I cannot say enough positive things about Ann Causey/360 Management and the exceptional job she does managing my three family homes in Auburn, Alabama. Ann consistently goes above and beyond in every aspect of property management. She is extremely customer focused, proactive, and diligent in protecting the value of my properties. Whether it's anticipating issues before they become problems, handling challenges as they arise, or giving me excellent advice regarding setting the correct rent to charge for a given property, Ann is always several steps ahead. She has successfully worked through complex and challenging insurance claims, demonstrating persistence, attention to detail, and strong advocacy on my behalf. Her communication is outstanding --- timely, clear, and thorough --- which gives me tremendous peace of mind knowing my properties are being managed effectively and professionally, even when I'm not nearby. Ann is also excellent at identifying cost-effective solutions without compromising quality. She consistently finds highly competent contractors and presents well-thought-out options when repairs or issues arise. Beyond her professionalism and expertise, she has simply been a pleasure to work with. My daughter and her friends lived in one of the houses they managed for 1 year. When we moved in there were marks on the wall floors were dirty just didn’t seem like it was cleaned well from the last tenants. Fast forward to move out and I personally spent $100 on cleaning supplies. I cleaned the kitchen even got inside cupboards and wiped over every surface. My husband mopped all communal floors and walls were all wiped over. We left it cleaner than when we moved in. It took almost all the two months to receive our deposit checks and find out they charged $400 to clean and $400 to paint. The sticker removal is fine, we missed that. It seems like no matter how clean you leave it they will charge you and they don’t allow for normal wear and tear. While living there they were good to deal with but move out it seems they find any excuse not to return the full deposit. This is my fourth child to move out of a rental and the first time I have not received the full deposit back. I added the photos we took the day of move out/cleaning. As far as I can see in them it was spotless and didn’t need repainting.

Genuinely worst management company. Do not ask for much as far as a college rental. Rude and incompetent manager, Tori. Repairs NEVER done properly much less if they even show up to do so. Yard work never completed in a timely manner if at all. Do not recommend working with 360 if you can avoid it.

360 hooked me up with the cutest townhome at the best price in an awesome location in Auburn. They have been super helpful with all of our move-in maintenance needs. I see a great year with this company in my future!

Renters and owners beware! Reasons to never rent from this company or allow them to manage your properties (do so at your own risk!!!!) - this company does business with AET a predatory towing company in the area. Will allow them to tow vehicles with proper tags and guests parked in marked guest parking spots and it’s $150+ to get your vehicle back not to mention the headache of it all - if you do rent from them take photos of every inch of your unit before you move in and report anything that malfunctions or breaks immediately or else you will pay 100s on top of security deposit when moving out for basic wear and tear!!! - dont expect them to fix important things in reasonable amount of time. went without working oven for over 3 weeks, without working hot water for almost a week and the two spring seasons I lived in one of their units the ancient AC unit needed to be serviced and it took them over a week each time - toured 3 units with them and two smelled like straight dog it was disgusting - lots of staff turnover i think i had 4 property managers and only lived in one of their units for 2 years
