Hi everyone. If you can avoid renting at IKON AT ATHENS, please do. I want to share my experience so others are aware before signing a lease. 1. Move-in Experience I signed my lease weeks in advance, so the staff knew I would be moving in. Unfortunately, when I arrived, it was clear that no proper inspection had been done on the unit. I was simply given a key and sent to my room. When I walked in, several things were already damaged or unacceptable. The drawer was broken, the blinds were broken, there were bugs on the wall, and the kitchen counter was damaged & dirty. It was obvious the unit had not been properly checked before move-in. (See images.) After advocating for myself, I was eventually moved to a different building. However, the new building also had several issues, including pest control problems and additional broken items. Maintenance requests often took a long time to be addressed, and sometimes the issues were not properly fixed. 2. Being Charged for Damage We Did Not Cause At one point, my roommate reported a leak in the kitchen. This issue was not caused by anyone living in the unit. Despite the fact that we reported the problem when we noticed it, the property still decided to charge the residents for the damage. It was extremely frustrating and disappointing to be charged for something we did not cause and responsibly reported. 3. Management and Customer Service My experience with management, specifically Ms. Morgan Cotner, was also very disappointing. Whenever residents brought concerns or issues to her, she was dismissive and unhelpful. Rather than working toward solutions, there were often excuses and a lack of professionalism. Customer service is extremely important in property management, and unfortunately that standard was not met by her. She lacked customer service & shouldn't be a property manager. Overall, between the poor move-in experience, ongoing maintenance issues, being charged for damage we didn’t cause, and the lack of support from management (Ms. Morgan) , living here was very frustrating. My advice to anyone considering this property: do your research and consider other options before signing a lease. The deals and tours may seem appealing, but my experience did not match the impression given during the tour. Don’t let the deals + tours fool you avoid this place if you can

I have lived at Ikon Athens for about a year now and I have zero complaints. The unit I moved into was clean and renovated before I moved in. Throughout the year, the air conditioning, water, wifi, and everything has worked perfectly. The only time I have ever submitted a maintenance request has been to fix a light bulb and they came almost immediately. They have been using Geokey as a means of getting into our houses and through the gate and that has been super convenient for when I have people over because I can just let them in through my phone. There is plenty of parking for residents and nonresidents. The amenities (pool and gym) are very popular here. The staff is extremely friendly and promptly responsive. I have loved living at Ikon. I have lived at other complexes throughout Athens and this one is my absolute favorite.

Living at Ikon Athens has been nothing short of legendary. This place doesn’t feel like an apartment — it feels like a perfectly run resort disguised as student housing. The units are spotless, modern, and WAY nicer than anything else in Athens. The walls are clean, the appliances are new, and everything actually works the way it’s supposed to. The staff? Elite. They’re unbelievably friendly and somehow always on top of every request. Maintenance shows up lightning fast — like you put in a ticket and suddenly they’re knocking on your door. I’ve never seen an apartment run this smoothly. The area is quiet, safe, and just far enough from the chaos of college life to feel peaceful, but still close to everything you need. Parking is easy, the vibe is calm, and the whole complex feels well-kept every single day. After living here, it’s honestly hard to imagine staying anywhere else in Athens. Ikon sets the bar, and then clears it by a mile. If you want the best student living experience possible, this is the place.
