This has easily been one of the worst housing experiences I’ve ever had. Throughout the entire school year, we dealt with issue after issue, and maintenance repeatedly failed to resolve them despite numerous requests. The biggest problem was our water. For months, the water pressure was so poor that using the showers was extremely difficult. We submitted multiple maintenance requests, yet little was done to permanently fix the issue. After waiting nearly two months, it finally seemed like it had been repaired, only for the exact same problem to return shortly afterward. My bedroom A/C was another major issue. Living in Texas without a properly functioning air conditioner is unacceptable. I spent months dealing with little to no cooling, and later even had problems with heating. Every time I was told the issue had been fixed, nothing had actually changed. It wasn’t until December that it improved slightly, but even then the airflow was still far below what it should have been. Another constant issue was the parking garage. The garage door beneath our apartment would repeatedly open and close throughout the day and night, creating loud noise at all hours. It became incredibly disruptive and made it difficult to relax, study, or get a good night’s sleep. Now, to make matters even worse, in May I submitted another maintenance request because the water pressure had failed again. After waiting about a month for someone to respond, maintenance finally came out and claimed everything was fixed. I returned to my apartment for the weekend only to discover that neither shower works at all. Not low pressure—completely unusable. What exactly are residents supposed to do? The lack of urgency, poor communication, and repeated “repairs” that never actually solved the problems made this entire year incredibly frustrating. Instead of being able to focus on school, I was constantly dealing with maintenance issues, uncomfortable living conditions, and ongoing stress. The combination of unreliable water, months without proper A/C and heat, and constant noise from the garage took a real toll on my mental well-being and negatively affected my overall college experience. We paid for an apartment with functioning utilities and a livable environment, yet spent months without reliable water, adequate climate control, or peace and quiet. That’s simply unacceptable. At this point, I believe we deserve significant compensation, if not a full refund for the repeated failures to provide basic living conditions. I would strongly caution anyone considering living here to think twice. Based on my experience, management consistently failed to address serious maintenance issues in a timely or effective manner, and residents were left dealing with the consequences.

We had a fantastic experience at the complex! Staff was very knowledgeable and extremely helpful. He was able to answer all the questions we had, and made us feel like it was a lovely community to live in. He himself even has lived there for three years. We are excited about the opportunity that our son will be living there as well.

I went to tour Venue a couple of weeks back and it was great ! The renovated rooms are extremely nice and so big compared to how small most west campus apartments are! Kaius gave me and my roommate a tour and was extremely helpful in answering any of our questions so props to him as well! My roommate and I are now signed there for next year and we can't wait!

Brittany is absolutely amazing! It’s always so nice to see and talk with someone each day who genuinely cares about her tenants. We love living here because of her. She is professional, kind, and truly goes above and beyond. Thank you, Brittany!

This place is awesome! I love the community events and the camaraderie that comes with living here. Brittany makes every event unique, fun, and ever-so inviting. When you’re here, you’re not just a tenant but you’re family!
