Reflection Student Apartments, atlanta-ga

Move-in at Reflection felt a little too smooth. Shiv was almost too charming, hovering around me the whole time and insisting on making everything so easy for me. I kept trying to slip him a tip for hauling my endless boxes, but he wouldn’t take it. He even insisted on giving showing me the facilities taking me all the way up to the SkyLounge and pointing out the view.

I moved in July 2024 and moved out early due to personal circumstances. After moving out, this property and management company handled my account in a way that was unfair, unprofessional, and legally questionable. I was charged a cleaning fee after move-out, and then six months later charged a second cleaning fee for the same unit, with no explanation or documentation. Additionally, the room was re-rented, yet I was still charged rent for the entire remaining lease term, which is not lawful in Georgia once a unit has been re-let. I had a guarantor program in place (Leap), but management never submitted a claim to the guarantor and instead reported inflated charges directly to my credit. Over the course of a year, I sent more than 10 emails requesting clarification, itemization, and resolution. None were answered. The charges reported to my credit are inaccurate, unsupported, and appear to be punitive rather than based on actual damages. The complete lack of communication, double-charging of fees, and improper credit reporting reflect extremely poor management practices. I would strongly caution anyone considering living here. If issues arise, do not expect transparency, responsiveness, or fair treatment.

Reflections has a great staff starting with Starr, Donnell, and Zaria to lead the way. The amenities are luxurious as well: playful game room , top of the line swimming pool, gym that top of the like your nearest planet fitness. Security is in top notch and maintains the safety in the building. I feel very secured in staying here. Sky lounge has an awesome view of Atlanta as well. Even though I don’t have any pets they also have a play to clean it and play in.

Do not lease with this student apartment! Stayed there for almost 4 months before I had someone take over my lease. They are not “guarantor-waiver” friendly. They made me pay almost $650 just to transfer my lease and when I asked about my $999 pre-installment that I had made to cover my July 1st rent they agreed that the money would be sent to me through check and even asked for a home address to send the check. Now they are telling me they get to keep my July 1st rent almost a month after transferring my lease. Now when I try to ask why didn’t they use that money to cover my fee or even transfer that money to the new person that took over my lease, instead of having my credit transferred they say they didn’t know until after. This place has no communication between each other and is money hungry! My unit had multiple water leaking issues whenever it rained, leading to concrete coming up from the floors. The management knows they have a water leaking issue of that building, but does not about fixing or addressing the problem until you threaten to call the housing department on them. If you want to live in a unsafe apartment that doesn’t meet housing conditions paying over $1,000 a month, then you know where to sign.

I was a part of the first group of tenants that moved into the apartment last year when it was brand new and let me just say as a college student looking for somewhere to call home as I moved to a new area in downtown Atlanta I can say I couldn't have asked for somewhere better. Let's start with the facilities. The gym here is a great option for people who are looking to become fit without leaving the building as it stays open 24/7. With state-of-the-art equipment and a variety of workout options, I was able to maintain my fitness routine effortlessly. It's not just about the equipment though; the gym is well-maintained and kept impeccably clean, creating an inviting atmosphere that motivated me to push myself to work out almost daily. But the amenities don't stop there – the sky lounge was an absolute standout feature. The views of the city were breathtaking, and it quickly became my go-to spot for unwinding after a long day. Whether I was catching up on reading, Playing the various amounts of games they have, or just being able to connect with other tenants while watching the ATL skyline from the 25th floor is amazing, the sky lounge offered a sense of comfort that you can not find anywhere else on campus. One of the most impressive aspects of this complex is the management's dedication to creating a respectful and welcoming environment. Whether it was Emily answering my questions about transferring to a new apartment, Britney being helpful with day-to-day questions, Claudia giving me sound advice as a college student trying to keep up on my rent, Or Tranae holding things down and planning out events that make living here memorable. They were always responsive to any concerns or inquiries, and their professionalism truly set them apart. I felt valued as a resident, and it was evident that they prioritized our comfort and satisfaction. The pool area was another highlight of my experience. When I tell you guys this pool is lit always I mean it. It was the perfect spot to relax, swim, or simply soak up some sun. And what's more, the management regularly organized events for the residents, adding an extra layer of community bonding. From poolside BBQs to holiday gatherings, these events allowed me to connect with my neighbors and create lasting friendships. This is also topped off by having a game room that is perfect for if you decide you want a little relaxation from time to time. Whether you wanna chill and play some pool with your neighbors or get competitive and play the PlayStations and Xboxes they have I guarantee there is something for you. Overall I can say this place is one I can call home with as a respectful environment with an amazing community,a respectful staff, high quality living and amazing amenities if you were on the fence about living here and urge you that this is the spot for you.
