-Elevators break down consistently, dirty common areas and stairwells. Lack of attention to details can be seen throughout the building. They attempt to fix these problems, but they are only temporary and the problems consistently come back. -Manager said that she has been trying to hire additional maintenance staff for 4+ months and that there is only one maintenance employee working on the whole building. She said that “you can’t always get what you want” when I brought up my complaints about overgrown landscaping, dirty interior hallways and broken doors. Management keeps promising that they have a solution or it will be fixed soon, but they never do. We choose to live at an apartment where all these things are taken care of, and they are not “wants”, they are necessary maintenance that we pay for every month with our rent. -Safety is a concern. There has been a broken exterior door that leads into the building for over a month now. There have been people found seeping in the stairwells along with car break ins in the uncovered parking garage that has the broken stairwell door. There was also a deadly shooting in the street out front within the past year, so you would think that resident safety would be of utmost concern and urgency and that they would at least make the outside doors secure. -Have been a resident for 3 years and will no longer be living here. Every year the cleanliness and quality of living has gone down.

DO NOT LIVE HERE!! If you have no other choice then be prepared to be promised amenities (gym, pool, common area on level 2, etc.) that are always out of order or under construction. I lived here for about 2 years and I think that the gym might have been open for the first 6/8 months of my lease, but it has been under construction ever since. The maintenance staff was always nice, but were rarely ever able to fix issues. My air conditioning unit went out about every 4 months but the complex refused to get it replaced. The front office staff was always either clueless or just plain rude. Don’t even get me started on the bi-monthly false fire alarms that went off in the middle of the night for at least 45 minutes. The elevators were down practically every other week and the stairwells are disgusting. Do not waste your money here.

One star cause there is no zero star. OVERPRICED! DO NOT LEASE HERE. Terrible experience with the management. I was asked to move to a different 2b2b in the apartment cause of the damage repairs. I was notified only 4 days prior and I was out of town. When I came back 4 days later all my things were moved, many broken. I was made to wait a long time with my bags for them to give me a place to sleep at night. They did help with the move next day, but was I given an option? No. And all this was just 1 month before my lease was gonna end. The leasing team always made me feel anxious. Constant problems with the Wifi. I had to pay extra all the time for mobile data. They try to talk nice and stuff but it is all BS and nothing favorable/ helpful to a resident. Always find a way to charge you extra. Also, my electricity bill came out so much for the full month i wasn't even in the apartment and nothing was done. The reply was generic: nothing that we can do/ not our fault. USELESS.

Overall Ion at the Ballpark is a nice place to reside. The apartments are equipped with modern appliances and the office staff are friendly and helpful. It’s conveniently located near UAB, I-65 and Hwy 280.

Great location & the place to be in Birmingham right now. So much to do & never a dull moment here in Parkside near Railroad Park! The property management team are always on point. If a problem arises, just speak up- They are friendly, professional & vibrate and they’ll do their best to solve your issues! Lastly, they run great specials throughout the year when signing leases (They are currently running a special right now April 12th 2024)
