to move in until halfway through the first month of our lease. Since then we have had issues every single month with the apartment and management. Dishwasher broken, outlets that didn’t work, rats/mice in the apartment. Not to mention the dozens of times we have had to contact maintenance or the property manager and not gotten a response for weeks after requesting follow ups multiple times. Unless you want to face constant hidden fees, unreliable management, and horrible false advertising on these crummy apartments, STAY AWAY from Carlton Scott.

Stonegate & Carloton Scott Apartments were recently purchased by Willowcreek Properties, and I HIGHLY recommend you look at somewhere else in the Blacksburg area to live. Willowcreek Properties purchased the property while I was a resident. They posted a sheet of paper on my door while I was out of town and proceeded to tow my car with a two day notice. The office manager told me she was "too busy" to call me and let me know I needed to move my car. My car was damaged during towing and they wouldn't respond to my email and showed little interest in the fact that I had to pay to have it repaired. Their rent prices are ballooning, and last year alone they had $100 increase which I suspect will continue as they "renovate" the apartments. You should look at places like Foxrdige, Smiths Landing, or Windsor Hills for my stable prices on rent and management staff that are more professional. The old positive reviews on Google were for the OLD management.

Definitely the most unprofessional group of individuals I have ever encountered. Moved in with no wifi asked for that to be fixed and was blown off by both females working in the office who did not seem to care that we need the service in order to complete assignments (as do all the tenants in this complex). Called wifi company since Stonegate refused to help and at this point I am confident they do not exist. Complete waste of time and money, worst apt I have ever leased from.
