PSA to any UT parents considered the Villas on San Gabriel for their student. My daughter and her 4 friends lived at Villas San Gabriel in the 2022-23 school year. The management requires a professional cleaning and carpet steam cleaning with a detailed receipt in order to receive a full refund of the deposit or you get charged. We provided a detailed receipt and photos showing a spotless apartment and they still charged for a full apartment cleaning and carpet cleaning. Supplied them with photos of spotless apartment (photos were not required) and they tried to claim that "gray" area on tile was dirt, when it was actually the shadow casted on the tile wall from the shower curtain rod. They are unethical and the worst sheisters I have ever had the displeasure of dealing with. They should just be honest and add a move out cleaning fee to their contract for $500, instead of letting honest renters pay for cleaning only to be charged and pay for cleaning twice. There are TOO MANY new and up and coming complexes. Save yourself and your kids the headache and live elsewhere. If you already have kiddos living there, don't bother having your unit cleaned...they're going to charge you for it anyway. This management group is despicable!!

Horrible mgmt response to problems. Renters throw trash off balconies, destroy property and violate rules. His units dump on our property, trash the alley, use our private dumpster and cost us money to clean up their messes. Homeless people go under their building through a fence that is not repaired. Yesterday- The manager refused to listen and when I explained I had spoken to a coding officer, which I had, he tried to change the story to I said I was a coding officer. They also denied their building was the white building when I asked trying to be sure I was speaking to the right building. He also denied being contacted previously which was again verified by management company reps who said they had called before with issues and again yesterday before I called. I told the manager I had photos and told him some of the issues as he not interested in listening or helping. He never asked for photos or evidence. He said he was hanging up and tried to say I said I was calling form the coding officer (as if I do not know whose phone I am calling from). He never even asked my name or position. He never asked what he could do to help and seemed only interested in trying to deflect and was highly defensive. The coding officer has been contacted before and is documented in the city’s system and came out regarding dumping and trash. He even helped us pick some of it up. There have been damages to the alley and private property along the alley on multiple occasions with broken glass all over the alley and grass from thrown bottles and cans, trash bags thrown from balconies and using other private property dumpsters. Dumpsters have been damaged by thrown objects from the building. There is proof in multiple reports with the coding officer, Austin 311, police, photos and video. The alley is travelled by cars and used by people. This property’s failure to be a good neighbor and responsible puts others in danger and diminishes property value. Their use of others PRIVATE property is not legal. Having to pay for services to pick up glass, trash, haul off dumped sofas, toilets, chairs etc due to their negligence or denial or accountability is frustrating and an unwelcome expense for the rest of us who try to keep the area clean, safe and within the codes and laws. Look at the other reviews and it is easy to see that this is a common opinion. All I wanted was some assistance with communicating with and managing their building’s residents, repair the fence on the alley, clean up the trash, and to monitor their property. His behavior prevented that even being discussed. I have attached just a small part of the photo evidence. Sad that the reviews show a pattern of problems. West campus deserves much much better.

I subleased from here this past summer and the experience was wonderful. First off, the amenities ranging from the pool/hottub to the gym were great and easy to access. The management was super responsive whenever we had any sort of issue. Additionally, the location is perfectly situated in West Campus and was very easy to park/get around. 5 stars, bravo.

Have lived here since august, and let's just say I am counting down the days until my lease is over. Elevators are broken every other week, sometimes both being broken at the same time which violates the tenant's contracts, and I can only imagine how frustrating it is to those who are handicapped. Packages are lost or missing frequently, and when you go to the front desk with a concern, they belittle you, even if it is just a small inquiry. I have been talked down to several times by the front desk when vocalizing concerns and complaints. But glad they had the Money to spend painting the walls neon blue. Not surprised the leases aren't full for next year.
