Tradition at 777, baton-rouge-la

I had just recently moved out of this apartment complex after 4 yrs of living here. If you plan on moving here, below is wt has happen and I advise to choose another living accommodation if you can find another one: My first year (2022), rent was about $460-480, but as it was transitioning from the Lodges to Traditions at 777, rent has spiked up to $609. May not seem like much until you realize they add on fees. The green fee (annually was about $70) and trash fee ($15 monthly) is understandable for the services they do to maintain the complex. However, the Rentplus ($9-$8.50) a month adds up however long you live here. Their excuse is it helps with your credit score.... more like eating up your funds. As for utilities, the usage of SimpleBills was easy and not difficult, although it was a 3rd party app that we had to deal with. Until new management made the change to pay through the Resident Portal app which makes you pay and additional fee, no matter if its direct deposit or not, of $1.95. What can you do when they force that change and you cant do anything about it. Mind you, these hidden fees don't show up until you start making your first payments. Moving on, a few occurrences of the main gate in front of the club house where the gate has been seen open and broken for multiple days. If you didn't know, around Fall of 2024 we had a peeping tom incident where the suspect was seen to have went inside a student's apartment right across from the complex. There has also been some incidents of people's car's being carjacked or broken into. Although these issues may seem like management could help you, they most likely won't. If you hate bugs, there are roaches and silver fishes that appear (somewhat seasonally) and also spiders. I'm a thoroughly clean person and have a clean bedroom and bathroom. I have had encountered at least 10 separate times when I had seen and caught roaches in my room. There was also a time when I woke up to ant bites on my arm cuz I had ants all over my bed in the corner of my bedroom. How? idk bcuz they came from a corner and idk if it was a hole or anything. Their selling point for their buildings is you have ur own ac panel control... great and all during the summer, but when you need to use the heater, you and your roommates have to sync it up together for it to work or it won't turn on. Terrible if you have a roommate that likes the cold. Their vents and ac units are cleaned by wiping a rag over the filter, and them changing the vent every semester is them wiping it with a wet rag. I dont know if its a cleaning solution, but they did post a video on their insta account in 2023 I believe. I've heard cases of mold growing in some complexes, for mine I would say there might be some in the vents. If you already have a lease while reading this, get a dehumidifier and an air purifier ASAP. Other misc. things that may occur if you still plan on living here, the power does go out multiple times in one year, so be prepared for that, there are multiple stray cats around so you do need to pay attention before you start your car, a lot of people here who have pets leave their pet's droppings around and make it everyone's problem, they will change your guest gate code annually after each lease period without telling you, their study spaces are not that great and have terrible circulation last I was upstairs, and thr heat was unbearable. Oh, but at least there's a pickle ball court that got renovated in spring of 2025, a basketball court, a 24/7 gym, a pool, no assigned parking space, and your near the fastfood market area like 7Brew and Chick-fil-A! Now, as i turned in my keys and items back, I've noticed they have now decided to fix potholes, change out rotten wooden porches and balconey... and added the terrible brown paint, fix the roofing, yet they haven't gotten to do their project of changing out all the units AC units that their warranty has expired on. Anyways, I will add pictures for the pros and cons of living here. Living here is your choice, stay safe.

I'd give this place 0 stars if I could. I called the emergency line because water was pouring out of our ceiling, and they didn't answer the line. Since moving into tradition in August, we have had a plethora of issues including roaches on move-in, dishwasher being installed improperly and unusuable, blinds with mold growing on them, lights not working on move-in, signs of a dog chewing the stairs and all the walls in the apartment, electrical issues that still have not been fixed and maintenance trying to gaslight me into thinking they have, and the ac systems having visible mold in them. All of these things upon move-in and a month later, maintenance has fixed two of them: the blinds and the lights. Now that the ceiling is literally leaking water and the emergency line won't pick up my call, I truly don't know what to do except make a review.

Tradition 777 is amazing. My daughter is so excited about living here next year and plans on staying through college. When we toured, we had the pleasure of talking with Keke and Zee who were able to answer all of our questions right away. Every time we call in, everyone who answers is so nice and eager to help. Super excited for this chapter in her life, and confident that she's in the right place to call home.

Living at Tradition 777 feels like a humiliation ritual that I would not even wish on my worst enemy. If you are an LSU student looking for somewhere to live, I BEG you to look elsewhere, once you sign the lease you are trapped into the contract unless you find someone else to sublease your space or pay the full years rent. From the very beginning of move-in I knew something was wrong. Not only was the unit dirty with a strong musty odor-it was also not what we had pictured. They only offer tours for the lodge-style housing-not for the apartments, the space is completely different, and my room was much smaller than what I had seen on my tour. The AC units are old and filled with mold. I have had to request maintenance to have them "cleaned" out every few months for my own sanity but have been living with unending allergy symptoms since day 1. If you live on the first floor, good luck. The trash collection is right outside our door and people always leave a mess that attract bugs and rodents. Yes, the amenities are nice, but for majority of my lease I was unable to enjoy them. The AC was not working in the upstairs of the main clubhouse where they have the study areas and part of the gym. Every time I attempted to study or work out there, I would have to leave because it was unbearably hot, and it was like this for months. Unfortunately, I was stuck with the room that had the water heater which meant my closet was where they also kept the water heater. This makes it so that my closet is extremely humid/damp but it's the only space I can store my belongings. It also makes it one of the most poorly designed spaces I have ever seen. Because of the closet with the water heater and the door to my bathroom, I'm essentially stuck with the layout of the room because moving my bed anywhere else would end up blocking a door. This creates a problem because my bed is positioned beneath the moldy AC unit that blows directly on my face all night. My room and my bed always feel damp, and after weeks of having cold/flu-like symptoms I discovered that there was white mold growing on my mattress. Luckily, they replaced my mattress the next day, but I believe that this white mold is growing on the walls and in the bedrooms of my roommates. Now, for the worst part of all: the pests. This unit is INFESTED with German cockroaches that live in appliances, particularly in the kitchen where I am supposed to cook and eat. I have submitted countless pest control maintenance requests, but having some guy come and spray pesticide in a few corners every now and then does nothing to solve the root of the issue with these roaches that nest in appliances like the fridge, dishwasher and microwave and come in and out of the electrical outlets on the wall. The lack of urgency that has been met with this issue has left me feeling completely dehumanized, it's at the point that this has become a public health hazard, plain and simple. Not only has it made me feel completely and utterly disgusted, but it has ruined my sense of safety and comfort in my own living space. I have severe food aversions and avoid using the kitchen as much as possible because cooking and eating in a place infested with roaches makes me physically ill. I have spent so much of my own money buying pest-control solutions from the store in an attempt to mitigate this issue, but it seems useless because maintenance fails to address this as the systematic, long-standing issue that it is. To expect residents to pay to live in such unsanitary conditions is complete negligence.

Terrible management, poorly built homes, and when you tell them about anything they don’t fix it and lie to you. A/C has been broken and the “management” here cannot give a proper fix for the life of them. The “management “ (aka front desk people) are also extremely rude.
