Horrible Apartment This is a horrible apartment, if you have a car/live in state please do not choose this apartment as your choice, they’re options farther out that are way better than this one, and CHARGE less as well for better quality. This apartment is genuinely a cash grab, especially knowing that it is really close to campus this would be a quick way for a student out of state needing an apartment to think this option is perfect for them, they’re wrong. This apartment in my opinion is over priced for the quality it brings with horrible management. The management takes forever to process packages as well as takes forever to resolve issues and conflict, charges for everything, even tries to charge for other roommate inconveniences on everyone’s tab. Odors, rodents, and horrible trash everywhere especially towards the weekends, the only nice area is the front and even that is messed up half the time: Fire alarm goes off every week, and it’s not in the middle of the day, it’s late at night between 11 pm - 3 am for a long period of time, for no reason 850-900 per month for rent for a 3 bedroom, that constantly goes up that’s way more expensive than other apartments around the area that have way better quality and less stress, just don’t go here unless it’s a last resort

Genuinely the worst place you could live. Move here if you absolutely hate yourself. There were roaches, rats, flys, and spiders. No matter what we did there were always bugs and couldn't get rid of them. We literally saw a rat run across our porch and there was rat poop outside. There was mold inside our apartment and when we said something about it they said they "didn't see any visible mold" and didn't do anything about it. The parking garage and hallways always smelled horrid and had some of the most foul smells I have ever had the displeasure of smelling. Not only was the complex itself bad but the people that live there. Move here if you enjoy being woken up in the middle of the night by people yelling in the courtyard or having your neighbors blast music for multiple hours. And just be ready for the fire alarm to go off late or in the middle of the night. 0/10 experience.

Visited Ion this past weekend to see a family member, and while I understand it’s student housing, the upkeep left a lot to be desired. The lobby was passable, but the moment we turned the corner, we were hit with a strong, unpleasant odor and it only got worse on her floor. Whether it’s the carpet or something else, it’s clear (also from previous reviews) this complex needs serious attention. These students deserve better. A full upgrade is overdue.

Part 2(Part 1 listed by Annelise): One game day weekend, our AC stopped working while we were out tailgating. Since it happened on a Saturday, there was no urgency from management to fix it, despite the apartment being nearly 90 degrees inside. It was impossible to sleep, eat, relax, or do anything comfortably because the apartment was so hot and sticky. So one weekend, nobody could sleep because alarms were constantly blaring in every room, and the next weekend we were stuck trying to sleep in unbearable heat. Just today, residents were confused about our ledgers we received for our utilities, as the one we received on the April 27th claimed to be for the same period as the one we received 3 days later on April 30th. Naturally, when residents came into the office looking for answers, Sundae was the only person at the desk. Her only response was, “We sent an email.” The problem is that the email she referred to never actually explained why residents were being charged twice for what appeared to be the same billing period on our end. Instead of giving a direct answer, she kept talking around the question. We went back and forth for about 10 minutes while I asked for a clear explanation, and every response avoided the actual issue. Eventually, I got fed up with asking the same question over and over without receiving a real answer. It was incredibly frustrating and completely unprofessional. The communication from management is also terrible. The leasing manager has repeatedly ignored my emails when I asked if I was all set regarding my lease termination for 2026–2027. The only time I received a response was when it came time to charge me $600 to cancel the lease. In multiple situations, I’ve asked for confirmation or clarification and simply never received a reply, even after waiting over a week. It makes me look disorganized when I’m actively trying to handle things responsibly. Responding to an email takes one minute, and the lack of communication is extremely unprofessional. I will say that the other employees in the office are very kind, and it’s always pleasant interacting with them. The maintenance staff has also been friendly and respectful. Unfortunately, the positives of a few good employees do not outweigh the overall issues with this property. This place is a complete joke, and management only seems to care about situations when they’re able to get money out of residents. Resident safety and well-being clearly are not priorities here. Between the repeated fire alarms, broken elevators, sanitation issues, roaches, dog feces, unsafe parking conditions, homeless people, and maintenance problems, it’s obvious that the health and comfort of the people living here are being ignored. The conditions of this property are unacceptable, yet management continues to show little urgency unless it involves collecting fees or payments. Overall, save your money and avoid this place. The problems here are constant, management is unreliable, and living here has been far more stressful than it should be.

I hate this building, I hate management. I hate maintenance, the hallways are dirty & disgusting with white stuff all over it. Roaches & bugs everywhere in the halls, smells like absolute trash 24/7, security is useless because homeless people get in all the time & are caught in the hallways. Paying over 900$ for a 4bed XL when my rent is 760, and utilities are never over 30$ , this place is genuinely disgusting, and the fire alarm goes off every week for like 20 minutes straight. This place needs to be no more than 400$ a month for rent because it’s absolutely disgusting & vile. We are living in a rats den & paying like its a luxury space. Hopefully someone sues this complex & gets it shut down. Management should really be ashamed. Please do not stay here guys, im begging you. Go to the legacy if you want to pay the same price for something ACTUALLY nice, or the oliver, or brightside for something thats cheap & better quality than the ion. You’re wasting your time & money here. Why are we paying for a broken run-down dirty apartment complex that genuinely sucks. There is no reason!! Do yourself a favor & do not sign that lease!

Yes. Residents can pay online 24 hours per day, by credit card or ACH electronic checking. The Reserve at Mt. Instead of requiring all roommates to sign a joint lease, each person at The Reserve at Mt. Pleasant has their own individual contract, with one person per bedroom. This means you are only responsible for paying for yourself — not your roommates. Even if a roommate moves out or other bedrooms in your apartment are empty, you only pay the rate for your bedroom.
