I just want to give a huge shoutout to the maintenance team at Magnolia at Auburn! Every time I've submitted a maintenance request, they've responded quickly and gotten the job done efficiently. They are always professional, friendly, and willing to help. The entire team is always kind, respectful, and has a positive attitude whenever they come by. It's clear that they genuinely care about the residents and take pride in their work. Having a maintenance crew that's reliable and helpful makes such a difference when living in an apartment community. Thank you for all that you do, you are greatly appreciated!

I wanted to take the time to share my honest experience living at this apartment complex. I moved in on February 3, 2025, after being approved and having to pay double rent upfront, which I understood and expected. However, from the very beginning, there were multiple red flags. First, residents are not allowed to properly view the exact apartment before moving in, and there was no display unit to show what the apartments actually looked like. When I arrived, the outside area already looked poorly maintained, with bird nests hanging above the entrance and debris on the stairs. Inside the apartment, several issues immediately stood out. The shower head looked dirty and damaged, the stove was incomplete and partially broken, and maintenance had to be contacted right away despite the apartment supposedly being move-in ready. The laundry area was another major issue — instead of having an in-unit washer and dryer, residents shared one washer and one dryer between multiple apartments. The area was filthy, covered in spider webs, bugs, and poor upkeep. At one point, I even found a used condom in the laundry area, which was extremely disturbing. The cleanliness throughout the property was unacceptable. Trash was often left outside, dog waste was found on the stairs, and there were ongoing issues with the toilet leaking black residue that required constant cleaning. Loud parties, disruptive neighbors, and suspicious people hanging around the property at night made the environment feel uncomfortable and unsafe. On top of that, management and leasing staff made residents feel uncomfortable, especially regarding rent payments and move-out concerns. Overall, this was a very disappointing first apartment experience. The property needs major improvements in cleanliness, maintenance, safety, and management professionalism.

When I initially moved here in February, I did not have a roommate. However, in the end of May, I was given a roommate that had changed apartments because she was "unhappy with her roommates". The first day she moved in she told me that she "would have men over to film content on Onlyfans". I found this incredibly disturbing and uncomfortable. Not only that, but she mentioned that she would be smoking in the apartment, which is against the lease and also illegal in the state of Alabama. She would do her laundry at 2am until I had to finally say something to her. She took and used my pots and pans without my permission and when I asked her about it, she called me on the phone to curse me out. I had a problem with this because I have severe food allergies and obviously would NEVER allow her to use my things because of that. One day, I received a mail notification that a letter with her name would be coming to our address. I googled her name to see what would show up. The first thing that popped up was her mugshot and her arrest charges. She was charged (I later found out also convicted) with Theft of Property in the 3rd degree, which is a felony in the state of Alabama. I later found some of my things missing so I put a camera to watch my closet. I caught her on camera going into my closet, and when I confronted her about it, she made it seem like my fault. Finally, throughout the course of her staying there, she had a camera that was facing the common areas of the apartment. It recorded audio and video. When I asked her to take it down because it made me uncomfortable to be watched in my apartment, in a common area, she refused. When I decided to cover the camera up to try to ease my discomfort, she threatened that she would call the cops on me for "tampering with her camera". All of this being said, I was not given any say in who I was to be living with. Even after learning that she was a felon with a theft charge, the leasing office did NOTHING to help me. Not even security would help me when I felt unsafe. I had to call the police because my roommate threatened me on multiple occasions. I am really disappointed by everything that had happened and can officially say that it was a living nightmare. I felt unsafe and no one listened to me. Please take caution when chosing this apartment complex. If anything, come in with roommates already chosen. Attached you'll see the camera that she taped to the wall and also pointed at my bedroom door in the living room, as well as her going into my closet to take things. Thankfully, her lease was not renewed and she is no longer here. UPDATE (10/30/25): Since having so many issues with a second roommate, I have since moved out of that apartment and into another. Over the ONE MONTH I've been living in this new apartment, they have attempted to charge me over $900 in fees. They tried to charge me twice for my utilities and fees which was 147.04. They tried to charge me for a transfer fee that I was assured that I would not be responsible for $350. They tried to charge me $407 for "damages" that my roommate's cats did to my carpet, and was also told I would not be responsible for that either. Currently looking into legal services because this has gone back and forth for the past month. I know that I'm not the only one who they're fradulently charging either! Please be cautious when chosing to stay here. They advertise for students, but will put you with convicted felons. They say they do background checks, but clearly that's a lie. They say that they have professional cleaners when its really just the managers going in with a trash bag and picking up garbage or even leaving it there. They say they have all these amenities, yet the gym that was built ~5 years ago has the ceiling falling through and no one has been allow to use it for the past 3-4 months. Management is super unhelpful, and I hope they find new management soon. And I have proof of everything and do not mind sharing.

I would write this place negative stars if I could, but I can’t. This place is absolutely disgusting. They send out pest control, but whatever they use doesn’t work and when told about it, they don’t do anything about it when I moved in to my.” Move-in ready” Room there was dirt and food in the drawers paint all over the floors and the mattress. The walls weren’t even painted all the way there was a hole in my wall and they called that move-in ready. The roaches are horrible no matter what I do they will not go away and when you have something that’s broken if it’s not completely broken maintenance will do nothing about it because they say it’s still Usable you can never get a hold of the front desk no matter what time of day it is and the leasing manager is Absolutely disrespectful. I would not recommend ever living here unless you need something cheap. I mean, I guess you get what you pay for Right? And even when they respond to the complaints on these reviews, they Don’t mean it they’re empty words with empty promises they don’t care About the residences No matter how much they say they do

If I could give a negative rating, I would... Two of my daughters and a close family friend (like a sister) rented a 3br/3ba apartment (UNIT 1401) for the Aug. 2024 - Jul. 2025 term. From night two, there was a roach crawling on one of my daughter's blankets. From there, numerous roaches were in the apartment. There was an infestation for the entire lease. Pictures were taken and multiple tickets for the infestation were reported to the office (unfortunately there's no access to the maintenance tickets at this time - they've removed them from the resident portal). On one occasion we received a response on one maintenance ticket that told us we should purchase a particular treatment ourselves. Ummm... sir! We pay too much for an INFESTATION to not be taken care of by the property! I went to the office on at least three occasions to discuss the issue, stating that they (being the employees) would not want to live in an apartment with an infestation. I honestly don't think they really cared because the issue wasn't affecting them. I have the right to that opinion. There were times that we were told special four-week treatments were going to be done. After there was no proof of such treatments (the first time), I worked from their apartment to see if someone was treating on a particular day (which would have been the 4th spray for the special four-week treatment). No one showed up. Deer in headlights was the response that I received when I went to the office that afternoon. I stayed in the apartment a second time when they were supposed to have another four-week treatment and no one showed up. When I went to the office that time, supposedly the pest control guy didn't bring the sprayer with him. Imagine that! I can't remember if pest control showed up the next day (they did come), however someone from the office captured a video of the "special" treatment so that there would be "proof." SMH... Upon move-in the kitchen and bathroom faucets were in horrible shape. I requested that they be replaced in the beginning. That didn't happen. The kitchen faucet was eventually replaced when it stopped working. I'm thankful the infestation did not follow the girls home. We threw away a lot of their stuff and had to start over for this new school term because we didn't want to chance bringing those pests into our home. NOTE #1 - We do not have roaches at home. They were not used to that. NOTE #2 - While cleaning up for move out, there were numerous baby roaches in one of the bathrooms. I was so glad to get my daughters moved out of there! NOTE#3 - One of my daughters kept 95% of her clothing in her trunk so as to not have to deal with bugs getting in her clothing. NOTE #4 - My daughters honestly did not rest well, as they were concerned about bugs ALL OF THE TIME! I know my review might be all over the place but I'm sure you get the picture. The Magnolia At Auburn Apartments, Unit #1401 is bug-infested. Please be aware!
