Overall poor experience. Took a whole week to get internet. Like most, I had a lot of problems with roaches and even rats. Roaches are common, as well as ants recently. I would commonly encounter roaches in the cabinets, but would mainly be very small ones. A few times this winter, some rats have came into my apartment when I was asleep and attempted to rummage through my trash can inside. I suspect it is rats, because on a different occasion there was a clump of gray animal hair. They gnawed the plastic of my trash can ripped the garbage bag and even some of the paper plates, they bit through and got pieces everywhere. I have videos of the aftermath attached. No ceiling light/fan fixture for the bedroom or living room. The only one was in the dining area. Old appliances, can barely read the dial on the oven, since over time the numbers have faded, making it hard to use. Everything is old, and that is reflected in the low price. The only new thing was that the tub got a new coat of sealant/paint or whatever it is called. On move-in was notified that I cannot use bleach to clean or else the coat would come off. Not a huge deal but definitely noteworthy. High utility bills because the insulation is basically nonexistent and the circulation of air isn't that good. The living room can be cold and the bedroom can be warm. Or when its hot, the bedroom will get most of the cooling and the living room would barely get any. Can always smell the neighbors, sometimes cooking, but mainly the pungent smell of Marijuana through the vents. I smelled it at move-in and the smell has never gone away. It isn't prominent throughout the week, but come Friday my unit would smell like weed, and the only thing done about it was sending out an email asking residents to stop. I've been living here for the past 7-8 months. PLEASE STAY AWAY if you can afford to do so, I don't know how this place has above a 4.0 average on google. I got the bayhill floorplan on a first floor unit, and the ceiling floors are so thin, I can hear my upstairs neighbors dog walking around and the resulting creaking all of the time. Can also at times hear other residents through the walls. I haven't had much in terms of water shutoffs, only twice. But I got the emails notifying residents about them, and they are kind of common, probably around once a month on average. They will let you know a day to a few hours in advance. The unit I rented was one of the older ones. Also, open parking lots, no gates or parking structures. Haven't had any issues with car security or attempted break ins though. There are positives about this place, although very few: I haven't had any negative experiences with the staff, although nothing major has occurred during my time here. The location is very convenient, close in proximity to everything. All kinds of stores/markets in the area, and it is right down the street from the hospital. Although I complained about the lack of lighting in the living room and bedrooms, the amount of sunlight has been good. Opening the blinds during the day yields enough natural light to the point main lights aren't needed. Now the kitchen and bathroom have lights that work just fine. Its just an extra expense, that I needed to purchase lamps and a lamppost when moving in due to no main light fixtures. Final Thoughts: Its a place to live, and there's a few reasons why the price is so low. The rent is low but the expenses for utilities and washing/drying being $2.25 per load (As of April 2026) in the shared laundromat adds up. If you are a potential tenant, lease here at your own risk. If you can afford to, spend the extra money per month and live somewhere else. The low price is a reflection of all of the issues/headaches you WILL endure if you decide to live here.

I came yesterday because I am apartment shopping for some friends who want to come live in Dallas, and Jackie gave me an amazing experience. She was patient and informative with all my questions, showed me options for the apartments while also giving me a full tour of all the amenities the property has. Even tho it was not for me, she took the time and never made me feel rushed like I’ve felt in other places. Such a good experience 💕

Under no circumstances should you move into this apartment. Apt 1017 is completely infested with roaches. Me in my daughter were horrified. Every time we opened up a cabinet in the kitchen the scattered. Our pantry was infested with what the call water bugs the size of a grown man's thumb. By the end of our run there we were finding roaches in our refrigerator, microwave? Coffee maker toaster whichbwe threw away. They are very aware of this problem but they act like the dont know spoke to many neighbors who seem to think its normal Their words were oh wait till the summer they get worst, but these Apartments are cheap so we stay. Talked to the maintenance men they were aware of the problem as well. Not to mention the ants that were in my daughter's room and hamper and my kitchen she wss biten so badly.The apartment was built in 1979 and that is exactly how in felt. Popcorn ceilings, paint peeling, things falling apart. The windows were from the 70's in the winter you felt like you were outside in the cold. The summer you felt the heat like you were in Mexico. The place is absolutely disgusting. And now after reporting them and being like out my lease early they Robbed me out of my security deposit with fake over the top charges. I am taking them to court they need to be held accountable and I'm just the one to do it! See you in court criminals
