This place will run your bank dry. They take every chance they get to charge you the maximum they legally can. You can’t feel at home at a place like this. Everything about this company reminds you that you are just another number for their bankroll. They know that many students live on Mom and Dad’s money. If you encounter hardship, they don’t work with you. There are some genuinely good people who work here, yet they bear the consequences of a corporate structure centered on getting another dollar out of you. Their coffee machine used to be a free perk until they realized they could profit from charging you for it. Their advertised pool has been down all summer. This place is very unforgiving for those who are just getting into renting. The greed this place runs on is crazy. Be careful when being a guarantor for your kids here; they will hold your credit over your head and can easily cause a massive hit to your credit through this place. I recommend opting out of RentPlus. They benefit from it much more than you do.

Although I had not many issues with the actual space itself, I was heavily disappointed in the staff who operate the complex and had a very negative experience throughout my time subleasing an apartment for the summer at the Summit. To start, I was incorrectly informed of when I was actually allowed to move in. I signed a lease takeover agreement saying I officially take over the space May 2nd, and when I showed up on May 11th to move in (giving them plenty of time even though I should have been able to move in the 2nd if I wished, based on the contract), no inspections, maintenance, or preparation had been done and I was turned away from moving in. I had to get a hotel for the night, all of my groceries spoiled, and no staff seemed to be willing to work with me on this. I asked if there could be any arrangements for some sort of compensation since the groceries and hotel put me out another $300, and was told no. Not to mention I had already paid rent in advance weeks before. This was blamed on “newly trained staff who weren’t correctly trained on move-in policies.” If you are sending your kid hours away from home, I would not trust that this place will have them in a safe bed (that they paid for) that night. On top of this, they will hit you with any hidden fee, additional charge, or anything else they possibly can. As another review said, it is impossible to feel at home there because there are constant financial reminders that you are just another cash grab for them. Rent is already extremely high, and the fees constantly add up. When I moved in, there were still wrappers and trash from a previous roommate on the floor of my room, but I just cleaned it and didn’t complain. After moving out and leaving the space spotless, I now have an additional fee for “cleaning the carpet” although I only technically slept in the space 15 nights, and it was dirty when I moved in. There were bugs in the space, the apartment pool has been down all summer after it was supposed to be opened May 22nd, the list could go on. Overall, this place will take all of your money that it can and I would not recommend it to students or parents.

Do not stay at The Summit. The management team is terrible. For 6 months in a row my daughter's portion of the electricity bills were several hundred dollars. The peak monthly payment was $730.13. The Summit required that we pay it with the rent payment to avoid them applying late fees, despite them understanding that it was certainly a mistake. Later they'd refund a portion of the payment so that our bill was similar to prior months. Month after month this happened. And month after month we'd overpay by hundreds of dollars and I'd call and they were unbelievably unhelpful. They were callous and greedy, to be sure, but unhelpful was my biggest take away. I was instructed to call the electricity provider myself to attempt to find the problem. Two of three times my daughter had to get a money-order to pay her rent because their system couldn't accept unusual amounts or payments too close to the end of a billing cycle or whatever their reasons were. It was just one strange, onerous request after another. In the end it was faulty thermostat equipment causing the problem. During this process, she was attempting to find a subtenant for the following semester. Having utility bills of many hundreds of dollars made that process extremely difficult. It took an unusual situation to get a closer look at who runs the property and I would never rent from them again.

I had an excellent experience working with Joel throughout the apartment application process. I was making a last-minute switch from another apartment complex, and he was incredibly accommodating, responsive, and helpful every step of the way. What could have been a stressful situation ended up being smooth and seamless thanks to Joel's professionalism and willingness to help. He answered all of my questions promptly, kept me informed throughout the process, and made everything feel easy and straightforward. I truly appreciate all of his support and would highly recommend working with Joel to anyone looking for a positive and stress-free leasing experience!

I have been a resident here for about 2 years now and have loved living here! Clean facilities, great staff in the leasing office, and maintenance is more than willing to help in a very timely manner. I even had a flat tire that maintenance was willing to help me with after my car jack failed to properly lift my car to get the new tire on (huge shoutout to the two maintenance guys who came to my rescue!!). All of the staff are great at making sure residents are taken care of!
