Do yourself a favor and go and look at all the yelp reviews, too! Everyone has had AC issues and been charged exorbitant fees via their little inspections. It appears that if you don’t pay them, they will send it to collections! Our daughter has been there 1.5 months, and given the poor condition of the apartment upon move-in, we had no idea that a little piece missing from a mini blind (that was like that upon move-in) would cost the girls $56!!! Document and take pictures of every little thing that you might even consider normal wear and tear upon move-in or you will be charged to replace it! Update to AC issue: A part on the HVAC unit was replaced and it worked for a few days until there was another leak on the floor. Maintenance came out and the unit was supposedly fixed again until the 3rd leak occurred. Now their AC is out until some part comes in…no idea when that will occur…mind you, they’ve had AC for a handful of days since they moved in 5 weeks ago!!! Also, my daughter is having breathing issues and ended up in the hospital last night…I have no doubt this is due to mold. She removed her AC register to find the area beneath totally black. This apartment complex was new over 30 years ago when I went to VT, so I was interested to see what it would be like now. I see it hasn’t seen too many updates and changes over the years. My daughter just moved into a ground floor apartment almost 3 weeks ago and we’ve had nothing but problems. The AC didn’t work and they’ve had a temporary unit for almost 3 weeks - with a duct leading to a window which has to stay open - very dangerous on a ground floor apartment with 4 women! There was a water leak in the unit above them that was leaking through the ceiling and down onto their floor..they just came and cut a hole in the ceiling and left it..never coming back to patch or do any water/mold remediation. Huge ant problem..my daughter went to class and found ants all throughout her backpack..just gross! You can’t talk to a real person..always the AI answering service. Update - just got a call back from a gentleman in the office and he said that all of these problems would be taken care of this week. I hope that’s the case and will update accordingly!

Great experience with this complex. The staff were great to work with and any issues that my son had were attended to quickly. Overall, it is very clean and the furniture provided was in great condition. Appliances worked well and balconies are nice. We highly recommend this apartment complex to any student at VT. GO HOKIES!

This has to be one of the worst apartment complexes in Blacksburg. The first-floor units of the west section are dank and musty with frequent bug problems. My son and his three roommates had to move out of the first unit they were given about a month after moving in due to water leaking into the apartment. The complex does inspections but I don't know whether it's to fix stuff or find ways to charge tenants more money for what I consider to be highly questionable "damages." We were charged $300 for a carpet they claimed was damaged with mold. My son and I easily cleaned it with no issues but they charged us anyway. I then had to battle them for months to replace the carpet during which time communications from management was very poor. They even claimed it had been replaced but when we inspected it, there had not been any work done. I continued to press them and they finally got a crew in to replace the carpet over a year after the ordeal began. Earlier this year they claimed my son and his roommates caused intentional damage to the couch and charged the group $400. We inspected the couch and anyone could see the damage was normal wear and tear. Pieces of the leather on two cushions were flaking off from age but they made it sound like my son and his friends tore them up. I tried to challenge them but management never responded to requests to discuss the matter. I wonder how many other tenants have been charged for damages that weren't anything at all. Spend your money on a better apartment complex than this one. If you've already signed a lease, start looking for something else.

This is place is TRASH. There is so much wrong with this place, but the biggest issue I had with them was the management and my bedroom window leaked water EVERY time it rained. I paid nearly $930 every month with utilities and the housing you get is not even worth a penny. Move in day it rained a lot, and I came into my room with my whole floor soaked in rain water. I put in a work order the FIRST day I ever moved here and the issue NEVER got fixed. They came by and did absolutely NOTHING. I then put in work orders every time it rained and they came by said a few words and just left. So, after it rained a lot AGAIN I got fed up with my WET room and went to the office myself. The manager straight up said to my face “it did rain a lot last night didn’t it.” Who speaks to their residents like that?? Does you house leak water every time it rains? She later told me she would hire a professional company to “clean the gutters” because that was the issue. IT TOOK THEM 3 MONTHS TO COME!!!! Every time I went and asked when they were going to come the manager said “it is out of our hands.” NO SENSE OF URGENCY. After they cleaned the gutters, it still leaked water so I went AGAIN and the manager rudely dismissed me like this was my fault. I simply GAVE up and put a towel on my window every time it rained. I feel deeply sorry to whoever has to live here, specifically my unit. Not to mention they LOVE and are very QUICK to charge you for anything but if you have a issue they are so SLOW. There is no excuse to treating your residents this way, you should have replaced the window day one but since that was “too pricey” you gave me every excuse there is. LIVE ANYWHERE ELSE BUT HERE. THIS PLACE IS A SCAM

do not live at alight, even though the rent is cheap… it is cheap for a reason. you get an apartment with a broken kitchen sink faucet, mildew in the laundry room, missing chair, broken laundry machine. besides the random damages and inconvenience… maintenance take like 10 business days to come (not exaggerating). hunters ridge had way better maintenance when i used to live there. they complained about how i parked at the east side for the bus stop but in reality there was still so many spots to park for residents. the reason why i had to park on that side is beside i had a light injury to my pelvic bone from an accident where i could not walk long distance for weeks. yes if i could walk to the other bus stop near the stoplight then i would without any complaints.
