I literally don't understand why this apartment has more than 1 star. I would like to start off by saying that the apartment itself offers lots of space for such a small price (rates are increasing though). 1- when we moved in, the cleaning job was horrible. Both couches were completely torn. We requested new couches in August and one of them came in October. The other couch has yet to come. 2. Do not believe the lies. There are 2 elevators in the building and only one works. The management sent out an email stating that they would get this fixed, but its constantly breaking down. The lobby doors are broken as well so you cannot enter the building without going around the building, into the garage, walking the garage a floor down, and going back into the lobby to use the other elevator. I have a roommate who is asthmatic and this is an ongoing issue. With all the breakages plus the horrible cleaning job and torn couches, you would think we would be reimbursed somehow. WROONNNNGGG. Instead, they decided to raise the rent rate for the next academic year. 3. You have to pay $2100.00 for parking up front. This may not be an issue for some but its something to consider. 4. The walls are paper thin. You can hear ALLLL of the construction outside, and the roommates above you. 5. You move in August, and you have to decide to renew by the end of September. 6. There were bugs. Pest control (a whole different company that the apartment complex reached out to) came and he checked and said he saw no bugs AS THERE WAS A LONG-LEGGED SPIDER ABOVE HIM. He then proceeded to do the most horrible chemical spraying job I have ever seen in my life. I could've done that myself. I will not lie and say that the maintenance is horrible. They respond in a timely manner. The manager of the office is pretty cool. (Thats where the 1 star is going to). I think these are just problems with the Villas complexes as a whole. They make millions of dollars by capitalizing off the innocence of students and people who are new to the leasing world.

THE DOORS TO GET INTO THE BUILDING WERE BROKEN FOR 3 MONTHS!!! DO NOT LIVE HERE. . I have lived here for 2 months and have been woken up at 4:30 am every weekday due to the dumpster trucks picking up trash in the back alley. The pickup is very loud banging for 30-45 mins every morning and its almost impossible to fall back asleep after this. I have called the city of Austin multiple times and nothing has been done yet. It is very frustrating to lose 2-3 hours of much needed sleep every night as a college student, so I just wanted to warn potential future residents when looking into this apartment. I would just say to make sure your unit is not facing the alley or even close to the right or left of the alley. (FYI all studio units are facing the alley). The front door to get in and exit the apartment has also broken four different times in just one semester (often unfixed for weeks at a time), leaving residents unable to enter or exit the building unless walking through the parking garage. This is a huge safety hazard and a big inconvenience as it adds 5 minutes to simply exiting the building. I would honestly recommend living at any other apartment in West Campus, and if you have signed a lease for the upcoming school year I would highly reconsider your decision.

If you are thinking of living here, DONT. Truly every other option is better than this place. Yes, the apartments are spacious, the apple tv and projector are nice. But that doesn't make up for the truly horrible experience I had here. For starters, the garbage truck. Every morning you will wake up at 6am ish thinking you are in a war zone. The garbage truck passes and makes the loudest most horrible sound to wake up to. It truly is impossible to fall asleep after that because your heart will be RACING -- after a year of living here I am still not used to it. After the garbage truck, expect to hear the construction. Constant DRILLING and banging in what feels like your room, from about 7-8am until 5pm, EVERY DAY. You can literally hear the construction workers' conversations. There is not a moment of peace and quiet in this apartment. To make things worse, 2 months ago I noticed MOLD on a lot of my clothes and shoes. The apartment was VERY humid. I noticed the mold was coming out of the ALL the air vents. I submitted THREE requests until someone came in and "fixed" it, 3 weeks later. By "fixed" I mean, painted over the air vents. The mold grew back within a week. I lost about $2000+ worth of personal items; had a constant headache and allergies. Oh and by the way, there are SPIDERS and spider webs on all of the elevators in the garage. The webs surround all of the elevator and there are about 3-5 spiders (pretty big ones) in all of them. I had to start taking the stairs because I was afraid a spider was going to fall on me. The amenities are mid, the elevators are slow and dirty, the fire alarm will go off at least once a month-- sometimes in the middle of the night. I leased another apartment before this lease was up because I rather pay for 2 apartments for a month rather than spend another minute in this place. 0/10 would not recommend.
