10/10 experience at collegiate. maintenance, stafff, amenities, layout, location, everything. anytime i have needed any help regarding living here the staff is always very helpful, friendly, and resourceful. maintenance responds very promptly and there are always great residence events going on. great spot!!

Wow! Move in was so smooth, genuinely so impressed with the staff. Everyone was extremely friendly and helpful. Small maintenance issue, but the office resolved it before we even finished moving my granddaughter in.

Love living here! This is my second year at Collegiate Suites and the staff is so amazing. There’s lots of fun resident events and perks, and it’s in a great location!

I lived at Collegiate Suites / Hunter’s Ridge from 2022–2025, and my move-out experience raised serious concerns about documentation, internal record-keeping, and how security deposit deductions are reviewed. After move-out, charges were deducted from my security deposit. When I requested supporting documentation, I was informed that the Inventory and Condition Report on file for my unit was blank and contained only my signature. This was surprising, as when I moved in, I completed the form in full. It was a multi-part carbon copy document (with different colored sheets), where the writing transfers through each layer. One copy was retained by management, and I was given the corresponding copy for my own records, which documented the unit’s condition at the start of my lease. This raised a basic question that I was never clearly answered: if the management’s copy of the move-in condition report was blank, what documentation was used to justify approving deductions? Under the Virginia Residential Landlord and Tenant Act (VRLTA), the move-in condition report is central to establishing the baseline condition of a unit when evaluating security deposit charges. It took several months of follow-ups and escalation beyond the leasing office to get limited answers. During the dispute process, I experienced delays, inconsistent explanations, and responses that addressed only parts of my questions. I was also repeatedly told the charges were final. The matter was only resolved after continued escalation, at which point my security deposit was ultimately returned. I received my deposit back after being initially charged for damages I did not commit. This experience highlighted how important it is for residents to retain copies of all move-in and move-out documentation and to follow up when records do not align. If you lived here during the 2022–2025 leasing period, it may be worth confirming that your move-in documentation was properly recorded and retained, and see how deductions were made. I hope management improves internal documentation practices and communication so future residents do not encounter similar issues.
